What Are The Check-Out Procedures?: CHECK OUT TIME IS 10:00 A.M.
Late checkouts can be requested (and may or may not be granted).
Check Out Procedures Check all drawers, cabinets, closets and under the beds for any belongings. We do not have a lost and found and neither the management company nor the property owner are responsible for any items left in the home. Remove all trash from the home, place bagged rubbish in the provided bench, bin or dumpster. Please contact our office if there is more garbage than what can be placed in the bin. We will make arrangements for collection or provide you with an alternative disposal area. Excessive trash will cause an additional $50.00 disposal fee to be charged to your credit card. Make sure all dishes are placed in the dishwasher along with dishwasher detergent and the washing cycle has been started prior to your departure. If time permits, our housekeeping team appreciates a load of towels be placed in the washing machine and started prior to your departure. Fold down the comforters of each bed that has been used. Please do not remove any linens from the beds as an inventory of each item must be done by our cleaning staff. Take a moment to report any damages. We understand that accidents happen, but failure to report damages could result in your being charged for repair or replacement. Ensure all doors and windows are closed and locked. Turn off all lights, appliances and faucets. Place return all thermostats to 78 degrees during the summer and 68 degrees during winter. If your villa is equipped with an alarm system, please set the alarm with the provided code and lock the front door upon your final departure.

How Do I Extend My Stay or Request A Late Check Out: Easy! Just send us an inquire whether your vacation home is available for an extension. If available, the rates are as follows: Up to 3:00 p.m. $ p.m. or later – Full Night’s Rate
How Do I Report Issues With My Vacation Home?: The home has been inspected prior to your arrival to note incidental damages however feel free to call our office during business hours to report issues you may find. Please note that regular maintenance items may take up to 24 hours to resolve
May I Have Additional Maid Service During My Stay?: Yes, you may schedule daily or mid-stay cleans by calling our office. Prices vary depending on the service requested and size of the home.
Where Can I Locate the Wi-Fi Information?: The Wi-Fi Network Name and Password may be found in your Welcome Letter.
When Should I Use The Home Alarm?: If your home is equipped with a security alarm, it is to be used upon each departure from the home.
Please be sure to understand how the alarm system operates prior to setting it when leaving the home.
Fees are assessed by the local Sheriff’s department for false alarm calls.
What Do I Do With My Trash/Rubbish?: Please place bagged trash inside the bin provided. For communities with trash collection, your collection day is noted in your Welcome Letter.
For valet bench trash collection, please ensure all trash is bagged prior to placing in the bench.
For some communities with condos and town homes, you must place your bagged trash in the area dumpsters.
How Do I Watch My Television and/or Change Channel: Ensure the power to the TV and cable box (if present) is on. TVs should generally be set on Channel 3 and the Cable remote is used to change the channel and adjust the volume. For TVs with only one remote present, that remote will perform all functions necessary.
If you cannot see any channels or the screen says NO INPUT, the television is on the wrong INPUT. Locate the TV remote with the same name as the TV brand (i.e. Sony, Insignia, etc.), press the “INPUT” button until a picture comes on the screen or select “HDMI1”.
If there is a cable box, make sure that box is ON. For changing channels, please use the CABLE remote (i.e. Brighthouse Networks, Comcast, Summit, Verizon, etc.).
How Do I Adjust The Temperature In My Vacation Hom: Upon arrival to the home, you should find the temperature set at 78 degrees (F).
If you find that your AC unit is not working properly, please make sure ALL doors and windows are closed. AC units will stop running when doors or windows are open.
Should the unit not return to normal cycling after doors and windows have been checked, or should you find the temperature too hot or cold for your preference, please phone or text us during normal business hours, so we may assist you in a timely manner.
Please note that some of the larger homes have two AC units, one for upstairs and one for downstairs. Keeping those thermostats set on the same temperature will help to maintain a comfortable level throughout the home.
AFTER HOURS EMERGENCY SERVICE SHOULD ONLY BE CALLED IF THE TEMPERATURE IS OVER 80 DEGREES (F) OR BELOW 70 DEGREES (F) AND DOES NOT CHANGE AFTER ONE HOUR.

