General Policies
Credit card bookings are subject to a 3% uplift fee. Payment can also be made fee free via bank transfer/Zelle/Venmo or check. Michele will work with you regarding your preferred method of payment.
House Rules
No Parties / Events Allowed. Maximum capacity of home is 14.No Smoking anywhere inside the property. Smoking allowed outdoors and butts must be cleaned up.Pets are allowed with prior permission. Owners must clean up after their pets. Our staff do NOT do this. Failure to clean up will result in a $100 surcharge.
Terms & Conditions
We do not charge a security deposit as we operate on the honor & integrity system. We would ask that the house is left in the condition received bar NORMAL cleaning.
Cancellation Policy
We do 50% down on booking with the remainder due 45 days prior to arrival. Arrangements can be made to do a 25%/25%/50% split.Our refunds are pro-rated. For instance should an evacuation be called by Monroe County during your stay, we refund for the unused portion of your stay. General cancelations are refunded once a replacement guest books. Should you need to cancel, please give the host as much notice as possible. If the replacement rate has to be discounted, you will be refunded with that rate. We have had only 8 cancelations in 20 years and have refunded each guest as we generally have a waiting list and book years in advance. Paradise in the Keys
"This villa is exactly what everybody needed for a relaxing getaway. Lots of space for everybody to spread out. Plenty of common gathering areas for our group to enjoy each other's company. Tons of refrigerator space for food and drinks. Beautiful views. Close to restaurants. Super clean. We would definitely come back."

"Just right for our annual family retreat! (Six adults in their 30s, two adults in their 60s, and 5 y.o., 3 y.o., 2 y.o. children plus infant.) Great sleeping arrangements, excellent gathering spaces, well-equipped kitchen and laundry room, plus lovely sand for playing, wonderful little pool, fishing pier, hammock, kayaks and bikes. Something for everyone and very private!"
