Location Info
Longboat Key is known for its sugary white sand beaches, plentiful wildlife and fine dining and leisure activities. A wreck is available for divers off nearby Bradenton Beach, great diving from boat and shore; Level streets make cycling fun. Kayak or hike in Joan Durante park, sun tan on the beaches or on your private sunlit deck, by your own private pool. Enjoy a BBQ by the pool or of an evening BBQ upstairs on the outside deck overlooking the park, right by the formal dining room. We are a 2.5 hour drive away from Orlando - Disneyworld & Universal Studios on good roads, so a day trip to Epcot or Magic Kingdom/Harry Potter - Hogwarts/ Daigon Alley is an easy drive. Parks open at 9.30am. Tampa hosts one of the worlds best Salvador Dali museums and nearby Sarasota has the John and Mabel Ringling Art Museum and the famous Mote Marine Aquarium -sea horse babies, octopus, lacy sea dragons, manatees and sharks.

House Rules
Steps to access but all living areas on the one elevated level. Pets welcome if under 35 pounds. House has Bamboo floors so pet claws must be cut before staying. Pool floats and basketball are provided; Honor system -If you break it, please replace it. Table games are provided for families to play in evenings. 100 MBPS broadband wifi provided throughout the property, for gaming or email.
Cancellation Policy
100% refund until 14 days from stay. 50% Refund less than 8 days notice from arrival date.

The description on-line made it sound like it was much closer to the ocean than it actually is.
"House is very nice. Needs a refreshing landscape outside to make it more inviting when you get to the property."
We just changed landscapers and the shrubs have now been cut back. We clearly say in the detail that we are 180 yards from the beach by private beach path and 150 yards to Sarasota Bay. we provide a beach cart in the garage to carry cooler and towels and beach chairs to and from the beach.
Home away from home
"The owner communicated early and often, sent pictures, gave tips in advance, he even prepared a welcoming gift in the form of a breakfast voucher in a nearby restaurant. When I arrived, the garage remote didn‘t open the garage with all the keys and we had trouble entering the villa - not a nice start at the end of a long road trip. Finally, we were able to get in, two hours later, the owner reacted to my numerous calls. The villa was very clean, it contained every kitchen supply needed. The owner decorated the villa in a way that you really feel at home. We loved playing in the pool, relaxing for a week. The owner reacted very fast to some minor issues with the dishwasher. Thank you David and Cynthia! "
We have better explained the use of the garage remote for future guests and explained the use of the dishwasher as well.
NO REGRETS here for our first time in LBK
"When David saw we hadn't checked in yet, he made sure to contact us and make sure we were ok! Location of the house was perfect for us from the beach and the next town over. It was especially nice with the park behind the house, but we didn't have a chance to check it out. The house had a nice sized pool, but we also didn't use it because most of our time was spent at the beach. The short time we were outside checking out the house, we were eaten up by insects so make sure to spray repellant whenever you're outdoors! Upon check-in, you'll be given detailed instructions as well as an information packet. It includes amenties the house comes with such as board games, wifi, beach gear, ready to use propane, etc... The walking trail to the beach is literally across the main road right next to the brown house with huge driveway and car port. The route gets a little tight at one point as you walk between a fenced area and the "brush"... Also upon arrival, visitors were instructed to park on 1 of the 2 sides of the driveway. It may be a pain to get in and out either reversing or driving forward just because there is more overgrown foliage on that side.. we ended parking on the other side after letting David know. In general, the house was well stocked, had lots of cook/bakeware and supplies (oil, sugar, spices) as well as bedsheets and towels to use as needed. The house was spacious enough for our group of 5 for our sister's trip. FYI, all the door handles need to be turned a specific in order to properly lock them which is a nice safety feature but a hassle or can be frustrating at first. If we HAD to complain about one thing, it would be the lack of flexibility in rental duration, Although we rented for a almost a week. we were only able to spend a very short few days at this rental. We were told LBK limits the number of rentals per months.. if possible it would've been nice to make exceptions to rental duration instead of trying to meet the months quota with maximum profits. Rental dates were 7/27-8/2, but we only stayed from 7/30 - 8/2. Overall, this may be a place we would rent again on our next trip to LBK. Thanks guys!!!"
We explained that our minimum was a week and suggested an alternative location for the guest. We also offered a free days credit on their next visit.
