DESCRIPTION:

If you are looking for a waterfront luxury high-end island home to spend with your friend or family group, you have found the perfect home! This newly constructed 4 bedroom, 4 1/2 bath home located directly on a canal and on the north end of the island just a 8-10 minute walk to the beach access path at Bean Point you can't find a better spot to enjoy island life while being immersed in luxury details! This home has a unique and intimate spaces floor plan with luxury furnishings like sprawling outdoor spaces, teak ceilings, maple whitewash hardwood floors, and professional designed touches. Upon walking in the front door you will find a hall leading out to the spacious backyard pool oasis. Overlooking the canal is an enormous resort-style pool with social sitting area and table and spa. There is plenty of deck space for lounging and sunbathing alongside the pool and canal. There are plenty of outdoor seating and dining areas include an outdoor bar area with TV and outdoor additional gaming area with foosball, ping-pong, and Tiki ring toss! There is a private dock with ladder perfect for the avid boater to enjoy the salt life island style!

Inside the home on the second main floor you will find a spacious open concept living, dining, and kitchen. There are multiple couches and seating in the living room with HUGE 80+ inch TV, DVD/Blu Ray player, & Xbox. The home is also smart equipped with iPads in the walls for controlling the home wide surround system via Sonos. Off of the living room are large sliding patio doors which open up to a spacious outdoor deck and balcony which overlooks the beautiful pool and canal area.

The kitchen area has a large island and breakfast bar area with sparking white quartz countertops, solid wood cabinets, and luxury appliances like an oversized refrigerator, double oven/stove with built in griddle/grill, overhead stainless steel hood, dishwasher, microwave, and wine cooler. The kitchen is fully stocked for every chef's need including a coffeemaker, toaster, blender, Keurig, Nespresso machine, and the list goes on and on! The breakfast bar seats 4 and the dining area seats 8 comfortably.

All of the bedrooms are on the second floor main living area. Off the living room is a hallway half bath, washer & dryer, and elevator. The first master bedroom has a spacious king bed and enormous en-suite full bath with double vanities, walk-in shower and huge walk-in closet. The second, third, and fourth bedrooms each have a luxurious king bed and en-suite bath with walk-in shower.

Additionally there are decks and balconies off two of the bedrooms perfect for enjoying some outdoor time. There is a little indoor reading nook in the main hallway as well.

This home is located directly on a canal! Just a short walk to Pine Avenue shops & restaurants!

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

POOL & SPA (if any):

The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:

Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

CLEANING AND SAFETY:

All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home’s occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.

BABY EQUIPMENT RENTALS:

Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

PAYMENTS:

50% of total amount due must be made at time of reservation request to confirm reservation.

50% of total amount due must be paid on or before 60 days prior to check-in date

Full amount due must be made at time of booking if check in date is within next 60 days.

Cancellation Policy

CANCELLATION POLICY: Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather...

Loved our stay

"Home was perfect for us. My son could fish off dock and we were super close to beach. Just make a left and take gladiolus all the way down and there is a beach entry. House had beach chairs and cart which came in handy. House also had an elevator which was great for my mom. Nice open family space and add Instacart and golf cart drop off. Things could not be more convenient"

"The home is beautiful and exactly as you see it on line. There were 8 adults and we had plenty of room. Loved that each room has a king bed and a private bathroom. The pool area was our favorite spot in the house. It's not often you have swim up bar/table in the pool. And that part was in the shade. The kitchen is equipped with every item you can think of. We cooked almost every night and appreciated the luxury of the kitchen appliances as well. We would stay here again!"

Under surveillance

"So this property was nice don't get me wrong but it's definitely under surveillance or being monitored which made me feel very uncomfortable. Could definitely use a deep clean we found random dirty articles of clothing in the furniture but overall a really nice time . Close to beach as well"

Thank you for taking the time to leave a review. As a boutique vacation rental agency locally owned and operated on the island we are very disheartened by what we feel is a somewhat unfair review. We want to make it very clear that the home is not under surveillance. We live, work, and manage vacation homes on our small closely knit community and island. This home is located on a very private residential cul-de-sac street and the neighbor next door is a full-time friendly resident close with the owners. They are aware that the home has a strict no pet policy and reached out to the owners out of kindness to let them know that they heard and observed two dogs going to and from the home in the front yard. The home is clearly listed as a no pet policy in both the listing and rental rules presented at booking. You unfortunately violated this policy and brought two dogs without approval or permission. In an effort to be fair and flexible and never interrupt our guest's ability to fully enjoy their vacations with us, we kindly reached out to you to let you know we were aware the dogs were on premises illegally but we would not request you to leave or even have the dogs boarded as you stated they did not board well. That being said we simply requested you pay your pet fee for both dogs as we do in our other pet friendly homes to help cover the extra deep cleaning costs following your departure to protect future guests from any possible allergen issues. While we promptly communicated with you on questions you had as they arose throughout your stay at no point were any issues with cleaning mentioned during your stay. The home is impeccably kept and cleaned. This 3 star review is not a reflection of the typical dozens of 5 star reviews following this one. Thank you.

