Fines & Penalties
Gulf Bay Vacations does not allow RV's, motor homes, or caravans of any size at any of our rental properties without prior consent. If found, your party will be fined and removed from the property. Guests will be responsible for any and all fines, penalties, or citations assessed, either at the time of the incident or after departure, to them individually, to the property, or to Gulf Bay Vacations during their dates of occupancy including but not limited to noise, parking, and trash violations.
Smoking
ALL units are NONSMOKING!!!
Any signs of smoking indoors will forfeit security deposit and may incur additional charges.
PET POLICY
Dogs are allowed under certain conditions and ALL animals, including service animals, must be disclosed and approved prior to arrival.
A minimum of $200 is required on all pet-friendly properties depending on the size/number of pets.
NO Animal is allowed in the Pool or Spa at any home!
NO Animal is allowed on any of the Furniture, including beds!
You also must pick up bodily waste after your pet at all times (both on rental premises and on public property).
If a pet causes any damage to anything in the house (i.e., furniture, walls, doors), that item will be replaced and the guest responsible will be charged in full for that item without exception. In the event that the renter brings a pet without obtaining authorization, a 25% surcharge on the total cost of the reservation will be charged and Gulf Bay Vacations also reserves the right to terminate the rental agreement immediately without refund. Please understand that not all homes allow pets; some of our properties do not allow pets under any circumstances. Claiming a pet as a service animal, when it is not, is a criminal offense.
If you require an exception to this pet policy for your service animal, please provide Gulf Bay Vacations with your specific request and details, and we will provide you with reasonable accommodations for your stay.
NO Dangerous Breeds, aggressive, or intimidating animals are allowed. The owner (s) of the animals are responsible for any damage, property damage, medical expenses, and/or excess cleaning that occurs due to the pet. We can require that any animal not in compliance with this be removed from the home without a refund. In addition to this, any animal that urinates or defecates in the home, or is not well trained and is wild, and/or out of control, may also be required to leave the premises without a refund.
NON-PET FRIENDLY RENTALS: Non-pet-friendly properties indicate that the Owner does not allow animals in their home. Many times, this is due to severe allergies, asthma, or other medical conditions that could be affected by their presence, even after the fact. For those guests with service animals, we ask that you please assist us in this manner and choose one of the many pet-friendly rentals within our inventory so that we can comply with the Owner’s request.
Amenities
All of our properties include the basic amenities: A/C, cable TV, linens, full kitchen.
Other amenities vary by property, please ask if you have specific requirements.
Some amenities will change periodically, we cannot be held liable for changes made to properties or mistakes on the website.
Discounts are not available due to inoperable equipment. We do our best to repair any issues immediately.
Liability
Guest agrees to hold Landlord and Gulf-Bay Vacations harmless from all liabilities and costs of defense, including attorney’s fees arising out of tenants' use of the leased property, and all claims, damages, and liability incurred to invitees, family, or friends of the Guest.
Lost and Found
We will make every effort to locate and return any items left behind, however, we are not responsible for these items so please check the home thoroughly prior to your departure.

Damage Fee:
As part of our new policy, we are now offering damage coverage. This will cover you for up to $250.00 of accidental damages while you are staying in a vacation rental with Gulf Bay Vacations. Any damage above the stated amount will be charged to your credit card on file.

House Parties, Family Reunions, and Gatherings House parties, family reunions, weddings, and other large gatherings are prohibited unless arrangements have been made with our office. Check-in time is 4 pm. Check-out time is 10 am.
Unless prior permissions are granted, early or late arrivals are NOT permitted.
Please follow checkout procedures, excess cleaning will incur an additional charge.
All lockouts outside of normal business hours are charged $35.
A few days before your arrival date you will receive instructions about gaining access to your rental property.

Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Cancellation Policy
CancellationsIn the event of a cancellation, a written notice is required 60 days prior to arrival. A cancellation fee of $150 will be deducted from your deposit. Rental balances are nonrefundable. Please note: Deposits are non-refundable for all reservations of 3 weeks or more.
Unfortunately, we cannot issue refunds due to weather, hurricanes, red tide, or any other acts of nature unless a mandatory evacuation of Anna Maria Island is required. If a mandatory evacuation is required we will be happy to rebook or refund those days.
