General Policies

Travel Insurance
Travel Insurance: The guest may have the option to purchase travel insurance from a third-party company providing such insurance. Payment for travel insurance is due at the time of booking. Such insurance is optional. Upon filing a Guest claim, all rents and other charges are fully due and payable to the Manager. Any refund to be issued will be handled through the Travel Insurance Company. Please visit www.csatravelprotecction.com/certpolicy.do?product=G-330CSA to obtain your travel insurance policy or certificate of insurance for your Covered Trip if you have paid or authorized payment for travel insurance. The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Baggage and Personal Effects, Accidental Death & Dismemberment, Emergency Assistance, Medical or Dental Expenses, and Rental Car Damage. Please read your document carefully as certain limitations, restrictions, and exclusions apply. The insurance is underwritten by Generali US Branch and the non-insurance assistance services are provided by CSA’s designated provider. Please contact CSA at 866-999-4018 if you have questions.
Air Conditioning and Heat
All properties have central refrigerated air and heat and fans except for St Omer Hide Away.
Security Alarms
No security systems will be engaged during your stay and neither Splashy nor the Owner’s insurance covers any loss to your possessions.
Fenced Yards
Not all of our properties have completely fenced yards. If this is important to you, please ask prior to signing the agreement.
Hurricane or Storm Policy
No refunds will be given. PLEASE CONSIDER THE PURCHASE OF TRAVEL INSURANCE.
Controversy & Legal Terms
This is specific to the location of your rental and outlined in your rental agreement.
Health and Safety Concerns
Lead. There are no known lead-based paint hazards on The Property. Wildlife. Wildlife may pose a danger so approach all wildlife & outdoor areas with caution. Bed Bugs. The Property has been inspected to ensure no bed bugs are present, so the presence of any bed bugs is presumed to have been caused by the Guest unless the Guest provides clear and convincing proof otherwise. Guest must vacate the property immediately without refund and pay for treatment to remove the bed bugs. Allergens and Aggravants. Houses are cleaned according to usual and customary accommodations standards by Mgt. Co. Guest assumes responsibility to remediate any symptoms resulting from allergies or aggravates, including but not limited to coughing and sneezing. The odor from seagrass, etc. is unavoidable. Smoking and Vaping. Smoking and vaping are prohibited on the Property, including outside. Fireplace Usage. All guests and third-party invitees are strictly prohibited from using any fireplace located on the Property. Candle Usage. Guests are prohibited from using candles, including outside.
Pets
Pet Policy. Pets are not allowed unless a pet addendum is approved and the corresponding payment is received.
Emotional Support Animals (ESA’s). ESA’s are subject to the pet policy.
Service Animals. “Service Animals, “as defined by state statute (including animals in training), are exempt from this section. A person who knowingly and willfully misrepresents herself or himself as using a service animal or being qualified to use a service animal commits an offense as laid out in the rental agreement.
Removal. The Mgt. Co. reserves the right to remove any animal for inappropriate behavior.
Other Pet Requirements:

Current on vaccinations
Pets cannot be on furniture unless covered with personally-supplied coverings
Proper disposal of pet waste is required. Meaning bagged and disposed of in a trash can, not left in the yard.
Apparent pet damage is deducted from the deposit.
Pet noise, audible to neighbors, is prohibited. All dogs bark at some point. We are talking about excessive barking.
Pets cannot be bathed indoors.
Pets must be isolated for repairs
Max 2 pets generally. Please contact us prior to booking if you have more than 2.

Don’t attempt to assign this agreement or sublet this property. Further, Splashy Ventures does not rent to non-family groups unless all members are 25 years of age or older. If we determine at check-in or thereafter that tenants do not meet the specified age requirements, the rental agreement is breached and the tenants will be denied access to the property or subject to eviction without refund. All Splashy Ventures properties have a clearly stated maximum occupancy. Exceeding the occupancy will incur similar penalties.

Properties have internet access, except SOHO. Passwords are provided but limited help is provided otherwise. SOHO has no phone or cable but does have free-to-air TV. There are TV’s & DVD’s. Safe Use. Guest shall comply with all laws and rules affecting it. Fireworks, grills, open flames, intoxication by occupants, and inherently dangerous activities are prohibited. Fire extinguishers must be used appropriately. Report chirping alarms, as they indicate low batteries in safety devices. Furniture cannot be taken outside. Alarms and smoke detectors cannot be tampered with. Use the overhead stove fan when cooking to avoid accidental activation of smoke detector. The quiet enjoyment of neighbors must not be disturbed. Social Functions on the Property. No parties, groups, gatherings, events, or other social functions are allowed unless specifically authorized by Mgt. Co. Upon a violation of this term, Guest agrees to vacate the Property, or be subject to removal by police. On-Site Services. Any on-site services outside of those provided by Mgt. Co. require written consent by Mgt. Co. before being allowed on the Property. Maintenance. Property will be inspected prior to Rental Period, to ensure that the Property is clean, and in good repair. Guest must provide notice of any problems within 24 hours of discovery or the time a reasonable person would have discovered the problem, or Guest waives any related claims. Responses shall be made as Mgt. Co. reasonably deems appropriate. Absent gross negligence by Mgt. Co., faulty equipment, appliances, internet & phone services; bugs; noise, a warm refrigerator, a cold pool, or; inclement weather, and other similar complaints do not constitute breach of contract. Service charges resulting from a false report by Guest, as reasonably determined by a service provider, shall be charged to Guest. Cleanliness. There is no daily maid service. Garbage. Guest must keep trash and recyclables separated by the designated bins. Guest must take trash and recycling to the curb the night before assigned pickup days. We have two seasons in the US: High and Standard
High Season: If your reservation includes ANY dates between December 1st and April 30th, your reservation is in the High Season and you are covered by the High Season deposit policy and the High Season cancellation policy.
High Season Deposit Policy and Cancellation Policy
High Season Deposit Policy and Cancellation Policy: If your reservation includes ANY dates between December 1st and April 30th you are covered by the “High Season” cancellation policy. For High Season reservations, you must pay an initial payment of $750 to reserve it. This payment is non-refundable if you cancel at any time. Your next payment is due 90 days prior to arrival and this payment too is nonrefundable once paid, regardless of your reason for cancellation. For these stays then, if you cancel more than ninety (90) days prior to the start of your lease term, you will lose your initial $750 payment. If you cancel ninety (90) days prior to the start of the lease term or less, you will NOT receive a refund.
Standard Season Deposit Policy and Cancellation Policy
All other reservations (those with ALL stay dates outside of December 1 to April 30th) are covered by our Standard cancellation policy. For Standard Season reservations, you must pay a minimum initial payment of $300 to reserve it. This payment is non-refundable if you cancel at any time. Your next payment is due 60 days prior to arrival and this payment too is nonrefundable once paid, regardless of your reason for cancellation. For these stays, if you cancel more than sixty (60 days) prior to the start of your lease term, you will lose your initial $300 payment. If you cancel sixty (60) days prior to the start of the lease term or less, you will NOT receive a refund.
