Location Info
Holmes Beach, a town of just under two square miles with a year-round population of 3,913, has a distinctly more residential, laid-back vibe. Vacation rentals abound, mostly unpretentious older concrete-block homes of 1,400 square feet or so, and newer, larger pastel-colored Key West-style homes. Here you’ll also find Key Royale, a canal-front community of executive homes with its own nine-hole golf course, where a lot of updating is going on. Boaters especially appreciate Key Royale’s easy access to Tampa Bay and the Gulf. Manatee Public Beach is the major draw. There’s also a new municipal skate park and a public library, and you can charter a fishing trip at Keyes Marina.

We are Mike & Nikki Kaleta with Once Upon A Beach Vacation Rentals & Property Management, full-time island residents, and a husband and wife team who solely own and operate our boutique luxury vacation rental agency on Anna Maria Island, Florida. We currently manage 30+ throughout the island on behalf of our owners. Cancellation Policy
CANCELLATION POLICY: Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. "Our family of 4 traveled to Fins Up during Thanksgiving week. This was our third time to AMI and we love it there! The house was the perfect size for a family of 4. The pool was a little small, but was fine for our family. The weather while we were there was a little cooler so a hot tub would be a great addition, but other than that, the outdoor space was perfect. We enjoyed the outdoor TV to watch World Cup games. We had one minor issue with a broken toilet that was promptly fixed. As other reviews have mentioned, the pool alarms are a lot, especially when you aren't travelling with small kids, but we understand they are required. We would definitely would return to this property."
Beautiful, Perfect Location
"This location was perfect for our family. Was right in the middle of everything we wanted to do. Pool perfect for our family of 5. Kitchen had everything one would need. Close and easy access to the beach. Outside shower was so helpful coming back from the beach with sandy kids. Management was spectacular and quick with help needed (all of which were questions with other companies and nothing to do with this property). So so helpful! We would book with Once Upon A Beach again."

Just perfect
"Was our 4th time on AMI and this property was perfect for our family (two adults with kids 5 and 8 yo). The whole communitation and check-in / check-out was very easy and great. The property looked just as pictured and was clean. The kitchen was top stocked, both rooms with own bad and enough towels for in and out. The outdoor area was perfect with the pool the dining area. Also there is enough shadow if needed. To the beach was a very short walk. We had few small issues which where promptly solved in no time. Pool alarm was a little annoying. Overall an incredible stay and highly recommended!"