Home - Enjoy, there should be an initial set of paper goods, soap and shampoo for you to get started. Please place all trash in bags first then place them in the bench at the side of the home.
Please do not have mail sent to the unit you are renting. If you purchase an item and want a package delivered, please have it delivered via FedEx during your stay or make arrangements with the local post office or a postal service to have items delivered and picked up there.
Trash Service Please place all trash in bags and place them in the trash bench at the side of the home. Trash pick up is Monday Mornings to regular trash (Black Bench) and Friday Mornings for Recycle trash (Yellow Bench). There will be a charge of $50.00 for any excessive trash removal found in the home.
AIR CONDITIONING AND THERMOSTAT INFORMATION
This home air conditioning systems is controlled by thermostat and will control the amount of air that ventilated throughout the house.
The normal temperature for the thermostat in the unit is between 72 and 78 degrees.
Please keep all doors, sliding glass doors and windows closed when the air conditioning system is on.
If the temperature is set below 72, there is a chance the air conditioning unit will freeze and if this happens you will incur the repair charges which could range from $100.00-$500.00, or more, depending on the damage.
All units are inspected for any air conditioner problems before your arrival, and thermostats are set to the local standards to make your stay comfortable. If you need to change the temperature please keep the temperature between 72 and 78
POOL RULES
All persons using the pool and pool area do so at your own risk
Children should be supervised at all times and NEVER left unattended in or around the pool area
No person should swim alone, always use the buddy system
Diving is not permitted at any time
No running or horse play on the pool deck at any time, the pool deck may be slippery and you could fall and cause serious injury to yourself
Use only plastic cups, tumblers and dishes at pool side, NO GLASS ALLOWED IN THE POOL AREA
Never throw or place anything in the pool other than approved pool toys
Please do not touch the pool equipment (heater, pump etc), if you feel something needs adjusting please call Magnolia Villas Properties
Neither Magnolia Villas Properties nor the owner of this home shall be held responsible for any accidents, injuries or death that may occur from the use of this pool, home or surrounding areas
If you disarm the slide door alarm to the pool area during your stay please re-connect it prior to checking out.

Important: STAY CALM, speak clearly, stay on the phone until you are told to hang up.
Do not call 911 for: Road travel, severe weather information, household or auto repairs, complaints of loud noise, littering, etc.
ADDITIONAL INFORMATION
Most guests understand they are staying in someone’s home and treat it as their own. While we do not anticipate any issues, extra charges may be assessed if any of the following are found.
ALL OF OUR UNITS ARE NON-SMOKING AND WE DO NOT ALLOW PETS IN THE HOME. DAMAGES:
Please note that all of the furniture and inventory in the home has been accounted for and digitally recorded. After your checkout, we will inspect the home to make sure all of the items are accounted for and are left in good condition. In the event of any accidents such as breaking a glass or a plate or anything else, you must notify us to arrange replacement. If we find any items missing or broken after your checkout, you may incur a charge.
You will be charged from your damage deposit account or credit card on file should we find anything broken or stained, such as carpet stains, wall marks, comforter or linen stains, furniture stains or damage etc.
If the thermostat is set below 73 there is a chance that the air conditioning unit could freeze, if this happens you will incur repair charges which could range from $100.00 to $500.00 or more depending on the damages caused.
You will incur extra charges if excessive trash is left in the property. We clean after your departure, however if we find excessive trash, such as un-bagged trash, leftovers in the refrigerator, boxes, etc. on top of counters, beds or carpets, there may be an additional charge of $50.00.
Please note the plumbing in the US is different than in other countries. Please do not put anything in the toilets other than toilet tissue. Unclogging toilets will be charged at $80.00 (each occurance). Any after hour non-emergency calls will be charged at the going rate.
Smoking is not allowed in the homes. Any units left with smoke smell will be charged extra. The extra charge amount will be based upon the amount of cleaning and/or damage repair created by smoking in the home.
Pets are not allowed. You will forefiet your damage deposit and/or you will be charged from $250.00 to $500.00 depending on the clean up and/or damage created by an unauthorized pet in the home.
Check Out time is 10:00 A.M. on your Departure Date. Late check out fees will be assessed if needed. Please be courteous to the cleaning team and the next guests coming to enjoy your vacation rental home by departing at the Check Out time to allow proper cleaning and rental preparedness.
