DOLPHIN COVE VILLA is a destination in itself, conveniently located just MINUTES FROM THE WORLD FAMOUS TARPON SPRINGS SPONGE DOCKS. The home is located a few minutes from Downtown Tarpon Springs, an historic community filled with Greek culture, shops, delicious food, and fun filled events throughout the year.

The fully equipped GRANITE KITCHEN has a center island cooking stove, granite counter tops, sub zero fridge and spectacular custom cabinetry. A barbecue and comfortable patio furniture at the pool side FLORIDA ROOM offer more dining and entertainment choices. The kitchen is stocked with all the necessitates for making fantastic meals.

The MAIN FLOOR BATHROOM is conveniently located just off the glass table BREAKFAST DINING AREA.

The GRAND STAIRCASE leads to the upper floor sleeping quarters, balconies, and bathrooms.

The GREAT ROOM has plush furniture, state of the art custom cabinetry entertainment center with built in Flat Screen HDTV.

The romantic MASTER RETREAT has its own balcony overlooking the grotto pool, landscape grounds and the water way beyond. It's plush, deep carpet feels great on tired feet. It has a king sized bed, a chaise lounge and club chairs. There are his and hers walk in closets for storing your personal belongings. The large master bathroom is tastefully decorated with custom cabinetry, colorful paint scheme, detailed tile work, and two person shower.

The SECOND MASTER RETREAT also has its own balcony for watching the sponge ships go by and enjoying sunsets on the water. Bedside seating choices complement the room for your relaxation. The private bathroom has a wonderfully tiled stand up shower.

The WEST ROOM (west bedroom) has two queen beds and large closets. The EAST ROOM (east bedroom) looks over the front grounds, has two queen beds and flat screen HDTV.

Note: The beds and linens, throughout the house, are brand-new and top of the line! We want everyone to wake up thinking they just had the best sleep of their lives!

The huge DINING ROOM is on the first level and just down the way from the kitchen and has seating for up to 8. The room boasts a Mediterranean feel and opulent grandeur.

Beside the grand entry sits the FORMAL SEATING ROOM for reminiscing among friends and family. Contemporary art work adorns the walls adding a colorful and elegant appeal.

The detached "MAN CAVE" BAR AND GAME ROOM is the place to be for a game of pool, darts, and family fun.

Special Note: Man Cave is a detached structure and a non air conditioned space. Grotto Pool is an out door pool and does not have safety fence or bird cage netting. The pool side Florida Room is a non air conditioned space as is common in Florida. Please plan your trip accordingly.

Special Note: Pool is heated (in accordance with #24 of the home rules published on this site and in your rental agreement) throughout the year in an attempt to maintain 80-85 degrees, however, pool temps will fluctuate during winter depending on strength and frequency of cold fronts. We do not guarantee any temperature at any time. In winter time, supplemental heating is available for $250.00 per week which involves running the pump and heater for up to 18 hours per day as opposed to the normal 10. We cannot guarantee what temperature will be achieved as it is dependent on the outside temperature. Similarly, pool will often reach over 90 degrees in summer naturally. Guests should consider the forecast in their decision both prior to arrival and during your stay. On occasion during winter this pool may not be comfortable for swimming due to its large size. Please contact us to request supplemental heating. UPPER PORTION OF POOL DOES NOT FUNCTION AS A HOT TUB. Contact us with any questions or clarifications.

Special Note: This property has a maximum guest count of 8 at any time on the property. On a case by case basis we will consider up to ten with a surcharge. Loud music and noise, parties or events are strictly prohibited. Quiet hours after 10 PM. Please plan your trip accordingly and contact us with any questions or clarifications.

The Washer and Dryer are just off the kitchen. Ironing board, hair dryer, beach towels and pool toys are provided.

Parking: There is outside parking that will accommodate up to 4 cars.

FREE WIFI. WATER FUN!! Kids will entertain themselves for hours fishing right off the dock!! We provide kayaks for enjoying the water way and bicycles for exploring the area.

1. Deposit, Payment and Cancellation Policy: A NON-REFUNDABLE deposit of $250.00 applied towards the balance is due when a guest wishes to book a property. The balance is due by check 61 days prior to the stay. The entire balance is due if booked within 60 days of arrival. All monies paid to date are non-refundable if reservation is cancelled within 60 days of the stay. NO EXCEPTIONS. For reservations after May 29, 2020, we are not offering credits or refunds due to COVID 19. The COVID 19 situation is a foreseeable event and the risk of travel is known by the traveler at time of booking. We offer at time of booking, and encourage travelers to purchase, travel insurance by CSA Generali which covers trip cancellation subject to the plan description of coverage. There are many other providers whom you can choose to buy from directly. If a guest wishes to pay the balance by credit card a 3% processing fee will be added to the total owed. (This is our standard policy if booked direct. If you book through a listing site their payment policy may differ.)

