Amazing AMI Family Vacation
"Our family had an amazing stay in this home during our summer vacation! Jim was Extremely responsive to our questions and you could tell it was a priority to make sure guests were happy with the accommodations. The pool was a hit with everyone- it was a great way to spend the evening after the beach! We loved that the home had 6 bikes, sand and pool toys, chairs, coolers and beach carts. The convenience of not having to pack or rent these items was a life saver. The home was a quick 2 blocks from the gorgeous beach- which had hardly anyone on this particular stretch. Everyone commented on the thoughtful decor, and super comfy beds! The house was spotless upon our arrival, and very well maintained. Highly recommend booking this home We hope to visit again!"

Family Vacation
"House was exactly as described and host was very responsive. We had family from 0 to 60+ staying with us and there was something for everyone. House was well stocked, walk to the beach was about 5 minutes, and the trolley allowed easy access to the island. Beach was not crowded and the water was crystal clear. Will definitely be coming back to this house and AMI next time we are in the area."

Wonderful Beach House
"The house was very clean and beautifully decorated! We had plenty of room to move around in the house. The pool area was a oasis with all the palm trees that also added privacy. The owner was quick to answer any questions etc. We would definitely rent the house again."

Family Vacation
"This place had everything you could possibly need. Coolers, chairs, umbrellas, beach wagon, bikes and helmets. We had a great time. It's a little tricky pulling out onto the main road but we had golf carts so a little easier for us. It's a walk down the street to the beach if someone has difficulty walking but the access is right at the end. Only desire would be more fridge space for drinks ( maybe a fridge downstairs by the pool) or an extra ice maker/freezer for all those bags of ice. The large showers are great but the water pressure out of the new shower heads isn't all that great but gets the job done. Jim made the checkin and out easy and we enjoyed our stay. We didn't have any issues the entire stay!"

Great location and lots of room for all
"This house was in a great location and had plenty of room to suit everybody that was with. The beach was only two blocks away and plenty of bars and shops were within walking distance, along with having the trolley only a few hundred feet away. Jim was great at communicating the whole time and the house has plenty of accommodations. There were a couple things with the house that were showing wear and tear but it's expected with a rental, and Jim was very aware and attentive to those issues. Would definitely stay again!"

60th Birthday Celebration on AMI
"Sunset Landing is a fabulous house! Our group consisted of 12 adults who gathered for a 60th birthday celebration. The house accommodated our group beautifully with all the bedrooms and bathrooms. The beds were very comfortable and every bedroom had a TV. The whole house is so bright, beautifully decorated and welcoming. We all felt so at home. We cooked several dinners for our group and had plenty of plates, drinkware, silverware and seating for everyone. We thoroughly enjoyed the pool which was our own tropical oasis during our stay. It was so beautifully landscaped and well-maintained. There were 8 new bikes which we enjoyed using biking to Pickleball every day. The house is in such a great location. It’s a very short walk to the beach and close to grocery stores, shopping and restaurants. The beach itself is absolutely gorgeous and was not crowded during our stay. We enjoyed walking down to the beach for beautiful sunsets. Jim was very helpful and responsive from the initial booking through check out. Any questions we had during our stay were promptly addressed. We would highly recommend a beach vacation on AMI at Sunset Landing. We would definitely love to return."

"The house is well organized,room for lots of people. The pool and area around it are great. The kids loved the pool and the table, chairs and TV down there made it a great place to spend a lot of time. A short walk to the beach and a few shops. Great restaurants in AMI. We had a couple appliance issues but they were solved fairly quickly."

"The moment we walked through the door at sunset landing we were in awe! It was so beautiful and clean! There were 4 adults and 6 kids! The kids had fun in the pool and the arcade was a hit!! We utilized the beach carts, wagon and bikes every day and they came in handy when going to the beach! The house was well stocked! They even saved the day with a portable high chair and a pack and play! We did a lot of cooking during our stay and my only complaint would be the lack of kitchen utensils. Measuring spoons and cups and big serving sooons would have been nice but we made due! The coffee maker gave us fits and had some minor pool issues but this in no way affected our stay and we had an amazing week!! We would definitely recommend this beautiful beach home!! The owner was very quick to respond to any questions we had regarding the house! He was very easy to work with! We would love to come back and stay at sunset landing!! "
Great Family Beach House
"Our extended family stayed over 2018 Christmas holiday and the home worked perfectly for the 10 of us. The four children (10-14) said it was the coolest beach house that they have ever been in. Indoor/outdoor layout works well, plenty of bedrooms and bathrooms.
When issues arose, the owner (Jim) was immediately responsive, including having the pool maintenance company fix a problem within an hour. Lots of great beach equipment for use as well. The added bonus of arcade game (Lots of Donkey Kong and Galaga competitions) and foosball table made the week fun.
Would definitely recommend and will stay again during our next trip to AMI."
Bad weather but still fun
"The house is large and airy. We were nine and because we had a lot of rain we were indoors a lot more than is probably typical in a beach house. The living room really doesn’t have adequate seating for such an occasion. We also ate in probably more than usual and found that while there were lots of plates and bowls and such the supply of utensils was a bit meager (e.g., one small cutting board and rather inadequate knives.) Had the weather been nicer we would have spent time in the yard and the pool and probably wouldn’t have missed what we did. The location is lovely with lots of good restaurants nearby. A few of us are local to the area and able to recommend off island activities as well. The owner was very attentive to our calls and questions, the beds very comfortable and all in all a nice place."

