Reservation Policies:

Reservations are typically for 7-night stays, Saturday to Saturday. However, we offer flexible stays with varying minimum night requirements and non-Saturday check-ins and check-outs during most of the year, except for holidays and peak weeks. Please inquire before booking to confirm availability, as changes cannot always be accommodated after booking.

Cleaning and Safety:

All homes, including linens and towels, are cleaned, sanitized, and inspected between guest stays according to industry standards. A starter set of basic amenities, linens, towels, and bedding is provided upon check-in, based on home occupancy. Daily housekeeping and linen services are not included but are available upon request for an additional fee. For stays of 28 days or longer, a mid-stay clean is required and must be scheduled and paid for by the guest.

This home participates in our Professional Linen Program, ensuring high-quality linens and towels are professionally laundered at a commercial facility between each guest's stay. Please note that extra sets are not stored in the home.

Golf Cart Rentals:

Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.

Baby Equipment Rentals:

Baby equipment is not provided at the home for safety and sanitation purposes. However, we partner with local companies that offer rental services for baby items, including convenient pick-up and drop-off options. Details will be provided at the time of booking, or you may inquire directly for more information.

Property Security and Safety:

This home may be equipped with exterior cameras, such as Ring or Nest, positioned to monitor the front door, driveways, pool equipment, and entry/exit areas of the backyard. These cameras are installed solely to enhance property security, monitor deliveries, and ensure occupancy limits are met. Cameras are not angled toward areas where privacy is expected or assumed.

PAYMENTS:

- 50% of total amount due must be made at time of reservation request to confirm reservation.

- 50% of total amount due must be paid on or before 60 days prior to check-in date.

- Full amount due must be made at time of booking if check in date is within next 60 days.

For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

For Reservations of 21 Days or More:

Cancellations More Than 180 Days Before Arrival:

- If you cancel all or part of your reservation more than 180 days before your scheduled arrival date, you will receive a full refund of your deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 180 to 90 Days Before Arrival:

- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.

Cancellations 90 Days or Less Before Arrival:

- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.

Important Cancellation Policy Information:

The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.

Submitting a Cancellation Request:

- All cancellation requests must be initiated by the Registered Guest who booked the reservation.

- Requests must be submitted either through the website where the booking was made or in writing via email.

- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.

These policies are in place to ensure clear communication and a smooth process for all guests.

In the event the reservation dates fall within a mandatory island evacuation, unforeseen unavailability of the reserved home, the unavailability of a comparable alternative home, or an inability for vacation rentals to operate due to an executive order, the guest will receive a full refund of the base rental rate, applicable fees (excluding the booking administration fee), and all applicable taxes without penalty.

PERFECT HOUSE WITH A GREAT LOCATION!

"This house was perfect for our family! The whole house set up was great for our family of five. We never felt like we were on top of each other. The bedrooms are big and the master bath looks newly renovated. The downstairs area with the ping pong table was great for our teenagers. The location of the house couldn't have been better. We could walk to The Waterfront Restaurant and the beach was a 5 minute golf cart ride. They provide you with enough toilet paper and paper towels to get you through a day or so so you don't have to rush to the store the second you get there! They provide plenty of towels and beach chairs too. I would absolutey stay here again!"

"This is was our 1st trip to AMI and it did not disappoint. There were 6 adults and this house was perfect. In person is even better than the pictures. The house was immaculate, the kitchen was fully equipped, the pool and yard were used often and the huge garage was a great bonus for some ping pong and storing our bikes. We were all very comfortable. The location is fantastic. We either used a golf cart, bikes or walked everywhere the whole time - never had to use our cars. Nikki the property manager was super sweet and easy to communicate with. We will definitely book this home again when we make our next trip back to the beautiful AMI>"

"We really enjoyed our stay on Anna Maria Island in Sea Mist. The house was beautiful and we really enjoyed the pool! The house felt very clean, and they supplied us with everything we needed for the beach- towels, chairs, a canopy, an umbrella, and even a cooler bag! If we stay there again, we'll save a lot of room in the car from not having to bring those things! The ping pong table was very nice and the corn hold set was great. The house came with a starter set of dish soap, dishwasher tablets, salt and pepper, bar soaps for the bathrooms, toilet paper, and paper towels which was super nice of them to supply. The owners are very thoughtful in providing all of that! My only complaints would be the beds and the bikes. The 2 bikes were very old, rusty, and loud when riding. We were afraid they were going to fall apart! As far as the beds, the master had a "king" size, but it was very short. Our feet hung off the bed (we're tall though). It was unlike any other king bed we've ever seen! We have a king bed at home (not a calif. king) and don't have that problem. We also requested for the two twin beds to be turned into a king, which they did for us, but the mattresses were very lumpy and felt like you were sleeping in a hole. Honestly, I think it's time for some new mattresses. Other than that, the place was great! We would definitely stay there again!"

The home really does have so many nice-to-have amenities to make the most of your island stay and walks to the beach during the day! The bikes are provided as an extra courtesy by the owner for guests to use if they want but since we aren't a bike rental or repair company we can't promise the condition of the bikes. We do make sure the home is stocked with all good quality household, kitchen, and beach gear essentials you need though! There are also fun games like ping pong, cornhole, and pool and beach toys like you mentioned. Following this review the owner did get a new mattress for the king bed placed at the home. We offer to turn the twins into a king and have a converter set and all new bedding to do so for the convenience of our guests. We will look for options to better that in the future! Thanks for staying with us.
