This little town at the northern tip of Anna Maria Island—full-time population 1,800—is beloved for its beachy ambiance, but it isn’t stuck in time. In the last decade, investors have snapped up many humble 1960s-era concrete-block residences and built multi-story mega vacation rental homes in their place. Now, nearly 70 percent of homeowners are rental owners. That means a constant turnover of weeklong visitors, who bicycle or ride their golf carts to scenic Pine Avenue to shop, dine and stroll to the Anna Maria City Pier and the Rod ’N Reel Pier, with their knockout views of the Sunshine Skyway bridge. Venerable institutions like the Island Players community theater, a weekly farmers market, and the Studio at Gulf and Pine art gallery, which its variety of hands-on art classes, help create a sense of community.

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:

All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home’s occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.

BABY EQUIPMENT RENTALS:

Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):

The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:

Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:

50% of total amount due must be made at time of reservation request to confirm reservation.

50% of total amount due must be paid on or before 60 days prior to check-in date

Full amount due must be made at time of booking if check in date is within next 60 days.

Cancellation Policy

CANCELLATION POLICY: Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather...

The home was very clean, has a well stocked kitchen, new appliances, and a lovely outside pool and gazebo area. "Very late with are review, we stayed during the Christmas break WoW loved the island loved the accommodation it’s the only holiday we take in the year and it’s mid February and family still missing it worth every penny/dollar. "As close to the ocean as you can get without paying waterfront prices. Clean, modern, well-equipped home with a well landscaped pool area. The heated pool is a plus (not all homes on the island have heat for their pools). SHORT walk to shops, with the Waterfront restaurant being steps away. Will definitely rent again."

"The house was great. Along with it being a great location, the kitchen was well appointed and the beach supplies in good shaped. The houses was very clean and head everything we needed. The washer and dryer were nice too. We also enjoyed the large pool. Anna Marie was great. The gulf and bay breezes made it nice to get outside for a walk. You can ride your bike and find a golf cart to rent within walking distance. The Waterfront restaurant within the same block is the be of the best restaurants we have ate. We will be back. We enjoyed the relaxed vibe so much. Thank you!"

Another Great AMI Vacay!

"Decked Out was a great property and met all of our expectations! The property was well-maintained, clean, updated and stocked with items needed for our stay...including plenty of gear for the beach and kids. The only complaint we really had was that the pool was dirty, but it had just rained quite a bit upon our arrival so it was to be expected. We did have an issue with the air conditioner during our stay and the management company did a great job in expediting the repair and keeping us informed. We would definitely recommend this property to others staying in AMI!"

Thanks for staying with us! The home has everything you need for a great island stay! As mentioned with the rainy season when it rains each afternoon there may be some debris that gets into the pool. We do have the pools serviced weekly or biweekly depending on the season and we even personally net the pools on the weekends to keep them perfect for our guests!

Both Beautiful and peaceful

"This was my first time at Anna Maria island, and I was very impressed at how close the island beaches resemble the beaches in the Caribbean. I would say it’s prob the closest your going to get on U.S. soil (besides Hawaii). With that being said….I don’t know which was prettier, The inside or the outside of this property. The pool area was very inviting, private and serene. Both decks offered some really nice/ comfortable outdoor living space that we were able to use, and the inside was also very beautiful and comfortable. We had everything we needed and the area was peaceful and quiet. I also liked that they had beach chairs and boogie boards that we were able to use on our trips to the beach. I do plan on going back and I will probably go straight to “once upon a beach company” website to choose my place to stay because Since my stay at one of their properties, I’ve checked their website to view all their properties and they all seem top notch. I’ve stayed in places before that have looked “really nice” thru their VRBO listing but once I got their I was disappointed or unsettled by how it actually was. This time I made sure to pick a place that had 100% perfect reviews (Decked out) & it payed off. The place was exactly how pristine it looked in the pictures. In the future I would prob stick to booking a property from their company if/ when I return to Anna Maria island :)"

"The house was perfect for 2 couples. Immaculate and a perfect location! The pool area was awesome. We did have a couple of negatives. The outdoor grill wasn’t working, it was fixed but not until our last day. Also the master bathroom is odd. It’s open to the bedroom without a door. It’s a gorgeous bathroom, but absolutely no privacy. No locks on any of the bedroom or bathroom doors. All in all we enjoyed our stay."

This place feels like home with adjustable beds, beautiful remodeled bathrooms, amazing pool and landscaping. Would definitely stay again! While it was a bit high tech for us....we managed to adjust and enjoy the views and amenities."

"What a wonderful home in a wonderful location. Beautifully decorated and packed with everything you could possibly need whether you're cooking in the kitchen or outside grill, heading to the beach or enjoying the gorgeous backyard and pool. We lost hours drinking coffee on the front porch taking in the view of the bay and City Pier. The master bed is extremely comfortable and the open plan master bath works really well and has a huge shower! The great location allows easy access to the beach, bay, restaurants and shops on Pine Avenue. We can't wait to stay here again :-) "
