Delightful Beach House
"This home is perfectly located for all beach and ocean activity. It was extremely convenient to our activities. It is located in a quiet neighborhood and yet an easy walk to many activities, restaurants, shopping. The interior of the home has been freshly done and was easy to use. The pool was especially perfect for our family's use. It was a delightful home in all regards.

Relaxing Vacation at Toasty Coconut
"We could not have asked for a more relaxing vacation at the Toasty Coconut! Every second from walking to breakfast in the mornings, to walks on the beach, spending afternoons at the pool. Perfect Place
"Ammey's place was great for our family of 6. We enjoyed the pool and the location of the house. The walk to the beach was only a few houses down and we were also in walking distance to a few shops and restaurants. The house was equipped with all the things that we needed- Beach towels, cooler, wagons, beach toys, pool toys, etc.... Ammey was very responsive to all of our questions. We would definitely stay again."

Loving the Toasty Coconut
"The house was everything described in the listing. Perfect location for beach time and a wonderful heated pool (great size) to take a break break or cool off after the beach.
The house is also walking distance to Pine St, which had great restaurants and shops!
Will definitely be going back to the toasty coconut!!"

Amazing!!!
"The Toasty Coconut could not be more perfect! It is 50 yards from the beach path that takes you directly to the beautiful beach! It is a 5 minute walk or 2 minute bike ride to Pine Avenue where you can find darling coffee shops, restaurants and shops. The house is wonderfully and generously equipped. The pool area is private and the heated pool was used every day. The upstairs is perfect for a family that needs space. It would be good to know that the upstairs bathroom was accessed through a bedroom. It was perfect for a family, but would be a little awkward for 2 couples to stay upstairs. The downstairs bedrooms were HUGE and very comfortable. And there was even a tiny playroom for little ones. There were several level changes of about 3 inches on the main level. They were easily navigated by us (all under 60), but I would not be able to bring my older parents for fear they would trip. Overall, the house is wonderfully and I would look so forward to returning someday soon!!!"

Nice, family friendly spot
"We enjoyed our short stay here. The owner was SO responsive and accommodating. Warning that the house runs quite warm and parts have very short ceilings. Layout is a little choppy but it would work well for 2 families. Very kid friendly with the items available."

Great week at the Toasty Coconut
"Ammey was a pleasure to communicate with from booking through check out. We didn't have any problems with the house while we were there. It was spotless and VERY well-stocked. The kitchen had more essentials than other rentals we've had in the past (ie trash bags, coffee filters, dish soap, paper towels, etc. Even salt, pepper, and lots of other basics).
We spent most of our week around the pool. It's a very short, easy walk to the beach.
The only reason we give the overall rating 4 instead of 5 stars is that the layout of the house is odd. The master is on the main floor. It's huge and the bed was fantastic. The other small room with a daybed on the main floor has a very low ceiling (as does the attached laundry room), and there is no AC vent in that bedroom. It gets pretty warm even with the provided floor fan. Our daughter slept in there. The layout upstairs is the bigger issue. You have to walk through the bunk bed room to get to the queen bedroom and the only upstairs bathroom. This could definitely cause some lost sleep if you're staying with a group of more than 4. It was fine for us because our son was the only person staying upstairs.
It also would've been nice to have more than 4 beach towels for a family of 4 for 7 nights. Otherwise, it is a wonderful, comfortable house with amazing beach access. We'd stay again for the 4 of us, but not if we traveled with a larger group."

We are so glad that you appreciated and enjoyed so many of the great features of the property including the large pool, close proximity to the beach and all of the extra amenities that we provide.
The bedroom downstairs with the daybed is carefully described in our property listing as being a kids room with lower ceilings. This bedroom actually has 2 A/C vents. If you had any issues with the air, you could have easily reached out to us for resolution so we could have made your stay even more enjoyable. We followed up with the guest prior to you as well as the guest after you and they did not have any issues. Maybe you closed the vents? Again, if you had any issues, we would have quickly addressed them. Communication is the key!
While many properties do not provide beach towels, we do provide them. There is a large capacity washer and dryer in the house and we even provide detergent so that you can launder beach towels, bath towels as well as your own clothing.
Our layout is unique, which is a feature that many of our repeat guests, who have returned each year for the entire 12 years that we have owned this property, have enjoyed. The house is multi-level and the bunk room is on the mid-level. There is no reason why guests in the bunk room would need to go to the top level to the upstairs bathroom when there is a bathroom a few steps down on the main level. The house has 3 bathrooms.
It may be hard for you to imagine having more people at the property, but we have had so many wonderful families with multi generations as well as 2 families traveling together that were extremely happy with the property and continue to return each year.

