DESCRIPTION:

Words and photos cannot even begin to do this home justice. This two-story canal front home just finished completion in 2018 and is brand new! This 4 bedroom, 4 1/2 bath, extremely spacious and meticulously designed and decorated home will take your breath away the moment you walk through the door. The bright open living, kitchen, and dining room with vaulted ceilings opens up to double sets of patio sliders onto a private and spacious balcony overlooking the gorgeous sparkling pool and true Floridian style canal. The kitchen is designed for every chef's dream with stainless steel top-of-the-line Jenn-Air appliances including a double oven, gas stove, built in microwave, dishwasher, wine cooler, and massive refrigerator. There is an enormous kitchen island with gorgeous quartz countertops that seats 4 and additional dining table seating 8. The living room has a huge and comfortable sectional sofa and large screen TV. The whole home is bright and airy, and no detail was missed while designing this home from its solid wood floors to its amazing tile work. The home is also technologically 'smart-equipped' with Sonos surround sound, smart TVs, and cable & Wi-Fi throughout.

The main floor of the home also houses all four of the bedrooms each with their own en-suite bathroom. The master bedroom has amazing canal views and opens up to the balcony and has a TV and large walk-in closet. Venture from the bedroom to bathroom and you will find a massive shower, luxurious soaking tub, double sinks, and separate toilet.

The other three beautifully decorated and luxurious bedrooms have a king, queen, and queen bed each with pristine en-suite bathrooms with step in showers. Two of the bedrooms have doors opening up to the balcony on the front of the home. All bedrooms have their own TV as well. There is a large laundry room with washer and dryer on the main floor as well. Also off of the living room is an additional half bath.

On the ground floor of the home there is a 2-car garage and room for two cars in driveway as well as two bonus rooms that open up to the back patio and pool area. The home has amazing outdoor space with plenty of outdoor seating, dining, and lounging, and even has a porch swing to enjoy those island breezes. There is a grill and TV outside to enjoy the game or movie while also grilling poolside. There is even a small propane fueled tabletop firepit for those cooler Florida nights. When you come back from the beach there is an outdoor shower to be able to rinse off those sandy feet!

The impressive pool & spa also has an in-pool table, two large sun shelves, spa spillover, and water features. There is also a large deck/docking area with lounge chairs and umbrella alongside the deep-water canal. For the avid boaters... this canal is deep enough to accommodate even large boats and there are no bridges to go under. Simply bring your own or rent and tie off right to the dock behind your home! This home is located directly on a deep-water canal, so bring your boat! Just a short walk to Pine Avenue shops & restaurants!

This little town at the northern tip of Anna Maria Island—full-time population 1,800—is beloved for its beachy ambiance, but it isn’t stuck in time. In the last decade, investors have snapped up many humble 1960s-era concrete-block residences and built multi-story mega vacation rental homes in their place. Now, nearly 70 percent of homeowners are rental owners. That means a constant turnover of weeklong visitors, who bicycle or ride their golf carts to scenic Pine Avenue to shop, dine and stroll to the Anna Maria City Pier and the Rod ’N Reel Pier, with their knockout views of the Sunshine Skyway bridge. Venerable institutions like the Island Players community theater, a weekly farmers market, and the Studio at Gulf and Pine art gallery, which its variety of hands-on art classes, help create a sense of community.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:

All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.

Additional cleaning and laundry services are available by request mid-stay at additional charge. Additional mid-stay cleans are required to be scheduled and paid by guest at additional cost every 21 days.

BABY EQUIPMENT RENTALS:

Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):

The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:

Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:

50% of total amount due must be made at time of reservation request to confirm reservation.

50% of total amount due must be paid on or before 60 days prior to check-in date

Full amount due must be made at time of booking if check in date is within next 60 days.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere.

In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty.

Comfortable, clean, Updated

"This home is beautiful with comfortable, clean, updated furnishings. Beds are extremely comfortable! Tons of hangout space to enjoy, whether it's beautiful weather or rainy and cold. We had a rainy, cold girls' weekend and were grateful for the luxurious hot tub, fire table and outdoor tv - all under cover, as well as the big family room sectional. It's tucked in a quiet neighborhood on the north side with easy walking/biking access to several restaurants and shops. I hope to come back with my family one day."

Best family trip we've EVER had!

