TRY OUR TASTY MARGARITA RECIPE!
INGREDIENTS: 1 oz tequila, 1 oz triple sec, 1 oz fresh squeezed lime juice, 1/2 teaspoon
sugar, kosher salt, lime wedge, crushed ice or ice cubes
PREPARATION: Step out your door and pick from one of our many tropical fruit trees, some
fresh limes. Then, back in the kitchen, cut the lime into wedges, take one wedge and rub it
around the glass rim, turn glass up side down and gently press into salt. Squeeze the rest
of the lime (equal to 1 oz) and carefully remove all seeds. Shake the tequila, triple sec,
limejuice, and sugar, pour over ice, and enjoy!

Sloan Properties Seasonal Rentals File: Form # 1 TERMS (updated 9/01/12)

Reservations
To reserve a rental apartment a simple application is required, as well as a $450.00 deposit (and a one-time $50.00 application fee for leases longer than 2weeks). The application will be sent to you via fax (or Email). Once the application and (app fee/ deposit check) are received by our office it will be processed and the apartment will be reserved for you. If you choose to reserve the apartment immediately, please fax back the application along with a copy of the check on the same date that you mail them and the apartment will be tentatively reserved for you upon receipt of the fax.

Once the application is processed and approved, the $450.00 is converted into a security deposit and the reservation is confirmed. The security deposit will remain on account for the term of your lease and be refunded to you after a checkout walkthrough and inventory checklist review and all utility bills regarding your apartment have been received (always within 30 days of your departure). If for some reason the application is not approved the $450.00 will be refunded to you immediately after the funds are cleared.

Short Term leases (shorter than 4 months)
Upon approval a lease would be emailed to you for your signature (to be returned via fax). At this time a deposit equal to 25% of the total lease cost is due including Fl sales & tourist development tax, exit cleaning service charge (and any intermittent housekeeping and/ or linen laundry service fees, if this is included in your lease). One month prior to the beginning of the shoulder season (Sept 1) you would be billed an amount equal to 50% of the total lease cost. This invoice is due on October 1st. If your application approval occurs after October 1st, you will be billed immediately for this amount. The 25% balance (which will also be billed to you) will be due one month prior to your arrival.

Long Term Leases (4 months or longer)
Upon approval a lease would be signed and you would be billed for the first and last month’s rent, including Fl sales & tourist development tax (if applicable) and a security deposit equal to a full months rent. This amount is due prior to move-in. Each consecutive month’s rent, along with any intermittent housekeeping and/ or linen laundry service fees (if this is included in your lease) would be due on the 1st of each month and late on the 5th of that month. You will not receive invoices for monthly rental payments due.

Cancellations
One month or weekly leases may be cancelled at any time, without further obligation to rent the apartment. However whatever deposit moneys have been submitted will be forfeited.
Leases longer than one month would require a 50% cancellation fee (of the total lease amount).

If full payment has been received you will be refunded the $450.00 security deposit as well maid service and applicable linen laundry service costs. If the apartment is successfully re-rented in full or in part during your lease period you will also be refunded 50% per diem rental of your lease.

Travel Insurance is highly recommended, as it can protect you from incurring out of pocket cancellation costs should a medical condition or other unforeseen event require you to cancel your visit.

All deposits, rents, and fees to be paid in U.S. cash or checks. All quoted prices are subject to local and state taxes. There are no refunds for early departures.

1. Check-In, Check-Out Times
Check-In Time is 4:00 pm on the first day of the lease (unless otherwise specified).
Check-Out Time is 10:00 am on the last day of the lease (unless otherwise spec.).
2. Length of Stay
Minimum one-month stay- any calendar month or (any 30 consecutive days, 29 nights).
Minimum two-week stay- (any 14 to 29 consecutive nights) rates based per night.
Minimum one-week stay- (any 7 to 13 consecutive nights) rates based per night.
Minimum three night stay- (any 3 to 6 consecutive nights) rates based per night.
(Note: Any stays less than a one month term during High Season and Summer Season are deemed as fill-ins and may only be reserved one month or less, in advance of stay, with exception of the Shoulder Season (unless otherwise noted). Less than one month stays during Shoulder Season may be reserved at any time.
3. Change Reservation Policy
There is a $50 fee to change reservation (based on availability at the time of request). Requests must be made in writing before a new lease can be drawn.
4. Cleaning Service Fee Policy
Optional bimonthly maid service and mandatory exit cleaning is provided at cost per cleaning of $65 (for studios and one-bedroom apartments) and $75.00 (for two-bedroom apartments). This fee is in addition to rental fees charged. The total cleaning costs will be stated in application form…. If guest chooses to forgo bimonthly maid service, mandatory exit cleaning will billed to the tenant per actual time spent cleaning the apartment.
5. Linen Laundry Service Fee Policy
Intermittent linen laundry service is offered (upon request) at a fee of $15.00. This optional service provides fresh linens and towels. (Note – If you choose not to request this service- there is a coin operated laundry facility on the premises for your convenience. When laundering our linens and towels please do not use chlorine bleach nor wash with other non-colorfast items. Thank you).

6. Damage Policy
Any damages will be deducted from the $450.00 security deposit. Any damages exceeding $450.00 will be deducted from the authorized credit card account. A detailed inventory will be provided at the unit for your review at the time of check-in.
7. Accommodations
These accommodations are restricted to the number of occupants as described in your lease. Any use of the property other than strictly family vacation purposes is restricted. Wedding receptions, parties, or functions held on the property are not permitted without specific permission in writing from Sloan Properties. Additionally, please note that Wifi Internet and Satelitte TV services are provided as a complementary service to our guests and we make no guarantee or warranty as to service availability during your stay.

Apartments offered for rental are individually decorated and furnished and reflect the theme incorporated into each design. Some changes or substitutions may have been made over time due to damages or breakage. Every effort has been made to assure accurate descriptions. Changes in inventory or items and/or decor occur from time to time and such changes will not void or alter the terms of the rental agreement. Distances to the beach and Atlantic Avenue are approximate. Sloan Properties will not be held responsible for any amenities, which are closed down for maintenance purposes or inoperable conditions.

8. Security of the Apartment and its Contents:
When you lease the apartment, you assume full responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave. Lock your automobiles and put away any rental equipment. Any use of rented equipment by the Guests is strictly at your own risk and liability and could cause you to incur additional expenses.