2. CHECK IN IS AFTER 4:00 PM. PLEASE PLAN AND CHOOSE YOUR VACATION ACCORDINGLY. We will text you a four-digit touch screen deadbolt code and other access information around 4:00 PM on day of arrival to the number on file when the home is ready. We kindly ask that you not arrive at the home until we have delivered your code and let you know the home is ready for you. In high season early check in is usually not available. If the home becomes available sooner and we wish to grant early check in, we will let you know. On the day of check in please have access to your email and/or a phone to receive texts in the US. International customers can receive access info by email on day of check in. Check out requests after 10:00 AM are usually not allowed and will result in ½ day's rental rate only with prior approval.

3. Rental Restrictions: Primary Renter must be a minimum age of 25 years to secure and check in to our properties. All guests must be 25 years of age unless they are family members of the renter and/or accompanied by the renter always.

4. If you leave the unit in poor condition, we reserve the right to charge your credit card for any additional cleaning accrued by Florida Sun Vacation Rentals from the cleaning company assigned to your unit. Crew leaders will use their discretion as to what the additional charge(s) will be. We will supply pictures for you to review.

5. GUEST AGREES THEY ARE A TRANSIENT TENANT and a TEMPORARY guest in our properties. In the unfortunate event rules are not followed and/or broken or guest creates a disturbance or in the sole opinion of the owner or owners’ agent that guests continued stay would be detrimental to the home the guest agrees to vacate the premises immediately upon written or oral notification. Failure to do so is a crime and the Sheriff will be called to evict everyone. All monies paid to date will be forfeited.

6. No refunds should be expected for mechanical breakdowns. Major appliances such as AC unit, pool heater, washer and dryer, and others are maintained regularly, but mechanical breakdowns are possible at any time in any home. In the event of a breakdown guest will inform FSVR timely. The owner or owners’ agent will expeditiously repair items in the best interests of the property and in a timely manner as to minimize the inconvenience to guests whenever possible. The owner and owners’ agent at their sole discretion will schedule and be afforded access during normal working hours 8:00 AM to 6:00 PM to perform necessary repairs and/or maintenance. In the unlikely event a home becomes uninhabitable we will refund any unused nights at our discretion.

7. Doors, Windows and Air Conditioning. The thermostat for air conditioning cannot be set below 73 degrees. Likewise, in the rare instance heating is needed we do not allow turning above 73 degrees. We have found this temperature to work for the vast majority of people over many years. In most of our properties the thermostats are limited to within a safe range to prevent damage or overuse of the unit, and intentional or inadvertent misuse. PLEASE CHOOSE AND PLAN YOUR VACATION ACCORDINGLY. It is imperative that you keep shades drawn, utilize the fans in the home, and keep doors and windows closed to increase AC efficiency. Failure to do so will result in higher temperatures, and less efficiency. We discourage leaving windows and doors open at anytime as the harsh salt air is very damaging to everything.

8. People other than those in the Guest party set forth above may not stay overnight in the property.

9. All the units are privately owned; the owners or owners’ agent are not responsible for any accidents, injuries, death, or illness that occurs while on the premises or its facilities. The owners or owner’s agent are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm or loss arising from their use of the premises or others whom they invite to use the premises.

10. We reserve the right to refuse service or cancel a reservation at any time for any reason. Owner and owners’ agent are not responsible for any loss due to cancellation of rental agreement, such as but not limited to, unforeseen circumstances, transfer of ownership, sale of property, property being removed from rental use, etc.

11. Guest agrees to keep the property and all furnishings in good order. Indoor and outdoor furniture are not to be moved or relocated except for sun lounge chairs. All outdoor furniture is to be put back in place as found prior to vacating the premises.

12. Guest agrees to only use appliances for their intended uses.

13. Smoking is NOT allowed inside the units at our properties. Smoking outside well away from the unit is preferred, smoking on lanai, decks and back patio is permitted only with doors and windows shut. If evidence of smoking is found or the unit smells of smoke a $500.00 fee will be charged to the credit card on file.

