Our villa is ideally situated in the heart of Anna Maria Island Island in Holmes Beach. It is the perfect getaway for families or couples looking to relax and be surrounded by beautiful tropical landscaping. This is a very spacious 3 bedroom villa - every bedroom has its own connected bathroom! A master on the main level and another master upstairs are both equipped with a king size bed. Master bedroom upstairs has its own private balcony. The third bedroom is also very spacious and equipped with 2 queen beds. Laundry room is equipped with full size washer and dryer so you can pack light. Large open kitchen is fully stocked with pots, pans, and utensils that you can use to prepare fabulous meals. Fenced in yard is perfect for small children. The pool area is gated so you can keep kids in or out. Enjoy the private heated pool and outside patio with grill with plenty of seating. There is a poolside dining table where you can enjoy family meals in a tropical setting. Soak in the sun in a lounger, sip a refreshing drink or curl up with your favorite book on the balcony. There are 3 covered patios on different levels including a rooftop patio with a swing- a perfect spot for your morning coffee, evening cocktails and gorgeous views of the island. The beach across the street has lots of activities for all ages including volleyball, live music daily, all you eat pancakes in the morning, ice cream and a restaurant and bar. Enjoy a meal with your toes in the sand. You will love the short walk to the beach, island grocery store, CVS, shops, restaurants and the island free trolley. We provide beach chairs, umbrellas, beach wagon and all kinds of beach toys for our guests to enjoy. All linen and towels are provided for your convenience. We tried to think of every detail to make you, our guest, very comfortable in our beautiful home!

Just a short drive away, experience the splendor of the Ringling Museum in Sarasota and get up close and personal with Florida wildlife at the Sarasota Jungle Gardens. You are vacationing in a residential area where homes are in close proximity to each other. Please be a good neighbor by keeping the noise to a respectful level during the day and night. The maximum permissible noise level is 50 decibels (quiet conversation) between the hours of 10:00 P.M. and 7:00 A.M. of the next day. No excessive boisterous, or repetitive noise (e.g., shouting, yelling, screaming) is permitted. These noises can deprive neighboring persons of peaceful enjoyment of their property. A violation of the city's noise control ordinance shall subject the violator to the issuance of a notice of violation or citation. Noise is measured at the property line of the property generating the noise.

4.Occupancy: The home has a maximum occupancy of 6 guests, only those designated within this agreement may occupy the premises. Should the occupancy of this property exceed the maximum number of guests allowed all Guests will be asked to vacate the property immediately and forfeit all monies. No house parties allowed. This property will not be used for functions involving more than the maximum number of occupants specified without the prior knowledge and written approval.

5.Smoking: Our property is non smoking, smoking is not allowed on the premises. Should the property smell of cigarette or cigar smoke the Guest will incur a penalty $500 & an extra charge for additional cleaning.

6. Maintenance: Guest understands that the rental property is a private residence and agrees to notify the owner for any loss or damage to the home, or contents during guests’ stay. Guest agrees to keep premises clean and in good repair and to pay any cost of repair for any damage to premises caused by Guest’s negligence.

7. Pool: Guests are expressly responsible for the safety of themselves, members of their families, and their guests, and in so using or permitting to be used, specifically waive any and all liability claims. No guest shall permit any juvenile member of their family or guest to play in or around the swimming pool without providing an attendant who is able to swim and can protect said juvenile in case of difficulty in the water.

8. Failure of Equipment: We cannot guarantee air conditioners, appliances, and/or pool. There will be NO REFUND on their failure. We endeavor to keep them in good working condition. We will do our utmost to have any malfunction repaired as soon as possible; however we have no control over the scheduling availability of vendors.

9. Utilities are included in the rental rate unless stated otherwise.

10. Repairs & Entry: Upon not less than 24 hours notice, Guest shall make the property available during normal business hours to our property management company, the owners or their Authorized Agent for the purpose of entering to make necessary or agreed repairs, decorations, alterations or improvements or supply agreed or necessary services. In an emergency, Authorized Agent or representative may enter the premises at any time, without prior permission from the Guest.

11. Liability: We shall not be liable to guest or any other person for any damages to property or for injury to persons upon the premises for any cause whatsoever, including, but not limited to, defects in the premises, or otherwise. Guest shall indemnify and hold harmless the owner from and against any and all liabilities, claims, expenses, fees, loss of use and every kind and nature arising out of Guest’s use and occupancy of premises.

12. Housekeeping: The villa will be professionally cleaned prior to your check-in.Check-out instructions are provided in the Welcome book.

13. We will not be liable for personal items left behind. If you leave an item, please notify us as soon as possible and we will arrange for shipment at your cost.