"As so many have mentioned before me, the photos simply do not do this home justice. Clearly, no expense was spared in making this a gorgeous & high-end stay that was perfect for a family of 4 adult couples, like us. We absolutely loved the layout with four en suite bedrooms which is quite rare. And THE POOL! Wow. We spent almost every day in the backyard, in the pool and hot tub, and on our dock. We had a kayak delivered for our stay from Beach Bums and we spent many early mornings kayaking Bimini Bay--spotting dolphins, manatees, and plenty of seabirds-- accessible right from the backyard. Loved being so close to the bay and just a 5 minute walk to the fishing pier, 20 minute walk to Bean Point where we enjoyed sunset from the beach. And, of course, the gulf beach was just a straight shot up Magnolia Ave. with the beach wagon and great beach supplies (plenty of umbrellas and chairs) provided. Bravo Nikki and Mike for creating such a beautiful space that we will 100% be visiting again someday."

"We loved this house. It was beautifully decorated and well-maintained. We always rent houses with a private pool and hot tub and have almost come to expect some issue with heating. Not at this house - everything worked perfectly here. The pool area was great for our extended family. We enjoyed playing ping pong with our teenaged grandchildren. The house is a short walk away from Pine St shops and the City Pier. We would definitely rent again."

"We stayed here over our kids' winter break from school with 4 adults and 3 teenagers. It was PERFECT! The house is stunning. Clean, bright, open concept. The pool area was amazing and we used it every day. By night the kids enjoyed the hot tub and the adults sat by the firepit. Truly Florida living. The 4 bedroom/4 bathroom set up was just what we needed. No one ever needed to wait to get ready in the morning. We loved the location of the house on the island. It's quiet location on a canal is just what we were looking for. The close proximity to the beach was perfect and we appreciated the beach chairs and towels that were at our disposal to use. We had a fantastic week here and would definitely consider coming back."

"Loved this property! Three couples getting away for a week in February and this house worked perfectly for us. The common area upstairs is great for even a much larger group. We spent a lot of time on the upstairs deck or in the pool/hot tub. The ability to pump music to all areas is a nice feature. The house is also well located. It is just a 10-15 minute walk to many eateries and shops. Or, a 10-15 minute drive if you are looking for a little more action. Would highly recommend for groups or large families. Mike B "

"The house is even more beautiful than the photos suggest and is thoughtfully equipped for a luxurious Anna Maria Island holiday. The location is wonderful, right on the canal and very close to the beach. We hired kayaks and bikes from Beach Bums and it was easy to launch kayaks from the dock. We had a gorgeous time here and will be back!"

"This property is outstanding! The owner has thought of it all....from hair dryers to games to play on your down time! The kitchen was made for meals for the entire family! Plenty of room to spread out but cozy enough for time together! The spa and part of the pool was in the shade for our "fair family" and the pool made for a great time for the sun lovers. Good fishing dock and was super for our kayaks. We could not have asked for a better place for our annual family vacation. Fantastic communications with the management and owners! Definitely would highly recommend this rental!!!!"

It has everything you need from the kitchen being fully stocked to having plenty of beach towels, chairs and floats for the pool. The beds are comfortable and our entire group was able to relax and watch movies on the huge sofa. Not a detail is missing, the owners were amazing to work with and we had a great time. We’re already trying to decide when we can go back!!!!"

Family Getaway-July 2019

"Our family of five, including three children ages 10, 4 & 4, were true impressed by this property. The house is even more beautiful than the pictures show. The pool and spa are certainly a highlight and make this place truly amazing. Everything you could want, from the fully stocked kitchen to pool and beach equipment (including a very useful wagon) is provided. Check-in/out is a breeze, thanks to the owner's and property manager's accessibility and willingness to answer questions throughout the rental process. The house is located on the quiet side of the Island which is great for unplugging, and is an easy walk to Pine street for food and shopping. A trip to Manatee Beach, where we spent a few hours each day, is only a short drive away and has food, drink and restrooms which we found very convenient. Driving to other beaches like Bradenton Beach and Longboat Key is also very easy and recommended for seeing other parts of the island. AMI is a wonderful place to get away from it all and this house in particular made the vacation truly special. We plan to return to AMI and stay at Sea La Vie!"

"This home is spectacular! It is immaculate and decorated beautifully. There is an elevator so no need to drag the luggage up the stairs. Everything is well maintained and the kitchen has plenty of kitchenware for making meals. The pool is super clean and it is great to have the option of sun or being in the shade. If you like to sleep late consider bringing a sleep mask as the house is very light and bright. The bedding is luxurious and so comfortable. We loved every minute of our vacation and really hope to return to this beautiful home."
