• LIABILITY:
The renter fully understands that: the homeowner and housekeeping is not responsible or liable to renter for loss or theft of any of the renter's personal property, accidents, injury or damage of any nature from any cause to renter (including guests, licenses, or invitees) or acts of God, weather, road, travel or other recreational activities, or items removed or changed in the unit. Guest(s) hereby agree(s) to INDEMNIFY and hold the homeowner and housekeeping harmless from any and all claims including those of third parties, arising out of or in any way related to Guest(s) use of premises or the items of personal property provided therein. Guest (s) assumes the risk of injury or other losses relating to any recreational activities and will hold home owner harmless with respect there to. The Tenant agrees to release, indemnify, and hold harmless the Owner from and against any and all liability for injury to the person or the tenant or to any member of his household resulting from any cause whatsoever, except only such a personal injury caused by the negligence or intentional act of the Owner. This indemnification includes any and all costs and expenses which may accrue to Owner.
• LIMITATIONS OF REMEDIES, DAMAGES AND INDEMNITY:
If Owner is forced to resort to employment of legal counsel, litigation, or professional collection services in the collection of any amounts due Owner under this Agreement, Tenant shall be responsible for all costs of litigation and collection including, but not limited to, reasonable attorney’s fees if Owner prevails in said legal action.
• ACCURACY:
Every effort is made to ensure all information in Owner’s advertising is accurate and complete. However, Owner cannot be held responsible for typographical errors and omissions.

• MINIMUM AGE: The minimum age required to rent the unit is 25 years, the person who books the condo rental must stay at the unit for the entire rental period. Sub-leasing or parents renting for their children under the age of 25 is a default on lease and forfeits all rent and deposits paid. • NO SUB-LEASING: It is against our policy and against the Eighth Fairway Condominium Association for you to sub-let the unit. It is expected that you will be present for the entire time of rental, unless we are notified otherwise. • NO STUDENT GROUPS OR HOUSE PARTIES OF ANY KIND: No house parties are allowed, no large family reunions, no weddings / receptions, no 'spring breakers'. • MAXIMUM OCCUPANCY:
Please adhere to the maximum occupancy advertised.
• MOBILE SLEEPING UNITS:
No mobile sleeping units, including tents are permitted for additional housing.
• NO SMOKING:
Smoking, of any kind, inside the unit or balcony, is not permitted. If you smoke outside, please extinguish all cigarettes and dispose of them properly to prevent a fire hazard and keep the grounds clean.
• TRASH and RECYCLING:
Trash must be deposited to the garbage chute on the premises. Recycling bins are available.
• NO CAMPFIRES:
Campfires are not permitted anywhere on property.
• SWIMMING POOL:
There is no diving allowed ,and glass containers near the pool are forbidden. Tenants and their guests assume all risks associated with use of and access to the swimming pool.
• AMENITIES: .
Amenities are not guaranteed. There are NO REFUNDS for the malfunction of any equipment including but not limited to air conditioning, TV, appliances, power outages and telephone service. Every effort has been made to ensure all equipment is in working order. Please report any inoperative equipment to Owner. Subcontractors may need to enter premises during reasonable hours to perform maintenance, but will only do so with advance notice. Please make sure that you inspect the home photos, description and amenities on the web site regarding the features, and condition of the home, as there is no refund of any portion of your rental fee upon arrival.

2. Stove, oven and kitchen appliances are clean.
3. Refrigerator is cleaned out of any food.
4. Windows and doors are closed and locked. All lights and fans are turned off to conserve energy.
5. Turn the air conditioning thermostat (right box on wall) to 83 degrees, and the humidistat (left box on wall) to 55 degrees
6. All garbage and trash is put into garbage chute, and recycling in the appropriate bins.
7. Property is left neat and in order, furniture is returned to original position.
8. All items brought in by the tenant are removed, including those items place in the storage locker. Example, spices, sunscreen, etc.

Cancellation Policy
• CANCELLATION POLICY AND REFUNDS:
We know that plans can go astray. However, we rely primarily on advance reservations, as cancellations cannot readily be filled. To be fair to all concerned, our policy is as follows: If the reservation is cancelled at least 90 days prior to the arrival date, we will make reasonable efforts to resell this time period. If we are able to do so, we will extend a full refund of your Booking Deposit less any costs incurred. If we are not able to rebook your reservation or if you cancel during the 90 days prior to your arrival, you will forfeit all Rental Fees collected. No shows will be charged in FULL.