Absolutely, positively perfect!

"Spent the week here with our family of five (mom, dad and kids - 14, 12 and 12). Simply perfect! We can not think of one thing that would make this property any better. The home is beyond beautiful, and really does have everything you need. The kitchen is very well equipped - we made supper a couple times during the week and the home has all the gadgets, pans, glassware, or whatever else that you would need. We went to the beach everyday - we totally recommend taking the time to figure out the provided beach umbrella and tent - and bring the beach chairs, toys and towels (all provided!) - you’ll have the perfect set up! The beaches are so beautiful, we wanted to spend most of our days there, but we also wanted to make sure we could spend time utilizing the amazing outdoor area the home has. I know I just stood there a few times just marveling at how pretty everything was in the pool area. We also spent a fair amount of time on the balcony that overlooks the pool and canal - perfect for late afternoon and evenings. We loved our first trip to AMI - we will be back for certain, and would definitely book this home again in a heartbeat! Thank you!!!!!!!"

"This property was exactly as advertized and actually a bit better. They had everything you need. We had 8 people on our trip with each couple having their own king size bedroom and private bathroom. It was large enough for everyone to be comfortable and plenty of dishes and such to serve the needs we had. It has a nice gas fire pit table that we used quite a bit since it was pretty cold while we were there. Unfortunately, it was a bit too cold for us to use the pool much while there even though it was heated. The hot tub was nice. However, I would suggest there be steps or a handrail installed to make it easier to get in and out of the hot tub. There are a lot of games and entertainment options for the first floor where the garages and pool facilities are located. However, you will find yourself having to travel upstairs for restroom facilities. It does have an elevator if you need it. They also provide a cooler for beverages on the patio. It is very well appointed with outdoor entertainment options...even offering those who are so inclined some fishing equipment that can be used in the canal. Within walking distance to the beach...again, it was cold but it was nice to feel the sand between your toes. The balcony overlooking the pool area was nice for morning coffee or evening cocktails. We used the propane grill they provided as well. Publix is close by making it easy to hang out at the house for some meals. There are lots of dining options if you do venture out. The management company was easy to work with and if we had any issues or questions they were extremely responsive. They have a sono's system that works really well as doe the TV's. We didn't watch much TV but if we would have, they are HUGE and would be visible from lots of spaces within the home. Super comfortable furniture inside and out. The decor is fabulous! I'm an interior designer and THIS was a place where you can get all your decorating and pinterist ideas. The home is definiley upscale and does not disappoint. We would love to return as it's a great house for a group of family or friends who like to travel well together. We had never traveled together with this particular group but we all said we would do it again in a heartbeat. We had a blast and all wanted to stay longer...which is always a good VRBO indicator. Five stars all the way."

"This property was absolutely amazing! Can I possibly give it more than 5 stars? It deserves it!! It was beautifully decorated and thought out. It provided us with an outstanding, spacious home base to gather our family. Each bedroom and its private bath gave everyone space. Most of our time was spent on the lower level. The pool and spa were amazing. The lower level bar area was a perfect spot to gather, especially during the one afternoon of rain we had. Upstairs, the kitchen had everything we could possibly need and even more! The oversized oven and fridge were an added bonus. Our only regret was that we only stayed one week and couldn’t stay longer. This was a perfect property!"

Exceeded expectations

"It’s not very often a short-term home rental exceeds expectations, but the Bateman definitely exceeded ours. They had everything to make our stay comfortable; luxurious decor and amenities, a kitchen filled with absolutely everything needed to create gourmet meals, quality linens and beds (most important IMHO), but for our stay over Christmas it was the heated pool and hot tub that meant the most. The weather was cool, so many hours were spent luxuriating in the warm water. The extra touch of Christmas decor and tree added that special touch to our Christmas holiday. The location on a quiet canal was perfect, we rented kayaks and paddle boards and had fun exploring the canals and bay. The fishermen in our group spent many hours fishing from the dock and throughout the canals. Our married children are hoping we will make the Batemans a Christmas tradition, I say yes to that!"
