1. This is a long-term rental- no stays under 30 days; no subletting allowed; all staying in home are to be listed on the lease.
2. Check out is 9am. Check in is 4:30pm.
3. Guests/ Renters agree to be courteous and considerate neighbors and will abide by association rules as part of lease agreement. This includes but is not limited to no loud music, noises, no gatherings on the property.
4. Guests/ Renters understand and agree that any violation of any rules shall void the rental agreement responsibility from owners and guests/tenants agree to vacate the premises immediately within one hour upon notice without recourse or refund. The renter agrees this property is privately owned and the owner reserves the right to refuse service to anyone and will not be responsible for accidents, illness, injury, or loss of valuables of any kind. If police are called for any infraction, the guest/tenant is expected to vacate property at their expense immediately and owner is to be notified.
5. This home is located at 8782 Saint Kitts Circle, Englewood in the Lakes at Coco Bay Gated community with gate code and private home keyless entry and its own wifi services.
6. Lakes at Coco Bay enjoys a community Club House, Pool and Ball Courts. General Community guidelines for our guests include:
Trash bins out by 5am Tuesday and collected by 6pm-placed in garage.
No food left out which could attract animals.
No open fires outdoors.
No petting the alligators or trying to attract wildlife.
Abiding by posted Club House/ Pool /Gym/ Ball Court rules.
7. All guests/ renters are to sign lease agreement before occupying home and if lease agreement is broken no refunds given as stipulated in lease agreement.
8. Home is limited to four to five overnight occupants; additional occupants for short term must be on the lease / pre-approved with owner. No large gatherings allowed.
9. Please be kind and courteous.
• No flushing of anything other than toilet paper in toilet.
• Doors and Windows to remain closed when air-conditioning is on.
• Let the owner be aware of any unwanted critters or bugs.
10. Trash removal is EARLY Tuesday morning –start at 5am
• Please leave large green roller TASH BINS out on sidewalk edge on Monday evenings- ensure lids are closed to avoid critter guests.
• Please ensure all trash/ garbage is placed in plastic bags and secured BEFORE placing plastic bag in bin; there are 13-gal kitchen bags for your use. Please do not throw unbagged trash into the bin.
• Please ensure recyclables are rinsed well BEFORE placing in bin that is designated for recyclables—please READ NOTE ON BIN. No bags are required for recyclables.
• Bins are to be out by 5 am Tuesdays- we suggest putting Bins out Monday evening instead so you don’t forget. You will hear your neighbors putting theirs out.
• Both Trash and Recyclable bins are to be returned to the garage by the renter by 6pm.
11. Signed Dog Policy and fee for those with dog family members. Pets are limited to socialized, non-shedding, housebroken, vaccinated PEOPLE FRIENDLY breed of DOGS who can be in a community wearing a collar and required leash. Dogs’ behavior is key; to be discussed w/ owner before pet stay is accepted. Dogs are not allowed to be off leash, outside of this home’s property. There are nearby PAWS PARKS for Fido to enjoy off leash.
12. No smoking of any kind on or in this property this includes e-cig and vapes.
13. Guests/ renters will be checking into a clean home and are expected to leave it as clean. Home is to be left clean as detailed in lease agreement for FULL cleaning refund. You have been given some starter supplies, please make sure these are replaced upon departure. If anything breaks, please either fix or replace so there is no charge- let us know so we can tell you where the original was purchased.
14. Please ensure all dishes and utensils, glasses, etc are washed in the dishwasher during your stay (for sanitation reasons).
15. Please ensure all bedding and towels are washed in the washer and dryer during your stay (for sanitation reasons). Please remove any lint from the lint filters after each load.
16. Owner’s Closet:
There are plastic bins for each monthly change over, repair tools, and repair items as well as some personal belongings of the owners here. We ask you not to use anything in this closet Please call one of the owners should you need a repair or replacement item. Thank you.
17. USB: There are two USB plugs in the home and four bedside lamp/tables which can accept a USB cord for your charging needs. There is an Exterior Ring Doorbell Camera which will remain on. All other monitoring devices we use will be removed during your stay with the exception of the existing wireless entry and garage door.
18. Departure instructions:

On Departure Day:
• Please ensure all dishes/ glasses/ mugs/ utensils/ pots/ pans, etc. you have used during your stay are washed through the dishwasher-this includes departure morning- please make sure you have started the dishwasher well before your departure.
• Please empty & wipe out refrigerator, oven and cabinets/ drawers frequently used during your stay. There is a pantry area for non-expired, non-perishables you would like to leave for other guests and a drawer for spices & cabinet w/ lazy susan for oil (avoid spillage). Opened items left in the refrigerator will be discarded before the next guest.
• Please place all used / dirty and unwashed bedding used on your last day such as the top mattress pad, blankets, spreads, pillowcases, and towels-bath, hand, beach, wash clothes, etc., in separate piles to be washed; anything wet /stained should be separated.
• Please rinse out the cooler if used and sweep sand from garage.
• Please ensure the games, printer, ukelele are all replaced as you found them.

We would rather you leave our home as clean as you found it than charge you to clean it! Not to worry, a professional cleaner will still clean prior to the next guest. You just wont have to pay for it if you do your part.
5. Dog Friendly Fee is $125 per 30 day stay and is not refundable. There is a $500 fee should it be discovered there are additional, unapproved pets on premises or any destruction to the property because of your pet/ dog.
