Our condo is ideally situated in the heart of Anna Maria Island Island in Holmes Beach across the street from the island grocery store, shops and restaurants. Our home is the perfect getaway for families or couples looking to relax on the beautiful Anna Maria Island. Surrounded by nature, you will experience the serenity and beauty of the Grassy Point preserve. The Master bedroom with a queen size bed opens to a screened lanai overlooking a natural mangrove preserve filled with wildlife, a quiet setting for your island escape. Enjoy some of the most beautiful sunsets right from your screened balcony! The guest bedroom has two twin beds and an ensuite bathroom. If you have a larger family, the living room has a full size pullout sofa. The kitchen is completely renovated and fully equipped. It is fully stocked with pots, pans, and utensils that you can use to prepare fabulous meals. Simple yet sophisticated decor creates a bright and inviting atmosphere with flatscreen TVs in the living room and a guest bedroom as well as free WiFi and domestic long distance calling. This turnkey condo offers tile floors, washer and dryer, granite countertops and a convenient stop-in shower. You'll have central AC, so kick back and relax while you sip a cold beverage, read a book, or take an afternoon nap. Covered parking is available for two cars.The downstairs closet (located in our carport) has beach chairs, umbrellas, beach wagon and all kinds of beach toys for our guests to enjoy. All linen and towels are provided for your convenience. We tried to think of every detail to make you, our guest, very comfortable in our 2 bedroom and 2 bathroom home!

Right in front of the complex, you can board the free trolley and experience wonderful restaurants, shopping and island life. Bike, drive, or take the trolley to the shops and restaurants in the City of Anna Maria just to the north. Quaint Bridge Street and its pier are just a little further to the south. Holmes Beach offers a choice of sixteen restaurants, unique coastal shops, boating and fishing charters and a marina. Shopping on Pine Ave is not to be missed, along with art galleries and the live theater. Just a short drive away, experience the splendor of the Ringling Museum in Sarasota and get up close and personal with Florida wildlife at the Sarasota Jungle Gardens. While visiting, make sure to head over to the Mote Marine Laboratory and Aquarium and meet some beautiful marine animals and fish. Discover fine shops surrounded by the tropical setting of St. Armand's Circle. Great place for shopping and dining! If you're looking for a little adventure, Busch Gardens, Clearwater Aquarium, Lowry Zoo, Dali Museum, Disney World, and Universal Studios are all within easy reach. After a day of sightseeing, relax in the heated pool, located just steps from our condo over a little wooden bridge, where you can spend some leisurely time in the sun.

Anna Maria Island is a beautiful, laid-back island community with an extremely friendly local population. Convenient to Sarasota (30 min), St Petersburg (45 min) and Tampa International Airports (1 hour), it features miles of pristine beaches, many great places to dine & drink, and shop. Enjoy many activities on your visit such as swimming, snorkeling, watching beautiful sunsets, fishing, boating, scuba diving, sunset dining, shopping, watching wildlife, golfing, bicycling, tennis, para-sailing, jet skiing, kayaking, riding horses on a scenic beach and so much more!

You are vacationing in a residential area where homes are in close proximity to each other. Please be a good neighbor by keeping the noise to a respectful level during the day and night. The maximum permissible noise level is 50 decibels (quiet conversation) between the hours of 10:00 P.M. and 7:00 A.M. of the next day. No excessive boisterous, or repetitive noise (e.g., shouting, yelling, screaming) is permitted. These noises can deprive neighboring persons of peaceful enjoyment of their property. A violation of the city's noise control ordinance shall subject the violator to the issuance of a notice of violation or citation. Noise is measured at the property line of the property generating the noise.

1. Arrival & Departure: Check-in time is 3:00 pm on day of arrival and check-out time is 10:00 AM. Please note that there can be no credit given in case of early departure. 2. Deposit & Payments: The minimum deposit amount is 25% of the total reservation amount and the Damage Protection Insurance are required at the time of reservation.Reservation Deposits and damage protection insurance payments are NON-REFUNDABLE, with no exceptions. We strongly encourage you to make use of the Travel Insurance offered at time of booking. Final rental payments are due in full, 60 days prior to your occupancy and are not refundable. 3. 3. Cleaning Charges: We have our property professionally cleaned after each departure. The cleaning fee is NON-REFUNDABLE. You will be responsible for extra cleaning charges for excessive dirt, stains, and fumigation of cigarette smoke.

4.Occupancy: The home has a maximum occupancy of 6 guests, only those designated within this agreement may occupy the premises. Should the occupancy of this property exceed the maximum number of guests allowed all Guests will be asked to vacate the property immediately and forfeit all monies. No house parties allowed. This property will not be used for functions such as weddings, receptions, family reunions or any other gatherings involving more than the maximum number of occupants specified without the prior knowledge and written approval.

5.Smoking: Our property is non smoking, smoking is not allowed on the premises. Should the property smell of cigarette or cigar smoke the Guest will incur a penalty $500 & an extra charge for additional cleaning.

6. Maintenance: Guest understands that the rental property is a private residence and agrees to notify the owner for any loss or damage to the home, or contents during guests’ stay. Guest agrees to keep premises clean and in good repair and to pay any cost of repair for any damage to premises caused by Guest’s negligence.

7. Pool: Please note that there are no lifeguards or other attendants, Guests are expressly responsible for the safety of themselves, members of their families, and guests using the facilities, and in so using or permitting to be used, specifically waive any and all liability claims. No guest shall permit any juvenile member of their family or guest to play in or around the swimming pool without providing an attendant who is able to swim and can protect said juvenile in case of difficulty in the water.

8. Failure of Equipment: We cannot guarantee air conditioners, appliances, and/or pool. There will be NO REFUND on their failure. We endeavor to keep them in good working condition. We will do our utmost to have any malfunction repaired as soon as possible; however we have no control over the scheduling availability of vendors.

9. Utilities are included in the rental rate unless stated otherwise.

10. Condominium / Homeowners Associations: Anyone occupying a unit governed by a homeowners or condominium association shall abide by all association rules and regulations.

11. Repairs & Entry: Upon not less than 24 hours notice, Guest shall make the property available during normal business hours to our property management company, the owners or their Authorized Agent for the purpose of entering to a) make necessary or agreed repairs, decorations, alterations or improvements or supply agreed or necessary services or b) show the premises to prospective purchasers, tenants and contractors and c) to remove any prohibited signs or items placed in or around the property. In an emergency, Authorized Agent or representative may enter the premises at any time, without prior permission from the Guest.

12. Liability: We shall not be liable to guest or any other person for any damages to property or for injury to persons upon the premises for any cause whatsoever, including, but not limited to, defects in the premises, or otherwise. Guest shall indemnify and hold harmless the owner from and against any and all liabilities, claims, expenses, fees, loss of use and every kind and nature arising out of Guest’s use and occupancy of premises.

13. Housekeeping: The condo will be professionally cleaned prior to your check-in.Check-out instructions are provided in the Welcome notebook in our unit.

We will not be liable for personal items left behind. If you leave an item, please notify us as soon as possible and we will arrange for shipment at your cost.