14. Pets are NOT allowed unless the Non-Refundable Pet Deposit has been paid for properties that allow pets.

15. Housekeeping/Cleaning Fee: There is no daily housekeeping service, however for long term stays we offer additional cleans charged at the cleaning fee for your unit. At our properties one set of linens, bath towels for the maximum guest count and (6) pool towels are included in the unit as a rule. Additional towels can be brought by the guest and are the responsibility of the guest. We do not permit towels or linens to be taken from the unit with the exception of beach towels, which must be returned to the unit upon checkout. You are responsible for the condition of the towels and/or loss. All beach towels and dishes should be washed prior to vacating the unit. Last load day of departure use White Towels should be started and running upon checkout using the laundry soap and bleach tablets we provide. Your cleaning fee covers your sheets and one load of white towels in our properties just in case you are unable to get them started. We appreciate your thoughtfulness with this item as it makes a tremendous difference in getting the unit ready for the next guest who may be checking in a few hours after you depart. Also, it prevents tons of wet towels from sitting on the floor. Sheets that are used should be stripped from the beds and placed together for managers offsite professional cleaning.

16. Paper Products and Cleaning Supplies: We typically provide a starter roll of toilet paper for each toilet and one roll of paper towels. There is usually, garbage bags, cleaning detergents and dish soaps in the home. However, this is done as a courtesy and cannot always be guaranteed. Guests are responsible for all garbage bags, paper products, toiletry items, soaps, shampoos, cleaning agents, etc. during their stay.

17. Kitchen Supplies: This property is stocked with plates, cups, bowls, and utensils for up to maximum guest count as a rule. A selection of spices and cooking oils are usually in the unit and often paper plates/napkin products. However, neither can be guaranteed as this can fluctuate due to loss or use. We require guests understand that all efforts are made to ensure enough kitchen supplies but on rare occasions there could be loss or damage that is not immediately replaced by the cleaning staff or the owner.

18. Storms and Adverse Weather: If there is a storm, adverse weather or hurricane, no refunds will be given. We encourage travelers to purchase Trip Cancellation Insurance at booking.

19. We are not a hotel. We are sharing one of our owners’ home with you. All our properties are high quality properties cherished by their owner. We expect our guests to treat our properties with respect and the way you would want others to treat yours. Trash should be taken out, doors should not be left open allowing AC to escape, lights should be turned off when not in use, etc. If there is an issue, be flexible, we will try to fix it. If something is amiss, let us know, we will try to get it for you. Always leave a great review in our guest book, on the listing site you found us and our website. We believe booking direct leads to the best experience and know it is the least expensive. If you have booked on one of the listing sites, that is fine, know you have the choice to book direct in the future.

20. Parties, Events and Weddings, Etc. No parties, events or weddings are allowed at any of our properties. Holding an event or party without approval is grounds for immediate eviction and loss of funds.

21. Right of Access. Guest understands that the manager of the property may access the property for purpose of inspection, maintenance or other circumstance when deemed necessary with reasonable notification to the guest for purposes of ensuring the safety and security of the property.

22. Maximum Guest Count and Parking. Guest understands that the maximum guest count cannot be exceeded and exceeding guest count at anytime on the property without approval of the manager is grounds for immediate eviction with loss of all payments made. Similarly, guest is limited to four vehicles parked at anytime at our vacation homes and two vehicles at our vacation condos. All vehicles must be parked in driveways or assigned parking spots.

23. Construction Noise: We cannot predict or control construction or other noise related activities around or near our properties. Local municipalities allow for construction noise during certain hours of the day and are the sole regulator. No refunds will be given due to the existence of construction and or noise near, on, next too, or in the vicinity our properties.

24. Pools and Hot Tubs: Temperature fluctuations during the year and mechanical breakdowns of the equipment are possible at any property. Some of our pools are heated, some are not, and some are controlled by condo associations. As a rule, we try to heat our pools to 80-85 degrees for pools that have heaters. In the winter guests should expect for the pool temperature to fluctuate and during significant cold fronts and even a few days after heated pools may not be swimmable or comfortable to some. The magnitude of change is dependent on the frequency and severity of cold fronts which is beyond the control of FSVR. Similarly, it is common in the summer for pools to at times reach over 90 degrees naturally. Please plan your trip accordingly. Guest understands and agrees that there will be NO REFUNDS due to inclement weather, temperature fluctuations, breakdown of the equipment, or any other circumstance involving pools and hot tubs. FSVR will expeditiously repair items in the best interests of the property and in a timely manner as to minimize the inconvenience to guests whenever possible. Hot Tubs at homes that have them are a convenience amenity and not specifically advertised. No Refunds will be given for breakdowns, intermittent service, inability to use the equipment, inoperability, or loss of use. Guest will thoughtfully manage the privilege of Hot Tub heat and turn off when not in use.