"Our family of 11 had a wonderful time in this very spacious property. It was very well-equipped and nicely furnished. Jim even purchased a Pack 'n Play for the baby before our arrival. The many beach and pool toys were also greatly appreciated. The island beaches are absolutely beautiful and the pool was put to great use. Jim was a gracious host who was very easy to work with from beginning to end. He checked in on several times to be sure all was well. I definitely recommend this house and hope to return in the future."
Great location and layout. Good value for the price
"Plenty of bedrooms and bathrooms for our large group of adults, and a great layout for being together in one common area for making drinks and snacks and lounging. Easy walk to beach and the restaurants and bars - the best location we have had in 5 years of renting at AMI. Only two usable beach chairs and two tents, so if you want chairs or umbrellas you should bring your own or plan to rent them. Additionally, you will need to purchase bathroom tissue, detergent, and trash bags if you are staying for more than a couple of days."
Perfect Girls’ Weekend at Sunset Landing
"Just came back from an incredible stay at Sunset Landing on AMI. We spent a lot of time looking for a house that could accommodate a group of 11 women from all over the country for a long weekend get together. The house was perfect for us with plenty of bedrooms, bathrooms, beautiful space and thoughtful amenities. We didn’t spend much time at the pool because we were lucky enough to have ideal weather and the beach is such a short walk away. It is also an easy drive to the grocery store but otherwise used the trolley or the Monkey Bus to get around the island.
Jim could not have been nicer and quick to reply when we had questions and communicate how much he wanted us to have a great experience at his lovely home. I’d highly recommend Sunset Landing and AMI, we will definitely be coming back. "

"This home fell short of expectations for the price paid. Upon arrival, we found a pool that was not only filled with debris, but was in need of a cleaning and vacuuming. We shared this information with the owner, along with pictures and was told there was a skimmer there for our use.
The furniture in the common areas are worn, filthy and stained. The refrigerator is rusted and the ice/water dispenser do not function. The light over the stove does not work (we used a griddle for cooking, on the stovetop). The walls throughout the house are filthy, in desperate need of painting. The master bath shower floor is covered in black mold. There are TVs in each room, however you can only have 3 on at a time, so one couple wasn't able to enjoy the room TV at night.
Upon departure, we were instructed to strip the beds, which we did. We found urine, blood stained mattresses in all rooms, and a "

I'm very sorry that you were not satisfied with your stay. I do take guest feedback and communication very seriously, and I'm always very responsive to issues that come up. However, it's important to keep in mind that this is not a resort, it's a rental property on a tropical island. All I can offer is a quick and thorough response, within reason, to any concerns that come up. Also, your statement that I declined to offer a partial refund is simply not true. Your requested refund amount was excessive, however I did offer a more reasonable refund amount.
Future renters...here are my actions being taken to address these issues:
------ Pool: My pool is professionally cleaned and vacuumed twice per week on Mondays and Thursdays. High winds and storms in this tropical climate often cause some leaves to blow into the pool. For this, we offer a pool skimmer that can be used to get out the debris. I do not have a pool staff that work at the house to clean the pool, as a resort might. If the debris is excessive, I can ask them to make a special trip if they are already on the island during the week.
------ Our couches were purchased less than five years ago, and two new chairs were purchased last year. The couches have a Sunbrella fabric to try and protect from stains. Unfortunately, some renters are not as careful with our furniture as they are at their own homes. However, after it was mentioned that there were stains, I did schedule a professional cleaning service to come in the following weekend to clean the couches, chairs, rug, tile floor, and all the mattresses.
------ I was not aware that the water/ice dispenser was not working. While the quarter-sized rust mark under the water collection tray is unsightly, the fridge is functional. Regardless, I decided to take action and order new appliances that are being delivered in March (fridge, stove, microwave...the dishwasher was new last year) so that future guests have a working water/ice dispenser and don't have to look at the rust mark.
------ The walls can get dirty much more quickly in a beach house rental property compared to those in a typical home. As a result, I already had planned on having the whole interior of the house repainted in March 2023.
------ The shower floor issue is being addressed. I think stating that it was "covered in black mold" is a significant exaggeration, but I'm having the tile in that shower regrouted and sealed in March, and I have asked the cleaners to keep it extra clean until then.
------ Unfortunately, there's a limitation on YouTube TV that you can only watch three TV's at once. That's nothing I can control and is pretty common among TV app services. However, I am looking into other options that may allow more TVs at once.
------ All of our mattresses had waterproof mattress protectors on them to prevent stains and protect the sleeping guests from the mattresses. So I'm not sure how those stains got there. Regardless, I did have all the mattresses professionally cleaned after you brought this to my attention. Additionally, all of the mattress protectors were inspected, any damaged or missing ones were replaced, and bed bug mattress encasements have been placed on all of the mattresses as well.
------ As far as the mattress that was flipped over, the cleaners and I were not aware that a guest previously flipped over the mattress. The cleaners didn't notice it since it was encased in a zippered, full mattress cover. Perhaps a guest liked a firmer mattress and decided to flip it over. I instructed my cleaners to flip the mattress back over after you informed me.
As an owner, I always act as best I can when things are brought to my attention. I take maintenance and cleanliness very seriously. This is the first time I have received a review like this. I primarily get 5 star reviews. So the truth lies somewhere in between your expectations being too high and the house needing some upkeep to be done. For my future guests, please know that these issues are being addressed in early March 2023 and the house will look VERY clean, and almost brand new.
