Great convenient quiet location. 20 minutes or less to I-75. 45 minutes to Sarasota or Naples international airports. 20 minutes to the Englewood or Venice beaches. 15 minutes or less in either direction to the Atlanta Braves or the Tampa Bay Rays Spring Training Facilities. Grocery store and CocoPlum shopping center is 3 miles away. Wellen Park is 15 minutes away. Nearest public boat ramp is 2 miles away! Quiet neighborhood that feels like a 55+ community but it is not. It is on a cul-de-sac road that does not have traffic unless you live on this road. Many bicycle riders and walkers in the morning and afternoon.

About Owner
I grew up in this area as a child and joined the Navy. Came home to be near family. I bought this house in 2017 and completely renovated it from top to bottom - piece by piece over 4 years. It is still a work in progress but only minor aesthetic upgrades remain. I have literally put my blood, sweat and tears into this with my father, friends and family. I recently moved out and I am offering the same wonderful experiences to those looking to continue caring for this wonderful charming home. I am not looking to rent to just anyone, only those wishing to enjoy it as much as I have without damaging it in the process.

Check-Out Time : Flexible
- Events Allowed : Family get togethers over 4 if approved prior to the event by the owner
- Pet(s) Allowed : small dogs only under 30 pounds with deposit.
- Suitable for Children : **Must be observed at all times with access to the pool.
- Smoking Allowed : Outside smoking ONLY! No indoor smoking, vaping, e-cigarettes, etc...
General Policies
VENMO, Zelle, Paypal, or cash is accepted - no credit cards.
Personal checks accepted if paid well enough in advance to clear.
Multiple months rent may be negotiated into payments
DISCLAMIER** Owner is not responsible for any accidents incurred on the property while it is being rented. To include pool/hot tub and water riverfront usage.
A swimming pool/water riverfront disclaimer/waiver will be required to be signed prior to occupancy.
House Rules
**Please be advised, this home is not intended for small children as there is no fence or barrier to the river and the swimming pool is very accessible from the interior of the house.A separate swimming pool/waterfront river disclaimer/waiver will be required to be signed prior to occupancy.No glass items on the lanai/pool. Broken glass in the pool cannot be seen. No smoking of any kind inside the residence or under any fixed roof. to include vaping, or e-cigarettes- Outside ONLY. Smoking in the screened portion roof of the lanai is ok.Dogs must be 100% observed/leashed while in the back yard as alligators do swim by daily. Cancellation Policy
Cancellations received less than 30 days from the check in date will result in forfeiture first months rental price. The $1500.00 deposit will be returned.
Reservations must be made with a deposit of $1500.00 upon reservation. With full payment excluding the $1500.00 deposit 30 days prior to the start date. The $1500.00 will also act as a security deposit and will be returned within 14 days after final reservation date and will be utilized for damage repairs or electrical utility charges over $300.00. Any remaining balance will be returned.
