RENTAL AGREEMENT
Guest agrees to charges and acknowledges having read and understands the management policy on the following pages of this document. Payment of reservation deposit is considered acceptance of all terms regardless of signature status of contract. Guest is responsible for adhering to the rental terms and dates. Any error on Guest’s part is not the responsibility of the owner or his agent.

Maximum occupancy: The maximum number of guests is limited to 4 people. No exceptions.
The reserving party must be 25 years of age or older and must occupy the rental for the entire duration of the reservation period. An adult over the age of 21 years is required to accompany all minors on the premises at all times. Sub-leasing of the vacation rental is strictly prohibited.
We want to assure our guests that extra cleaning measures have been implemented since the Covid19 Pandemic began. All of our cleaning crews wear gloves and masks. Our products are all approved by the CDC. We are following the CDC guidelines for cleaning and disinfecting the property so it will be safe and clean for our guests.
Any missing, lost, or damaged items from the property shall be charged directly to the guest. The owner or his agent will make a courtesy call to discuss any charges beyond those agreed to on your reservation.
We don’t allow pets on the premises. This includes visitors of guests.
Do not flush anything other than toilet paper.
Open flames inside the property are prohibited. Smoking inside the house is strictly prohibited
PLEASE DO NOT TURN THERMOSTAT BELOW 72 DEGREES. LEAVE SET TO “AUTO” POSITION
Any damage or excessive cleaning will be charged to the Guest. Damage deposit will be returned within 72 hours after checkout.
If staying in multiple units; return all items to the Unit it came from.
PARKING:
All cars are to be parked only on the paved driveway area. Any illegally parked cars are subject to be towed.
SUPPLIES: We supply starter supplies of toilet paper, paper towels, hand soap, dishwasher tabs, dish soap, laundry tabs and bleach. The guest will be responsible for purchasing additional supplies to cover the rest of their stay.
POOL
PLEASE SPRAY DISINFECTANT ON BEACH CHAIRS AFTER USE
The guest hereby acknowledges that surrounding areas due to added amenities may provide additional dangers if guests are not careful. With full knowledge of the above facts, the undersigned accepts and assumes all risks involved in or around all amenities provided. Do not tamper with the pool equipment. Any damages caused will be charged to the Guest.
The pool is for registered guests only.
Please use outdoor shower before entering pool or spa, especially when returning from the beach.
Do not throw dirt, sand, rocks etc. into the pool. Damages will be charges to the guest.
CHARCOAL GRILL
We do not furnish charcoal.
Please clean grill after each use. Throw away all trash.
CANCELLATION
We have a strict cancellation policy. No refunds will be given due to inclement weather or any other natural weather forces, failure to arrive or early departure for any reason. Cancelled, prevented, restricted, or interfered with by circumstances beyond our control, including earthquake, fire, flood, Acts of Mother Nature, Red Tide, Pandemics, State or City orders, hurricane, storms, wars, civil or military disturbances, environmental hazards. However, if an official evacuation order is in effect (e.g., due to a hurricane) for the time of your stay, a refund for the respective period of time will be issued.
If we can re-rent your property, we will issue a refund in the amount we were able to re-rent the property for minus a $100 cancellation fee. There will be no refund if we are not able to re-book the property. We do not guarantee that we will be able to re-book the property.
IT IS UNDERSTOOD AND AGREED THAT THE OWNER OF SAID PREMISES OR SAID AGENT WILL NOT BE LIABLE FOR ANY DAMAGES OR ANY INJURY TO THE TENANT, HIS/HER OR HIS FAMILY’S PROPERTY FROM WHATEVER CAUSE ARISING FROM THE OCCUPANCE OF SAID PREMISES BY TENANT AND HIS/HER FAMILY. Guests agrees to hold Owner harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions, or any other casualties or health problems, including viruses or bacteria which may arise during rental or as a result of said rental. Safety precautions undertaken by Owner are not foolproof, and Guests shall hold Owner harmless from all claims to person or property arising out of the use and occupancy of the premises.”
CHECKOUT:
Please remove all sheets, including from sleeper sofa, and place in front of washer. Please put wet towels by washer. We provide the laundry soap.
Remove any food from the refrigerator and freezer and throw away.
Take out all trash.
Put any dirty dishes in the dishwasher and turn on.
Make sure grill is clean and any items left in mini fridge are removed.
Lock all doors and leave keys where found upon arrival.
OTHER USEFUL INFORMATION:
The City of Holmes of Holmes Beach observes quiet hours from 10 PM to 7 AM daily. During these hours, no excessive or boisterous noise or sound is permitted.
If police are called due to noise disturbances during your stay, guest will be responsible for any fines levied for the disturbance. Fines to guests due to strict Anna Maria Island noise ordinance laws can be significant and will be billed to unlawful guests confirmed by local police. Fines can exceed $500 per confirmed violation. Please be sure to abide by our strict no noise ordinance after 10:00 PM EST. This can result in guest being asked to leave.
Trash pick-up day is Monday and Friday. Recycle Day is Tuesday. Wednesday is yard waste. Please use only the correct designated can for recycles.

Sea turtle nesting season is May 1st – November 15th.
We do not offer refunds but will gladly work with you to reschedule your dates. We do highly recommend purchasing Travelers Insurance for hurricanes, illnesses etc.