Perfect Location
"Well maintained home in a perfect spot very close to the beach. Loved the downstairs area that provided plenty of room for us all to gather. The guest bedrooms are on the small side but having the large open main floor was perfect. Pool was perfect! Great size and the perfect refresher after a day at the beach. We rented a golf cart but you have several spots to eat within walking distance or bike ride. Great hosts! Thank you!!"

Worth the wait!
"After many cancelled plans due to covid, it was great to finally be able to take our trip to AMI! Toasty Coconut was just as advertised, clean and well-stocked and the location across the street from the beach was great! The weather was in the mid 70s so having a heated pool was very much appreciated! Ammey was very responsive, check in/out was very easy. The house was perfect for our family of 4. I echo another reviewer about the layout of the house. It was not a problem for our one child and my mom, however, you have to walk through the bunkroom to get to the 2nd floor bedroom so it may not be ideal for an adult or couple to be in the room next to a bunkroom of 3 or 4 kids. Other than that, the house has a quiet, comfy and laid back beach vibe. Just what we needed after this past year! Thanks Ammey!"

Charming retreat close to everything
"We absolutely loved our stay at the Toasty Coconut! We’ve been coming to Anna Maria Island for years, and we were lucky enough to snag a reservation at this amazing rental for the week of our spring break. Anna Maria has gained a lot of popularity, especially in the past 5 years, so the crowds at this time of year are no joke. However, we felt as though the Toasty Coconut was our little oasis from everyone else. The backyard pool area is gorgeous and relaxing. The house is charming in an “old Florida” way that I love. We’re a family of seven, and we felt so comfortable. This house is stocked with anything you could ever need. The beds, bedding, and towels were high quality. There was plenty of room for us to eat together inside and outside. The kitchen was perfect for what we needed. Ammey, the owner, was so professional and kind. Communication was easy, and she even took the time to mail my youngest son’s blanket that he left in the house to our home in Michigan. That was a big deal to us. The location is fantastic! It’s so close to the beach that I never worried about making sure we had everything when we went. I knew it was just a 2 minute walk back at the most. The street is quiet even though it’s close to Pine Ave. and the beach. We never heard anyone at all, even during the day. Our kids are ready for some international travel, but if we come back to AMI we would definitely love to stay here again."

Lovely house and pool in great location
"We really enjoyed our stay at this home. It was in a great location at the very north end of the island and within walking distance of the beach, Pine Street and the Sandbar. It was extremely clean and well-appointed. The pool was pretty large by Anna Maria standards with a great patio area. I gave this home 5 stars as it was a great fit for us, but the layout may not be a great fit for every group, so I wanted to describe it. The main level has a very large master bedroom suite and the second bedroom is a small room with about a 6 ft tall ceiling off of the laundry area. There is a narrow staircase to get to the second floor where you walk through a room with bunk beds to get to basically a second smaller master suite. As mentioned, it worked great for us because our daughter basically took the upstairs, our son stayed in the small room and we used the master suite."

Perfect spot!
"The pool is fabulous! Heated, which was great because it was only 75 degrees out. Lush landscaping and ample seating outside. Minutes to the beach! House is just as shown- very clean and fresh, attractive, comfortable, large kitchen stocked with every utensil, and great master and master bath. Super place to relax and enjoy - cook at home if you like- we never left except to go to the beach for a sunset."

Loved our stay!
"My husband and I stayed at the Toasty Coconut for a week. We loved the high end linens and the way Ammey has thought of all the little things to make your stay comfortable. The master suite was spacious and comfortable. We did not use the upstairs as there were only 2 of us, but would rent again and bring family next time! There are even 5 nice bikes in a shed for your use. The location is also a huge plus for this property. Did I mention the pool was large, well heated and caught a lot of sun during the days! Thanks Ammey for sharing your beach home with us!"

