We rarely have to charge fees for rules violations because the vast majority of our guests are couples or groups of family and friends who treat our home and our neighbors with respect. If you want a place to party, smoke inside, make noise, etc. then this is not the place for you.
Fees for Rules Violations:
Unauthorized Parties: $995 fee plus immediate termination of the booking
Noise Complaints: $250 per for verified noise complaints
Smoking: $500+ for smoking evidence indoors (ashes, smoke smell, etc.)
Unauthorized Guests: $95 per person per night for full booking term
Dirty House: $250 cleaning fee if house left in poor condition.
Detailed Information:
Following are the more details explanations of the above high-level summary.
Picture ID Required: The person who booked the home must be the one checking in and must provide a valid government-issued picture ID. We may verify the ID in person or request a text image of the ID.
Guest Count: The booking price is calculated based on the number of guests you entered. Please ensure your total guest count is accurate before booking to ensure you are paying the correct amount. Any non-registered visitors who stay past midnight will be considered additional guests and the guest who booked will be charged additional guest fees.
Parties / Events: Keg/booze parties with people getting drunk, loud, disorderly, underage drinking, etc. are never permitted. In addition to the guest limitation, all non-guest visitors are to vacate the premises before midnight.
Unauthorized parties will result in a fee and immediate termination of the booking. The person who books is responsible for the conduct of their guests and responsible for any damages. More than 3 non-guests will be considered a party.
Unauthorized / Open Invite Party Penalties:
We understand that most people booking short-term vacation rental properties are not simply looking for a place to throw wild parties. However, if you are looking for a "party house" you are advised not to book. Anyone throwing an unauthorized or open invite party can expect:
- Immediate booking termination.
- Everyone must vacate within 60 minutes of notification.
- $995 unauthorized party fee (First hour)
- $995 additional holdover fee (after the first hour upon/if failure to vacate)
- Law enforcement support to assist with and oversee guest removal
Security and Noise Monitoring: For safety and security, exterior video cameras may be in place at various home entry points. To ensure guest and visitor compliance with city and county noise ordinances, sound (decibel level) monitors may be outside to detect noise levels only (not listenable audio). Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties, especially during nighttime hours. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid, and extra charges which may be deducted from the Security Deposit
Internet: Internet service is provided for your convenience. DO NOT ILLEGALLY DOWNLOAD COPYRIGHT-PROTECTED CONTENT. Spectrum monitors for bit torrent and other peer-to-peer sharing sites and will mail us detailed warnings including date, time, and content titles. The guest who booked the property will be fined $100 per illegal download notice we receive. Multiple warnings can result in Spectrum terminating our internet, so please do not allow any guests to misuse the Internet service.
Parking: No RVs, no street parking. Limit 1 car max allowed on the property.
Pets: No animals allowed (e.g. dogs, cats, birds, etc.) $250 per pet fee for any non-disclosed pets brought on the property by guests or visitors.
Service Animal requests must be submitted using our forms, which must be signed by a licensed physician treating the condition. If you wish to claim a service animal, contact us to obtain these forms before booking.
Feature Availability: We strive to keep our homes in excellent condition with all advertised features functioning properly. However, sometimes things break or otherwise are not available for guest use.
Fire/Flame Inside:
Do not light incense, candles, or other combustible materials inside. Birthday cake candles are OK.
Cancellations, Credits, and Refunds:
Our home cancellation policy is "Strict". When guests book our home, they agree to our booking cancellation policy, they understand that whatever has been paid to date is non-refundable and that we are not obligated to offer refunds or credits of any kind. If a guest wishes for us to make an exception and offer some form of a credit or refund, then the following process will apply:
Cancel the booking: The booking must be cancelled before requesting that we make an exception to our no refunds policy. If you request a credit or refund before actually cancelling, then we will direct you back to this information. We will not discuss policy exceptions until the booking is cancelled.
Request a Credit or Refund: After you have cancelled - Message us that you wish to request a credit or refund. Please note that even if we issue a refund, the platform may keep the guest service charge. Any credit issued must be used within 365 days from the cancellation date. Credits are non-transferrable, must be used by the original booking guest, and are subject to blackout dates.
Refunds and Credits Awarded After Original Check-in Date: The decision to award a refund or credit will be made either after the home re-books or once the original check-in date passes. Our decision to refund or credit may be based in part on whether and for how much we are able to rebook the property for the cancelled dates. Therefore, we advise guests who must cancel to do so as soon as possible to increase the chances the home will rebook and increase their chances of receiving a credit or refund.
If the cancellation is 60+ days before your scheduled check-in we will issue a refund.
If the cancellation is made 30-59 days before your scheduled check-in, then we may refund 50%.
Cancellations made 29 or fewer days before check-in may receive up to a 50% credit (of what we collect for your cancelled booking) toward a future stay at one of our properties.
Post-Stay Clean-up:

Checkout by 10 a.m., at which time maid service promptly starts.
Use paper towels/towelettes to remove makeup and clean messes (not cloth towels)
Only use cloth towels to dry clean bodies. Please help us keep towels stain-free!
Bag all trash and place it in outside containers.
Empty loose recycles directly into the outside container - don't bag recycles!
Run dishwasher, put away all dishes, clean up any messes
Return any moved furniture, lamps, rugs, etc. back to their original positions.
Clean up any backyard trash and scrape the outdoor grill if used.
Let us know if anything was broken or needs our attention before the next guest

Do not strip the beds. We have a bedding inventory and laundry system.
Do not launder towels as we have an efficient washing system that we follow.
Do not use towels to remove makeup or clean anything that may stain.
Don't forget to check for belongings in drawers, under beds, plugged in, etc.