25. Electrical Power, Internet, WiFi, TV's, Etc: Internet, Wifi, and Land Line phone service are provided by Spectrum in most of our properties. It is the guest responsibility to contact Spectrum at (855) 222-0102 with any issues involving the service. Spectrum requires someone in the home during the call and will send a signal to the equipment to attempt to troubleshoot issues. If that does not resolve the issue, they will typically send a technician out to repair issues. Often most issues can be resolved by unplugging the cable box, waiting a few moments and plugging it back in to reboot. If that does not resolve the issue DO NOT call our office,

Spectrum to trouble shoot the issue or find out the status of known outages. Typically, FSVR provides cable TV in the main living room. Most of our properties have TV’s in bedrooms. Many owners have chosen to install smart TV’s in the living room and/or bedrooms with ROKU access, Netflix or HDMI streaming capability rather than traditional cable. Location and capability of TV’s can change and are not guaranteed. It is up to each owner to decide which cable package and channels to provide. NO REFUNDS will be given for outages, intermittent service, changes to TV location or any other circumstance involving cable TV, Internet, phone, Etc. Similarly, Duke Energy provides power to our properties. In the event of an outage guest should call 727-443-2641 to find the status.

26. Mail. Mail should not be sent to any of our properties. Mailboxes are the personal private property of the owner and not accessible by guests.

27. Photos and Descriptions. FSVR attempts to as closely as possible depict the current condition of the property in photos and descriptions. The main intention of photos and descriptions are to communicate general layout of the home, bed sizes and location, and furnishings. FSVR also includes aerial photos to communicate the outdoor spaces. Guest understands that Owners and/or condo associations may add or change furniture, move furniture, add amenities, remove amenities, add artwork, take artwork down, remove televisions, add televisions, change paint color, change flooring, etc. Unless the home, layout, bed sizes or choices are dramatically changed FSVR will not re-shoot a property. All our properties are fabulous, well reviewed, and well received by guests. NO REFUNDS will be given due to minor deviations from online photos or descriptions. Please choose and plan your vacation accordingly.

28. Changes to Terms and Conditions. FSVR reserves the right to change, add, or amend the terms and conditions at any time. Guest understands the most accurate information is to be found on our website or in the informational books in our properties. Information on our website and/or communicated directly to guests supersedes anything found on listing sites.

29. Guest understands and agrees that this agreement need not be signed to be binding. Guest agrees that they paid a fee or have been granted to stay in one of our properties, by accepting an entry code and entering the property they and anyone they allow to enter the property are bound by the terms of this agreement. Guest understands and agrees they have been presented with these terms at time of booking, they are published on our website, that we sent them by email to the guest, and that a copy is in each informational binder of the home.

Cancellation Policy

A deposit of $250.00 applied towards the balance is due when a guest wishes to book a property. The balance is due by check 61 days prior to the stay. The entire balance is due if booked within 60 days of arrival. A $250.00 cancellation fee will be deducted from the deposit if cancelled beyond 61 days prior to the stay and only with written correspondence. (At our discretion, we will usually allow you to use the cancellation fee on a new reservation for a stay completed up to one year from cancellation.) All monies paid to date are non-refundable if reservation is cancelled within 60 days of the stay. If a guest wishes to pay the balance by credit card a 3% processing fee will be added to the total owed.

Wonderful House for Family Vacation

"Family flew in from California and Oklahoma to spend a week together in Florida. It was our first time together since the pandemic. Tarpon Springs is a beautiful and quaint place to spend time. The house was so nice and roomy and offered lots of extras not normally offered...such a pleasant surprise. There were three generations; six adults and four teenagers (all boys). The house is large enough to allow spaces for alone time which is nice too. They boys had a great time kayaking, fishing and lots of swimming. The boys caught a few fish too. The pool is lovely. Bring bug spray...a few of us gotten eaten up but that's normal. It was also so nice to have access to beach towels too. The man cave had kayaks, bikes, fishing poles/gear, and a pool table. The kitchen is nicely stocked with items needed to cook at home including pantry items which is not normal. So nice to have those conveniences. The only item we couldn't locate was a pizza cutter but a knife works. :) The house agreement is to keep the thermostat at 73 degrees. The upstairs/bedrooms get a bit warm at night especially for those that like cooler temps to sleep at night but they do have additional fans available for each room. We found that keeping bedroom doors open helped with keeping things cooler. The parking is ample and really nice. We've stayed at other vacation homes where parking can be a challenge for a larger group. All bedrooms are upstairs so that's important to note in case you have anyone with difficulty navigating stairs every day, multiple times a day. There are two main bedrooms with their own bathrooms which is really nice. All the bedrooms are super spacious. It was a nice and relaxing way to spend a vacation. Tarpon Springs has beautiful historic homes, great restaurants - Greek & Seafood, shops, and Howard Park is an easy beach visit with paddleboards, kayaks, bikes, etc. We saw dolphins, stingrays, sea turtles, land turtles, lizards, and lots of water fowl. Highly recommend this home. We enjoyed our time. Thank you!"

