Large deck overlooks the sparkling pool. Smart TV's and super fast WiFi. Expansive patio for relaxing and enjoying the beautiful Florida weather, private pool with in-pool lights.

Plenty of place settings incl drinking glasses, wine glasses, coffee mugs plus kid friendly dinnerware, pots and pans, cooking utensils, mixing bowls, baking dishes, pizza pan, cookie sheet, toaster, blender, crock pot, can opener, wine opener, measuring cups/spoons, coffee maker (including complimentary coffee, filters and creamer!)

Dining: Kitchen Island with 4 stools, Dining room that seats 7 plus high chair...

Deck furniture: Patio table w/6 chairs plus 2 Adirondack-style chairs

Gas Grill with propane tank is provided. We do not refill the tank, so when it goes empty, please feel free to exchange the tank at a local gas station or Home Depot got around $20.

Poolside Furniture: 4 lounge chairs, 2 swings, 2 stationary chairs and shade umbrella overlooking the pool.

Pool/Spa Settings are all scheduled. When purchased ($100/wk), Pool Heat is set to 85 degrees, however if air temps drop below 70 degrees it can affect pool temp, so unfortunately pool temperatures cannot be guaranteed.

No parties. Minimum renter age is 25. 8 adults Maximum. (Exceptions are possible on a case by case basis with positive review history as long as booking in advance and not local) ID to be provided upon request 4 cars Maximum, No street parking No beverages or food allowed on carpet. Fireplace in living room has battery operated candles for ambiance. Please do not start any fires in it. Pool: During cool season (if pool heat is purchased $100/wk) the heater is preset so this should not be adjusted. Please put the pool umbrellas down when not in use so they don’t get caught in the wind. Ants in the pants

"Beautiful location and overall house but still a terrible ant problem in the kitchen that grew day by day. Was hoping it was corrected after another reviewer. By third day they were in the cabinets all over our cookies and cabinets. Also couldn't eat at the island or table without them sprinting to your plate. Other items host needs to address is front door is hard to get into, beds are full not queens, some inventory like cooler or wine opener isn't there, and there are a number of touch ups that we were concerned we would get charged for when arrived - dings on drywall, trim, etc. nice little pool and plenty of stylish rooms and baths but showing a little wear. Pics I believe are a few years old."

Thank you for the feedback. We do have regular pest control but unfortunately in Florida there are sugar ants which are attracted to food if left out, and the only way to avoid them is to keep all food sealed and stored, counters wiped, etc. There were no ants present when the property was cleaned out at check in time. The queen beds are definitely queen beds as we ordered them brand new from Ashley, both the beds & mattresses so the size is not a misprint. Thank you for letting us know about those few missing things we will get replaced. The interior of the home and porch has been repainted and some updated furnishings since the pics turned were taken.

Great family vacation home

"My husband, parents, four kids and I enjoyed our stay at this property. The home is decorated beautifully and the layout was perfect for the 8 of us. Nice central location to get to many of the beaches. Lots of towels are provided for the pool and beach as well as laundry detergent which was so nice since we did quite a bit of laundry throughout the week. As noted in previous reviews the pool is smaller than it looks in the photos but it was the perfect size for our kids. We were very careful to not leave food out in the kitchen because of the previous reviews about the ants. We did see a handful of tiny ants every day on the kitchen counters but it wasn't that big of a problem to notify Theresa about. There were a few minor maintenance issues with the house but Theresa was always very quick to respond to my messages and the repair man was out the next day to fix the issues. Unfortunately, The pole to the beach umbrella was missing as well as some kitchen items such as measuring cups and a colander so hopefully that can all be replaced. The house is great for little kids since it has a pack n play, kid plates and silverware, stroller and lots of toys for the pool and sand toys for the beach. The only major complaint we had with the house is that the adults found the beds to be extremely firm and uncomfortable. Our kids slept fine but I don't think my parents, husband or I ever had one night of good sleep with the mattresses being so firm and noisy. I'm shocked I didn't read any other reviews about the beds, although one family wrote it in the guest book about the beds being uncomfortable. I would definitely suggest replacing the mattresses for the king and queen bed or at least adding pillow toppers. Other than the uncomfortable beds, we had a wonderful vacation and really enjoyed the house and the pool!"

