Looking for your next vacation special spot to vacation- Look no further than Beach Therapy 30A's Carriage House ! Nestled in the neighborhood of Grayton Beach, our carriage home sleeps 2 adults in a king size bed comfortably. We no longer have a sofa bed. I do have 2 elevated inflateable twin beds for kids only. Our home includes all the amenities you need for your next Florida beach vacation, including a full kitchen, ample porch space, washer/dryer, TV, WiFi, outdoor shower, gas barbecue ( cleaned between every guest). We also include beach cruisers with baskets as well as cup holders and cell phone holders on each beach cruiser. Location Info
We are located in the gated community of The Preserve at Grayton Beach. We are nestled amongst the state forest and the gulf of Mexico- Our beach access backs up to Grayton state park, this means ultimate privacy along 30A. We are within walking distance to Blue Mountain creamery and Red Fish Taco- Cowgirl kitchen was just relocated from Old Seagrove to our neck of 30A.

About Owner
Welcome! We are Shawn and Eileen O'Sullivan and we are the owners of Beach Therapy 30A, located in Grayton Beach, FL. Originally, we are from Long Island, NY where we spent the beginning of our lives. We are high school sweet hearts Shawn went on to become and police officer and paramedic for almost 30 years and Eileen worked as a emergency room nurse before becoming a stay at home mother. We also have 2 amazing children Kelly and Chris. Kelly is a doctor and Christopher is a math teacher! We recently became grandparents. We spent many years deciding on where to build our retirement home, and we believe we truly found a gem in the 30A community. General Policies
We are really a Non-Smoking property.
For my pet families- We like our cottage to feel like their was no pet when arriving. In order to stay pet friendly you must as a part of your daily activities, run the vacuum.
Another thing that my pet parents need to know- All linen as well as dust ruffle and slipcovers are removed after a dog has stayed in the carriage house. Again, in order to stay pet friendly we definitely need assistance by you the guest. If you do not want to vacuum daily- just ask me and I will come in and do it for you.
House Rules
Golf Cart available- Drivers license and proof of car insurance required 6 seater - Pet fee 200 dollars per pet- Towels can not be hung out on decks. - No Trailers - Please treat our home with respect. Family rentals only please and primary renter must be 25 or older, max occupancy of 4 strictly enforced. There is one King size bed and a sofa bed. The carriage house is comfortable for two people but if you have a child the pullout is fine. If you need a pack and play or a high chair please message me in a timely manner prior to your arrival so I can arrange that for you. There is no smoking (including no electronic cigarettes or "vaping") inside the property- We are a NON SMOKING PROPERTY- . There will be additional cleaning fee if...

Cancellation Policy
When booking Beach Therapy 30A we ask for a 500.00 non-refundable date hold. I will set up a payment schedule with you, payment in full will be due 60 days prior to arrival.
We strongly encourage that you purchase travel insurance. Travel insurance is purchased through a third party. I do not make a commission off of you purchasing travel insurance. Please protect your vacation.
If you cancel within the 60 day check in window- I will attempt to rebook your dates. When your date books, and stays, I will refund you minus any fees incurred.

"We had a great week vacation at Beach Therapy! Eileen and Shawn were fantastic hosts and gave so many suggestions for restaurants, activities, etc. They had literally everything that we needed for a beach vacation! The beach cart and golf cart were an added bonus! The space size was just the right amount for our family of 4 (girls age 8 & 5). The beach was a short distance away and the two pools were great, clean, and never too busy. The carriage house was so clean and we loved having a washer/dryer throughout the week. We will definitely be back! Thank you Eileen and Shawn!"

Anniversary Trip
"It was a beautiful Carriage House. Very very clean! Great location. Short distance from the beach, restaurants, shopping and fun activities. We like to eat out and Eileen was very helpful in suggesting places to eat, all of them had great food. The golf cart that came with the house was fun to ride around on. The bicycles that were provided were fun to ride. We couldn't ask for a better place to spend our 50th anniversary at. Thank you so much Eileen and Shawn."
