General Policies

No smoking. No parties. Well behaved pets are allowed with a $200 pet fee. Parking is available for 1 vehicle.

At the time of booking, 25% of the total rental amount is due. This is your deposit on the total cost of the reservation. For reservations made within 90 days of arrival, the full payment is due at the time of booking. Final payments are due 90 days prior to arrival. Final payment not received by the due date may result in cancellation of the reservation. Canceled reservations for non-payment are not entitled to any refund of deposit.

Arrival Instructions will be emailed to the email address on file 7 days prior to your arrival.

Cancellation Policy

Cancellations must be received in writing and are subject to the following terms: Cancellations more than 90 days prior to arrival will receive a refund, less $325 plus 3.5% of the deposit. Cancellations made 60-90 days prior to arrival, will receive a refund of 50% of the full reservation amount. For cancellations made less than 60 days of arrival, no refund will be offered unless Portfolio is able to re-book the canceled dates at the same rate. Trip Cancellation insurance is offered and recommended.

PERFECT location on a great island

"Loved 10 Palms. Bring your bikes, it's the best way to travel. The traffic is BUSY and the island is very bike friendly. This island is only about 7 miles total and 10 palms is smack dab in the middle. EASY bike ride to both ends of the island. The location is fantastic. You can walk to great restaurants and bars, and of course beaches. You never really need a vehicle. The place is very clean and the beds are comfortable. My husband LOVED the shower. He said it's the best shower head ever. We never used the air conditioning. We opened up some of the windows and sliding doors and there was a constant breeze. And with the ceiling fans, we stayed cool all night. Loved the deck, would sit out many days and evenings. There are NO BUGS, no mosquitoes. It's an old building, so it's not perfect, but there we have absolutely no complaints. I always got an answer back in a VERY TIMELY MANNER when I had questions. I would DEFINITELY stay here again if ever going back to Anna Maria Island. Do not hesitate to book it, you won't regret it."

Cozy hideaway at Bradenton Beach, Anna Maria Island

"Really enjoyed our 4 night stay in this spotless, clean, old funky cottage. Quiet, private, 2nd floor accommodation above a resident below. Well equipped, shared washer/dryer on ground level. Great dedicated parking spot for this property. Location is excellent, a quarter mile from the Cortez Bridge. Free Trolley works well to get around the entire island."