GREAT EXPERIENCE!

"We can't say enough amazing things about this property. The host was so easy to work with, she answered all my questions prior to our arrival and then when we stayed on the property if I had any questions she was so quick to answer back. We loved all the amenities that were included at the house. Pool toys, beach toys and chairs, and kitchen supplies! Everything you need is already there! The location of this house is perfect you are centrally located between downtown Sarasota, Palma sola, Lido Key and Anna Maria! The open floor plan gave us plenty of room in the kitchen and living room. Having 4 bedrooms was very nice, and we were allowed to use the garage for parking our car. The biggest thing to us was finding a pet friendly house which this property was pet friendly with a fenced in back yard. Our dogs loved having space to run around in the yard and walk around the quiet nice neighborhood. The house was so nice and the host was just as amazing too, I highly recommend renting those property!"

Beautiful, modern, clean!

"Thank you Theresa for this lovely home. From the moment I saw the listing a couple of months ago until the moment our stay ended as we walked out today you have been so kind, helpful, and accommodating. What a refreshing difference from our last stay at a property in Orlando. You can rest assured that your property manager is doing an amazing job as well as the handy man that we had the pleasure of meeting. If we're ever in Bradenton/Sarasota we will most definitely be staying here. We have a cousin that just moved to the area and his large extended family visits him. I will be letting them know. The home: When you first pull up you get the feeling of "HOME!" The living room area is breathtaking with the high ceilings, fireplace, and open space all facing the pool. It's breathtaking when you walk in. The decor, attention to detail, and the basket of rolled up fuzzy blankets by the couch, is something I immediately mimicked once we got home. Our family enjoyed playing the UNO that was under the TV. Some of the board games may need to be refreshed due to missing or broken pieces. The bedrooms are large, spacious, beautifully decorated, and all but 1 have their own bathrooms which was a plus for us as we (7 adults) were attending a weekend long wedding event. The master suite is grand and has a balcony facing the pool! We did not get to use the actual pool due to the weather but every time the sun peaked out we laid out on the pool deck to soak up the rays... we even had lunch outside. The kitchen is exactly how I want to redo mine someday. It's spacious and wide with a huge center island that we all gathered to to eat and have our morning coffee. Bonus: A WINE FRIDGE! The laundry room with modern washer/dryer and sink is a great plus so you can travel back home with clean laundry. Loved the huge garage although we did not need it. Overall, my family was really impressed and felt as comfortable as being home. My sister in law came over our last night to drop off my niece and was blown away. They rest of the wedding guests stayed at overpriced hotel rooms sharing one bathroom while we enjoyed this clean, comfortable, beautiful home. Thank you Theresa and your property management. "

4 day 3 night stay

"Overall the stay was good. We liked that the property had everything we needed for a stay. There were a few things that were no means pleasant. 1. Ants in the kitchen were uncontrollable. 2. Towels were stained and dirty. 3. We all have bites all over our bodies. Not sure from what kind of bugs but it's been almost a week later and we are all still itching and have red irritated skin. 4. The location was okay but surrounding neighborhoods were pretty sketchy."

Noseeums are extremely common in Florida this time of year and are basically mini mosquitos you can barely see, so they will leave you with little itchy bites similar to tiny mosquito bites if you spend time outdoors without bug spray. As for ants inside the kitchen, I was just at the property last week and saw none, so I'm not sure if this was a result of guest behavior during their stay. It is common to have sugar ants if food is left out in the kitchen or if countertops have food residue on them between food prep. We take pest control very seriously and have scheduled quarterly pest control treatments both indoors and out. As for the neighborhood, we are surrounded by million dollar properties and the neighborhood is located across the street from IMG Golf Course. Yes if you go miles away there are less expensive neighborhoods, but not in walking distance.

"My husband and I traveled with our adult children and their significant others. Everyone agreed they had such a good time. The "kids" swam every night. There was plenty of space for all 8 of us, we never felt cramped. The large kitchen table got a lot of use for meals and game playing. Theresa was great and emailed me some of her favorite places to go and followed her suggestions and had an awesome time. We did the Mangrove Kayak tour and it was a lot of fun! "