Incredible place, pool, and views!

"My family and I had a wonderful stay! The house was large and clean upon arrival. The location was close to everything while still secluded and private. All of the beds and linens were very comfortable. We spent most of our time outside by the one of a kind pool and hot tub! We saw dolphin nearly every morning and evening, fished from the private boat dock, and even tried kayaking a few days. We all had a great time and was a perfect location to get away with family. We would recommend Florida Sun Vacation Rentals and this property to family and friends, we are looking forward to the next opportunity to visit!"

"The space was perfect for our family Christmas celebration. The man cave with the pool table was awesome, the kayaks, the pool and spa were great amenities. The neighborhood is quiet, and the sunrises were amazing. Plenty of dining options close by. Cafe Paris had the best espresso and baklava. Loved every minute."

"This is a beautiful house tucked away in the back of a nice neighborhood. There is plenty of space inside and outside the home. The pool is huge and has a deep end which was very nice, plus the grotto was a really nice touch."

Fantastic rental

"We all loved this place, from youngest to oldest. The pool and hot tub were loved by all and we spent a lot of time at the pool. Sunsets are gorgeous from there. House is right on the water, and we enjoyed kayaking right from the dock. Several bikes of different sizes are also provided. We all enjoyed playing pool in the 'man cave'. House is immaculately clean and the kitchen was well stocked with dishes and cookware for our holiday feast. Local beaches are beautiful, and we saw dolphins on more than one occasion. Also, we enjoyed the local Greek restaurants. Any questions we had about anything, Brian was quick to respond. Thanks, Brian! I would highly recommend it to anyone with a family."

Outstanding Graduation Week 2017

"Tremendous!!!! This home is fit for a king and queen as well as their court.. Million dollar home for great memories. Many of which we made for our son and his High School Graduation Week of entertaining friends and family. From the phenomenal kitchen and all of its amenities to the super dining room for a large gatherings. This house has so much fabulous character. Wish we honestly lived in this home because we miss it and talk about it often.. Dock for sunrise coffee, game room for night time billiards and fun, tiki bar for cocktails.. Wonderful residential neighborhood close to Tarpon Springs downtown for Gyros and Hellas Deli deserts.. Or sunsets at nearby Howard Park. We have so many fond memories shared throughout that home both inside and out and we only live 15 minutes from it. Just wish the game room had air conditioner because forget use of this amazing space during the hot summer days.. Despite that and a very hot enclosed lanai (which is outlined in the description) this place is extraordinary. Several months have passed since our visit, but not a day goes by that we wonder who is enjoying our Tarpon Estate Home. We loved it so much we created a private Facebook page in the homes honor of the memories we shared.. Please take care of this beauty because we are planning on returning in just under 2 years for more... Thanks Brian and his team for a wonderful week... ps. If neighborhood kitty comes by, that lil furby belongs to a nearby neighbor and is such a friendly furball. Give him/her our love... "

"WOW what a house! We could not have asked for a better location to have our family holiday. Our family members ranged from infants to grandparents. The house is so big and gorgeous and had everything that we needed. The view out the back is absolutely spectacular. We spent a great deal of time in the pool, kayaking, watching the fish and dolphins from the dock. Yes, the dolphins came everyday! This was our first time using VRBO and you have set the bar very high. The arrangements for booking our vacation and accessing the home went off without a hitch. We most definitely recommend this home to everyone looking for a relaxing vacation oasis!"

"This large, open home fit our needs perfectly for our family gathering. We ranged from infant to grandparents and still had plenty of room to play as well as room for quiet conversation. The home is well appointed with all kinds of kitchen equipment, TV's, bicycles, kayaks, beautiful pool, etc. It is situated in a convenient location with Howard Park and it's white sandy beach only minutes away as is Tarpon Springs with it's shops and restaurants."

"This is a beautiful home with lots of extras. It felt like a private resort. The view of the water is very nice. The swimming pool was a special treat. It's saline, not chlorinated, crystal clear and so fun! We appreciated the space to spread out our group of 7, there was room for more. I kept discovering new rooms in this very large space, we didn't use them all. Everything was very clean, uncluttered, and classy."