Comfortable and relaxing!
"As soon as we walked in the door we felt right at home! The home was very clean and had a well stocked kitchen. Beach towels were also provided. The bed & pillows in the upstairs bedroom was very comfortable! We loved the location - just a short walk to the beach. Hurricane Michael tried to dampen our stay, but it was still amazing! We will definitely be back and recommend this home for families with children. Ammey was very helpful and she responded quickly to our questions regarding the weather conditions!"

We were traveling with 11 month old twins and Ammey was awesome to have high chairs and cribs there for us! 100 feet from beach access and a short walk to most of the really good restaurants on the island. Amazing house and owner
"My wife and I were down in Anna Maria for our honeymoon the week of thanksgiving and it was the best time of our lives. The house was fully equipped with everything we needed, from beach towels, 4 wheel carts to take to the beach, to very nice beach chairs and umbrellas. It also had everything you would need for an infant/toddler as well. It was only a 2-3 minute walk to the beach and to numerous restaurants. The owner Ammey was a joy to work with. I would highly recommend this property and my family will be booking it again when we go next year"
Charming and so family friendly!
"Such a great time at the house for 4 nights. I'll give a bullet point list of what we loved below. But first let me say that Ammey was fantastic. We emailed her a few days before sharing our concern that the pool be well heated, as a cold front was bringing low temperatures. She quickly responded by adjusting the heat even a few degrees warmer for us- and it was perfect for the entirety of our stay. A huge plus for our 3 kids who hate cold water!
What we loved:
* The house is so charming. It looks small from the front but it is very spacious! It's very clean with modern, updated furnishings. Well stocked with everything needed to cook meals, which we did most nights. Very comfortable beds!
* Having a heated pool all to ourselves! And plenty of furniture out by the pool, including a table with 6 chairs. We ate most of our meals outside. And lots of pool toys for the kids.
* Such a short walk to the beach. Maybe 3-4 minutes to the water. The beach area nearest the house is really uncrowded and quiet- at least in late October/early November.
* All the beach equipment you could need. We made good use of the cart and chairs.
* The little kids room with the day bed and the play area. Our almost 2 year old loved reading the books in there. Having a rocking chair to rock her to sleep at night!
What to know:
* The pool is all one depth. I am thinking it's about 5 feet. Our older two kids are good swimmers for their age, so that wasn't a problem. But just good to know it's not a a pool with both a shallow and a deeper end.
* The house does have an interesting layout, I'm sure because it has sections that were added later. There is a bit of a maze on the first floor between the master bathroom, laundry room, and smaller kids room with the daybed. Still, the space is used really well. There is a really nice, large closet area with drawers, clothes racks, and shelves that we could store all of our stuff in. The laundry is right next to that kids bedroom, so make sure the buzzer is off on the washer and dryer if you do laundry while your kids are sleeping next door!
We ate at Harry's and Grill for burgers one night. Nice seating outside. Food is classic pub fare. We also had a pizza from J Burns. We really liked it! Don't usually love thin crust, but this was very good. Cheaper meal for the whole family, too!
Hope we can stay again in the future!

Ammey is simply wonderful. She really was so easy to communicate with and helpful in everything.
This is a great home, so close to the beach, but also to Gulf Drive and Pine Street shopping. It’s very clean and well decorated. The pool is now salt filtered and really easy on the skin!
Our family had a great stay and hope to return to the Coconut soon!"

"My wife and I stayed for two weeks in the Crazy Coconut and we loved everything there. The house is very well maintained and you will find everything you need there. The pool is very nice for a swim in the morning. To the beach it is a 3 minute walk. We will definitely return to the Crazy Cococnut as it is one of the nicest houses we ever had on Anna Mari Island!"

The pool, deck and outside area are also a great place to have some fun in the sun. "This was our 3rd year staying at the Toasty Coconut. We love this house and the location because it is an easy walk to the beach (it’s no problem to walk back for lunch). It’s also a quick walk to Pine Avenue. The beach is much less crowded here than other places we’ve stayed on the island. The pool is a good size and one of our childrens’ favorite things to do. Ammey takes great care of the property and every year we have returned, we’ve noticed updates to the house. There are plenty of towels and washcloths and all of the amenities of home. Our children are bigger now but it is a great place for small children with a high chair, pack n play, and various other items. We definitely hope to return next year!"
