General Policies
We are not permitted to lease for less than 30 days due to our zoning. Please don't ask!
We do not allow smoking on the premises under any circumstances, subject to loss of deposit. We do allow well-behaved pets, subject to a pet deposit. We require payment of half of the rent at the time a lease is signed, and the balance 30 days before the term starts.
House Rules
Children are permitted, but parents are STRONGLY CAUTIONED that the property may not be safe for children due to the deep water canal that borders the entire backyard. They could easily be attracted to the water and fall in. Potential renters should also consider this factor if bringing a person of diminished capacity, such as an elderly or mentally disabled person, or a person with physical challenges who might fall in.
Terms & Conditions
Cancellation Policy
If a lease is cancelled 90 days or more before the rental period begins, the initial deposit is fully refundable. In the case of a cancellation made less than 90 but more than 30 days before the rental period begins, the initial deposit is non-refundable, unless the Landlord is able to find another tenant for the same rental period, in which case the initial deposit will be refunded. If a cancellation occurs within 30 days of the rental period, the entire rent paid is non-refundable, unless another tenant can be found for that period.
