 5 adult Bicycles and 2 child bicycles are available to rent, as well as a 14' tandem ocean kayak to explore the canals and beach!  Pool heating is available from October 1st thru April 30 and up to 83 degrees Fahrenheit for a nominal $17 fee per day. The heater can only keep the temperature ~15 degrees higher than the ambient air.

* If you would like, a house key can also be picked up from Sato Real Estate, located at 519 Pine Avenue, just 7 blocks away from our house at 522 South Drive. They’re open from 9 AM to 4 PM daily. If you request a key and arrive after hours, it will be left in Sato’s drop-box.

 Convenience sums up why this property is the one to book in Anna Maria City. Many properties claim to be in Anna Maria but are really located in the Homes Beach area. o House Manual

o Keypad entry will be the primary means of access, after 3 PM the day of your arrival. If you would like, a house key can also be picked up from Sato Real Estate, located at 519 Pine Avenue, just 7 blocks away from our house at 522 South Drive. They’re open from 9 AM to 4 PM daily. If you request a key and arrive after hours, it will be left in Sato’s drop-box.

o The house is fully furnished and has seven beach chairs, umbrella, wagon, cooler, and towels.

o Five adult bicycles and two teen bicycles stored on the property and are available to rent for $149 per week, or $39 per day for all. Please make sure to hang them up, alternating the handlebars, and lock them together at the end of your stay. It's important that the next tenant can park in the garage.

o A tandem Kayak and life vests are also stored on the property and available to rent for $189 per week, or $49 per day. Off site, golf carts, paddle boards, additional bikes/kayaks, and beach equipment can be rented thru Beach Bums, located at 427 Pine Avenue. The owner’s golf cart is stored on the side of the property and is not available for rental.

o Parking is only available for two vehicles on the property. Only up to a mid-size can be parked in the garage, and up to a full-size SUV in the driveway. Boat trailers are not allowed to be parked on property. Parking on grass is also not allowed, and your damage deposit will be forfeited if the irrigation system requires an inspection not adhering to this restriction. If additional parking is required, please let us know.

o Up to a 25' can be docked, and one can be rented at Just 4 Fun Rental at 5358 Gulf Drive. They will bring it right to the back yard dock and pick it up when you’re finished.

o A NEST video security system monitors the exterior front, side, dock, and rear exterior of the property. Tampering with the security system will forfeit your damage deposit as well. Recorded video will not be reviewed by the owner unless damage or theft is reported.

o This is a not pet property. Immediate eviction and forfeiture of your $599 deposit will apply to cover all cleaning fees.

o The pool wonderful but is extremely sensitive to chemical imbalance. Please make sure to utilize the outdoor shower, prior to use, and refrain from using spray-on sunscreens. Use lotions only, as the spray-on will wreak havoc with the pool’s chlorination and filtering system. The water fountain/feature of the pool is automatic and runs for 15 minutes at select hours. Tampering with the fountain or causing an additional pool cleaning service will also forfeit your damage deposit. Pool heating is available from October 1st thru April 30 at 83 degrees Fahrenheit for an additional $17 per day.

o Paper goods, bath, and kitchen supplies are not supplied. We ask each guest to leave behind enough for the next guest to start their stay.

o Check-out is by 10 AM on the last day. You can call/text Scott if you have any questions or concerns. He'll send his number via text. Departing after 10 AM may cause our cleaner a delay, which may result in additional fee, which will be deducted from your damage deposit.

o Sorry about all the warnings/instructions but we want to ensure the best experience for all of our tenants! The house key can be picked up from the property manager, just ~7 blocks away from our home, 522 South Drive. They're open from 10 AM to 4:30 PM, but check-In time is after 3 PM that day. This will forfeit your deposit.

COVID-19 update as of March 28, 2020:

• Due to the coronavirus, we’re taking extra care to disinfect frequently touched surfaces between reservations • All restaurants and bars are closed on the island and that only take-out is available. We expect this restriction to be lifted shortly, and feel free to message me concerning the latest status. • Anyone traveling from the New York Tri-State area (New York, New Jersey and Connecticut) must self-quarantine for 14 days upon arrival.

ACCESS: The street address is 522 South Drive, Anna Maria, 34216 and keypad entry into Sunshine Cottage will be the primary means of access. 3. All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. 4. Keep the property and all furnishings in good order.

5. Only use kitchen appliances and laundry machines for their intended uses.

6. Pets are NOT allowed. Any evidence of pets inside the residence will forfeit the entire damage/security deposit.

7. Housekeeping: There is no daily housekeeping service. While linens, bath, and beach towels are included in the unit, daily maid service is not included in the rental rate.

8. Toilet: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sanitary system, your damage deposit will be forfeited.

9. Storms:

 If there is a storm or hurricane, no refunds will be given unless:

• The State and Local authorities order mandatory evacuation in a "Tropical Storm/Hurricane Warning County" and/or

• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" City of residence of a vacationing guest.

• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

? Any unused portion of rent from a guest is currently registered.

? Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and

? Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

10. Ocean algal blooms or inclement weather are not considered a reason for rental refund.
