She even left a Welcome amenity for our pup, another for our baby with Matress pad and sheets for a pack n play . She is. Stellar communicator. and responds and acts quickly if needed.. Kathy was the perfect host and as someone who works in hospitality and tourism I have a high standard. Her place is a great home away from home and we can't wait to make this a place where we visit and continue to build family memories. "You can stop your search here. This house in Cape Coral has everything you think you need and things you didn't think of. The minute we walked in the door it felt like home. Beautifully furnished and so comfortable. It is a great neighborhood, palm tree lined roads that make you feel like you're on vacation. We loved the bikes that were available for our use. Biking or power walking to the harbor was a daily activity. Kathy was the best host very responsive to any questions we had or recommendations for any of the tons of restaurants in the area. The pool was the kids favorite spot. We have seen many properties in this area and this one is really five star."

Great Stay in SW Florida

"Loved the layout of this house and the additional covered patio living space with a heated pool. Rosepoint Villa is a very comfortable place with all the amenities you need. Nice neighborhood for walking and bike riding, and plenty of good restaurants in the area. The hosts were so friendly and helpful, and very responsive. Our golden doodle loved the place too. We enjoyed the pool and patio area soooo much. The beds were very comfortable and the kitchen had everything we needed. An overall great place to stay. We just felt so comfortable and relaxed here. Like coming home

"Like coming home, this is what my family and I experienced. The house was immaculate and had absolutely everything we needed. It has a FULLY equipped kitchen and we never wanted for a thing. Kathy was absolutely amazing and readily available to answer any questions we had. We are former Cape Coral residents, so being close to everyone and everything was ideal. This location does not disappoint. Tarpon Pointe is right around the corner and there are plenty of places to eat or you can choose to stay in and grill by the pool. The book that Kathy put together is full of options. We stayed for a week and when we went to depart my mom declared "I feel like I'm leaving my own house." I highly recommend this location and we will definitely be returning."

Wonderful Dog Friendly Home!

"From the minute we inquired about this home, Kathy was so helpful with information and tips about the area. While we have been to Florida frequently we have never been to Cape Coral. Her detailed information was very helpful, especially the binder of information of local activities and restaurants to help us navigate our stay. We stayed for 3 weeks in January and can't say enough about this location and home. We were also thankful to find a dog friendly home that would accommodate our two dogs! The house was as described, clean and welcoming, even with a cute dog bed and toys left by the host! No detail unattended to in this home, wonderfully decorated and the lanai and pool were just what we needed when getting away from the cold back home. We thoroughly enjoyed our stay and would recommend to anyone. We hope to be able to visit again in the future!"

Perfection

"We drove down from RI to be with family in Fort Myers for Christmas. Originally pre Ian our plan was to stay in Cape Coral for 3 months. However Post Ian not possible. Courage abounds in Cape Coral We arrived Saturday 12/17 and stayed through 12/26 . We walked into an oasis with a place for our dog a bed and toy provided by owner clean beyond belief ( thank you to cleaners who let us check in early) quiet neighborhood thoughtfully furnished comfy and chill. A beautiful Christmas ornament to remember Christmas at Rosepoint Villa left by owner. No detail not attended to ! Owner always available. Warmth exuded from this home we spent Christmas in mattered not weather was frigid. Pool heated used on 2 days. Highly recommend this comfy quiet neighborhood close to lots of things home where the owners give blessings to those who stay ! Pet friendly! We will recommend to all our friends and family"

"Our stay in August was excellent. The home was beautiful and very clean. The pool was great and we enjoyed relaxing nights by it. Great location with grocery stores and restaurants within minuets. We took advantage of the bikes that were supplied to tour the neighborhood and near by park. We will defiantly be coming back!!!!!"

Pick this house

"If you are trying to decide between a few different homes in Cape Coral - let me make it easy for you - pick this house. The host is absolutely wonderful. She is incredibly attentive, but without being overbearing. Check-in is a breeze. Kathy tailors every vacation to fit the needs of her incoming guests. The pool was perfect and she makes sure that there are a variety of pool floats. We went to the beach a couple of days and everything we needed in order to have a great beach day was waiting for us in the garage. The kitchen was well-stocked with pots, pans, utensils, etc.. The master bedroom is roomy and nice retreat at the end of the day after getting the kids down. The family room was a huge hit for our kids - and the house has so many activities for all ages. Our family was in desperate need of some time to refresh and this home was the perfect place to do just that. Our whole vacation felt like home away from home. It was amazing."

