Cancellation Policy

CANCELLATION POLICY: Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere.

Really nice property within walking distance of island restaurants and beaches.

"Our family of seven were very comfortable at this property. It is very well maintained and the kitchen is well-supplied. There are also a couple of bedroom closets that would be perfect for a pack-n-play. We especially enjoyed the heated pool, sitting on the back deck, and being able to walk to the beach, ice cream shops and a couple of restaurants. We took a couple trips off the island to both Caspersen Beach and Mote Aquarium. We would definitely stay here again."

Great long weekend stay at AMI

"Beautiful and comfortable home - the crown molding and finishes are gorgeous and living room chairs are so comfortable. Outdoor pool feels indeed like an oasis with beautiful plants and trees. Great location between bay and beach. Owners were responsive and so kind to supply beach cart and chairs."

Comfortable Home in a Beautiful Location!

"The home is beautiful & located an easy walk or golf cart ride to the shops & restaurants on Pine Ave. You definitely would not want to walk to the beach carrying all of the necessary gear. Overall the home is nice and decently equipped. It is lacking and/or showing some age in the areas of cooking equipment, linens, bedding, and outdoor furniture. The back porch is a lovely place to enjoy coffee but there is no real furniture on which to relax. There is a dining table which is nice. The biggest complaint we had was communication with the property manager. I asked prior to arrival and was specifically told there were enough beach towels & chairs to accommodate the number of guests the property sleeps. We were preparing to head to the beach on Sunday (around 11:15am, not super early) when we discovered there were only enough chairs for 4 out of 7 in our party. I contacted the number in the binder and waited to hear back. The owner of Once Upon a Beach, Michael Kaleta, called. After explaining the situation he rudely asked if I'd like him to leave Easter mass to bring the chairs. I responded that no, that wasn't necessary but I'd like them by the following morning. He was short, rude, and abruptly ended his call with me by pretty much hanging up after saying he'd leave the service to deliver them. Why he answered the phone if he was at church is questionable but ultimately it is his business and his responsibility and not the fault of the rental guests who were given incorrect information. His behavior was highly unprofessional. They did deliver the additional chairs and that would've been a 5 start experience had it not been for his rudeness. . Prior to that interaction I had very pleasant and professional exchanges via email with his wife, Nikki Kaleta, and an employee named Brittany. I also feel that it is important to note that the Instruction Book for the property includes a statement that if you leave a 5 star review within 7 days of departure you will receive a discount on any booking within the following year. I feel that is disingenuous and is essentially buying good ratings. Overall, I would recommend this property but it isn't a 5 star experience."

We are a local husband and wife family owned and operated team here at Once Upon A Beach. We pour our heart and souls into our business. We stand by providing excellent service and absolutely go above and beyond to provide for our guests, owners, and homes. We work 365 days a year, 7 days a week, and 24 hours a day. We are available at all times for our 30 homes and subsequent groups of guests we are hosting at any given time. We appreciate that you found the home comfortable, beautiful, and equipped. The home has brand new linens and bedding on all beds and we will pass along your feedback regarding kitchen items to the owners. To say I am disheartened by the statements made about our service or professionalism would be an understatement. They are not an accurate reflection of who we are as a business, professional, or people. We provide adequate amounts of beach equipment complimentary in the home including a beach cart, chairs, umbrella, and beach towels. We don't typically specify amounts of chairs as that number fluctuates often with guests leaving items or chairs being retired and new ones ordered. There were 5 beach chairs in the home at the time of your stay and we do apologize if anything else was communicated differently otherwise prior to your arrival on Saturday. You had arrived on the Saturday before Easter and repeatedly requested an early check in which we respectfully had to decline because that Saturday was the busiest day on the island in regards to departures and arrivals in every one of our homes. We kindly asked you to be understanding and that we would absolutely call you if the home became available any earlier than the 4pm check in time. We have a multiple tiered cleaning/inspection process with our cleaners, maintenance team, and we personally ourselves inspect each and every home prior to arrival. We arrived at 2:30pm Saturday to inspect the home and found your party occupying the home already. We personally explained that the home has not been signed off by cleaners and that we had not yet done our final pre-arrival inspection. The response we received was that home was great, your party was inside, and we would not need to do an inspection as you didn't need anything. You called our after hours emergency line Easter Sunday mid-day and left a voicemail stating you had an emergency and needed to speak with someone immediately. We returned that call within 5 minutes of you leaving the voicemail. You stated that your emergency was that there were only 5 beach chairs and not 7 which would be enough for your entire party. Mike apologized for any miscommunication and that we would be happy to bring the additional 2 chairs first thing tomorrow Monday morning. You stated that you didn't feel like asking you to wait a day was acceptable. So Mike, in an effort to ask for compassion, asked if you were requesting him to leave our family Easter to bring you 2 beach chairs to which you stated you didn't necessarily want to ask that but felt it was our responsibility to you as the guest to not lose out on a full day of the use of 2 beach chairs as promised to you. He agreed to bring you the chairs, ended the call, and drove to your home to drop off 2 additional beach chairs on Easter Sunday for your use within 30 minutes of your initial voicemail. He then text you that he had dropped off the chairs and to enjoy your Sunday and wished you a Happy Easter. I can confidently state that no other company on the island would have offered to take such an extraordinary step for you on a holiday. We are fully committed to our guests and I am dismayed that instead of praising our commitment to you by answering your voicemail, delivering 2 beach chairs (not an emergency) on holiday, and doing so with grace that you are choosing to comment on perhaps what you picked up on as his disappointment and sadness as a human being in being asked to leave his family on a significant holiday. We would have been grateful to been given the respect and courtesy to complete our pre-inspection of the home or been notified by your party the day of your arrival as we request regarding the amount of chairs you requested. A non-5 star experience, would have been to not oblige your request until the following day. However, we continue to stand by our commitment to 5 star excellence and will do so for all our future guests. As a small business rave reviews and return valued guests are everything to us... so offering a return guest discount is a small token of our appreciation and gratitude for guests to come back and stay with us while also help supporting our small business.
