Pool, Spa/Hot tub - in order to heat pool you must follow instructions - they will be provided. 

The pool and Spa are for your enjoyment but they are to be used at your own risk. You are responsible for all of your guests. Please do not leave children unattended in the pool or hot tub. Be careful not to drink too much alcohol and go in the hot tub. Please do not take drinks in the pool and no glass bottles cups or anything out back on the pool deck. Please be careful if you have small children. Keep all the doors locked so they can’t get outside and find a way to the pool alone. Lessee further acknowledges that the swimming pool and spa are inherently dangerous and the use thereof can cause injury or death. Knowing this, the Lessee agrees to accept the responsibility of supervising the use of the said pool and spa by the Lessee of family members and all guests on the premises during your lease period. Further Lessee does hereby agree to defend and hold harmless the Lessor from any and all damages through litigation or otherwise, including the cost of litigation, including reasonable attorneys’ fees and any judgements that may be rendered by a court of law against the Lessor related to the use of said pool and spa by the Lessee, family members and guests.  

No pets are allowed  

All sand must be rinsed off you and all beach stuff before entering the house or putting them back in the garage. No sand in the house, garage or pool. It will clog up the plumbing.

There is an extra propane tank in the garage if you run out, but please fill up the empty when you go shopping. 

TRASH Only Monday, Trash & Recycling Thursday Put trash out on curb no earlier then 6pm the night before, and take cans off of curb no later then 6pm the day of pickup or we get charged a fine. If a fine is incurred, it will be deducted from security deposit. 

Wash - When you are doing laundry you must clean lint trap every time you run the dryer or it takes a long time to dry.

If you break something just please let me know right away. Please don’t make us try to figure out what’s broken or missing, we are a very reasonable family and are more concerned about the next guest and what they may not have or need. Accidents happen, things break, just let us know as soon as you can. Let us know immediately if we are running low on any supplies. 

You are personally responsible for anything you break or damage during your stay. 

***Please do not flush tampons, any feminine products, or baby wipes down the toilet. Toilet paper only. If you do I promise you will back up the entire house and we will need to call a plumber so please put them in the trash can.

Noise violation: Marco Island has a 24/7 noise ordinance. If the lessee incurs fines during their stay, that fine will be the responsibility of the lessee and will be deducted from security deposit. 

At checkout take all your belongings with you. Put everything where it belongs and clean out the fridge leaving only what was there when you came. Wash all dishes and cups and put away. Please take out all trash. Please leave beds unmade if they have been used. The cleaning crew is only responsible for last day of bathroom towels. No beach towels. Extra laundry can resolve in added cleaning charges.

You are personally liable and responsible for any and all theft or damages of the landlords property. You rent the property at you own risk and are responsible for all risk of anyone you allow onto the property during the duration of this lease. You hold the landlord harmless to any liability incurred during your stay. Please report any damage immediately upon entering the leased property. 

Any damage from previous tenant must be reported within the first 3 hours of check in. 

We will text you a guidebook after you execute this agreement closer to your stay with more instructions, places to eat, places to go, and things to do. 

No smoking in the house. You must cleanup all butts from outside.

****ABSOLUTELY NO GLASSES OR GLASS BOTTLES OUT BACK ON THE POOL DECK!!! IF GOD FORBID GLASS BREAKS AND FALLS INTO THE POOL THE ENTIRE POOL HAS TO BE EMPTIED, CLEANED, AND REFILLED**** PLEASE PUT EVERY THING YOU TAKE OUTSIDE IN PLASTIC CUPS ONLY. NO DOGS ALLOWED IN THE POOL,NEVER LEAVE CHILDREN UNATTENDED. Please use Plastic glassware that is provided and/or plastic disposable cups

Keys to get in - there is a key pad on the door. The combo will be given to you before your check in.

Furnishings - this is a private home. Linens, house ware, beach towels, beach chairs, beach wagon/cart, beach umbrella, bikes, and kayaks are available. Everything in our home is to be enjoyed by your family. Please respect and take care of our property.