We were pleasantly surprised to see this villa fully stocked with everything one might need in a "home away from home". From cleaning, laundry, beach and pool supplies, there also kids toys, stationary, books, card games and more. Everything is nearly organized. Perfectly appointed home, located in the heart of Cape Coral

"I found the perfect place for my family in Rosepoint Villa. First, the owner and her manager are amazingly attentive, courteous, and kind. Second, the layout of the Rosepoint is perfect! There is an owner's suite on the left side of the house, that walks right out to the pool area. Then in the middle is a spacious "formal" dining room and living area, which also walks out to the pool. There's high ceilings in the common areas which I love. To the right of that area, separated by a half wall is the very large and well appointed kitchen, which has it's own door to the pool and then another living room that seats your whole family for movie night. And you guessed it, there's another door to the pool (4 patio doors in total). The right side of the house has another bathroom and two guest rooms. The lanai and pool were our favorite place to hang out. The pool is the perfect size with multiple depths. There's also a gated dog run. We didn't bring our dog but that would have been a bonus for us! Rosepoint is in the perfect location. So close to downtown, the marina's, and all of the fun restaurants and attractions. Some of our favorite places are as follows: - Favorite all around bar to hang out at: The Boat House Tiki Bar & Grill. There's a public beach right next to it and a pier to walk out on as well. Try the grouper bites, they are amazing. We went there for happy hour many times. - Favorite seafood place: Lobster Lady (make a reservation if you have a group bigger than 4). We never made it to Twisted Lobster, but it looked yummy and maybe more casual? - Best Brewery: Eight-Foot Brewery (check their calendar for special events) - Favorite coffee/cafe shop: French Press (try the veggie crepe!) - Favorite hidden gem: Cafe YOU for specialty coffee, bakeries, and mostly vegan food options (although they do have some meat dishes - the curry chicken was fantastic). - Favorite Outdoor Music place: Fathom's - they have live music everyday (check their calendar) - Best Night "scene" for the younger kids: Rusty's Raw Oyster Bar (patio) - Best Dive Bar: The Dek - Best Night Scene older people: Duffy's has a DJ Saturday and also a good place to go for Happy Hour (2 for 1's all day, everyday).Be sure to check out Farmer Joes for groceries. We grilled meat from there several nights and it was fantastic. They have a lot of local grown food! We missed the Farmer's market but I hear that it's amazing! We really enjoyed our two week stay! Highly recommend!"

Wonderful Time!

"We stayed at this recently updated vacation home in Cape Coral with our 4 adult children for one week right after Christmas and we all had a wonderful time!!!!!! This house is located in a very quiet neighborhood, but was still close enough to grocery stores and restaurants. Kathy provided us with a notebook of information and recommendations about the area, which was very helpful! There was lots of space to spread out if someone wanted some time alone, but relaxing by the pool during the day and in the family room in the evenings was very much enjoyed by all of us! We did do a day trip to Fort Myers Beach one day and Sanibel Island Beach another, but the rest of the time we were so glad to have the pool! The pool had a variety of areas to sit in the sun or in the shade as well as flotation rafts and tubes for relaxing in the pool. Communication with Kathy and Becky was great prior to and during our stay! We do not vacation often, but if we did I would definitely come back to stay at this place again! Thank you for sharing your vacation home with us!"

"Rosepoint Villa exceeded our expectations, which were high to begin with! The owners definitely went the extra mile to provide such amazing comforts. The home is beautiful, extremely clean and is situated in a quiet neighborhood, yet conveniently located to everything you may need. The beds were very comfortable, the pool was sparkling and warm, and the kitchen was a chefs dream! Kathy the owner was so very pleasant to communicate with before, during and after our stay. "What a great home to rent! The floor plan is wonderful with having the master bedroom on one side of the house and guest bedrooms on the other. Plenty of views of the pool and lanai from the master bedroom, living room, kitchen and great room. Sunny, bright and tastefully decorated. Great location in Cape Coral, too. 5 minutes to dog park, 10 minutes to Camelot park to play pickleball or tennis! Even walking around the neighborhood is fun seeing all the beautiful homes on the water. The house was extremely well appointed. Kathy and Becky anticipated all of our needs and then some. I highly recommend this rental home."

Rosepoint Villa - Elegant, great location, well managed home

"Loved our stay at Rosepoint Villa in October. The Villa is situated in a quiet residential area and it is very close to Westin Cape Coral Resort. Enjoyed walking and a bike ride (provided at the Villa) in the morning. The Villa is full of amenities and it even provided very detail instructions on everything around the house, which was very useful. The interior décor is a gem. Every room is nicely furnished. Loved it. The pool was awesome – loved hanging out in the pool and relax. The newly screened lanai is awesome and lets nice breeze in. The outdoor space is great to hang out after being in the pool. Great view of the pool from master bedroom, living room, family room, and kitchen. The host/owners were great. Few things that stood out to me were the quick communication and recommendation from the owners. They provided lots of good recommendations – Wicked Dolphin Rum Distillery, Zirilli’s Chilly Treats, Ford’s Garage, House of Brewz. Definitely looking to come back for an extended stay at this Villa. I would highly recommend this Villa to my family and friends."

Wonderful Vacation Home

"This lovely 3 bedroom home in Cape Coral is in a beautiful residential area that is close to many fine beaches, restaurants and shopping. We took a water taxi, explored a few of the many nearby beaches, including Sanibel Island and I played pickleball for the first time. We never had a bad meal! Fresh caught shrimp, flounder, grouper were amazing. I loved the freshly squeezed organic juices at Dockside Juicery. We enjoyed bike rides on the two bikes provided at the house. The pool was the highlight and kept us looking forward to returning each afternoon to float and relax. The fully enclosed lanai kept bugs and critters at bay. Everything was so fresh and clean with many thoughtful touches throughout! I want to return with my kid's and their family as this would be the perfect size for the 6 of us with plenty of space to spread out."
