Centrally located at MM 75.5 in beautiful Islamorda, you are only minutes from boat ramps , great restaurants, beaches, shopping, fishing, diving, snorkeling, bike riding, etc.
We provide bikes, kayaks and you can snorkel right from our dock. There are some resident iguanas in our mangroves and with luck you will see a manatee or great white heron. Pelicans, cormorants and gulls are common. We have a private beach where you can chill out and relax and shady outdoor spaces to enjoy.
Key Largo is less than an hour drive north and Key West is no more than a 2 hour drive south. We have two first floor villas available. There is one Queen bedroom and we provide an EZ-Bed or Aerobed Queen for setup in the Living if there are 4 guests.

We offer two (2) one bedroom villas, the Bay Villa with a direct view of the Bay and the Garden Villa, does which does not have a direct bay view but is on the Bay and steps away from the shared beach and dock. Each villa has an outdoor patio and grill. There are complimentary bike and kayaks for the guests. Each villa has one bedroom, one bath, a living room, dining area and full kitchen.
Each villa sleeps a maximum of 4 guests. There is a Queen bed in the bedroom and an EZ-Bed which is also a Queen, and can be electronically inflated and placed in the Living Room. Sues’ Promise provides all linens. The sofas are for guests to enjoy during the day. They are not sleeping sofas or intended to be used as beds.

I cannot say enough wonderful things about this little slice of paradise.. first .. it was absolutely gorgeous !! The villa was immaculate .. spacious and all the amenities you would need .. the backyard to the dock was beautiful!!! The sunsets were beyond amazing !! It was so peaceful and quite !! So close to great restaurants ! The views off the dock were just spectacular !! The pictures are exactly how it is ... but even better in person.. the owners even left a bottle of champagne for us after we told them we were celebrating our anniversary !! The grounds were so pretty !! Seriously I would recommend this place to anyone looking for a quiet paradise !!! We will be coming back for sure !!!!

Have you ever read reviews where the person starts out by saying something like 'I didn't really want to write a review because I wanted to keep this place to myself'. I always thought that those type of comments were a little on the selfish side. I mean if you stayed some place that you really liked then why not write a nice favorable review right? Then my wife and I stayed about 11 nights in the Garden Villa at Sue's Promise last month in January. Now I don't think those comments are so selfish any more. However I do not mind sharing. Sue's Promise is a private tropical beach house. It has 2 downstairs Villas. Owner is Charlie and his wife Terry. They are SO nice. Best of all Sue's Promise is NOT ON A CANAL. If you know anything about the Keys the vast majority of vacation rentals are although advertised as waterfront are actually located on some small canal with the neighbors right on top of you. Not at Sue's Promise though. This is a real open water front beauty. Very private as well. I used to live for many years in the Caribbean on an island off the coast of Honduras and I must say that the foliage (coconut palms, sea grapes, orchids and etc.) and wild/sea life (iguanas, spotted rays, colorful tropical fish, manatees and etc.) are very similar right there at Sue's Promise. We felt like we were 'back home'. The Garden Villa itself is good sized and very adequately stocked with start up supplies of basic essentials. So nice not to have to run to the store immediately for coffee or whatever. Needless to say we will be returning hopefully sometime this year. Thanks again Charlie and Terry!! My wife and I were lucky enough to rent the bay villa over Christmas week. We had a wonderful time. The villa was very nice and comfortable. Charlie and Terry were great host and made us feel very welcome. The villa is very well stocked and has comfortable seating inside and out. And a beautiful view out across the water. We didn't want to leave but we will be back.

My husband and I stayed in the Bay Villa for our week long honeymoon.... WOW...absolutely incredible! Charlie and Terry were sooooo friendly and welcoming and are the perfect hosts. Everyday we would see different marine life at the dock, the kayaks were put to good use and the cottage was well furnished and stocked. We will definitely be back with our children! A huge thank you to Charlie and Terry for making our honeymoon so memorable and for sharing your slice of paradise with us!

My fiancé and I cannot say enough about Sue's Promise, as well as Charlie and Terry, the owners. We just got back from our second holiday at Sue's Promise. This year we rented the Bay Villa and it was amazing! It has everything you could possibly need. Charlie has the place stocked with everything to get you going for week (coffee, laundry detergent, dish soap, etc). The whole place is so comfortable and welcoming. We spent the week fishing off the dock, sunbathing, snorkeling and watching the wildlife. There are iguanas that roam the property and sun themselves on the dock. From the dock you can see schools of Parrot fish, barracudas, and a wide variety of rays. When we did want to venture off the property, we were located within 10 mins of so many amazing restaurants and sites.
I could not recommend this place enough! It is its own slice of paradise, yet still centrally located to all that the Keys has to offer.

The villa was lovely, clean and had a well fitted out kitchen with a full size cooker with oven, a washing machine and tumble dryer and a large fridge/freezer which dispensed ice. Washing liquid etc were supplied. The villa had its own patio with chairs and table, and the access to the dock and sea outside were easy so we could swim and snorkel. The owner was helpful and informative giving us useful information about shops and local attractions. We had a really good holiday and a very restful Christmas and New Year at the villa and would not hesitate to recommend it to friends and family.

Went online today to check for availability at Sue' Promise for my 7th stay. I also read the reviews, however I have never posted one, (shame on me). I have stayed in both the Garden unit and the Bay unit. Each Villa has all the conveniences of home. You just need to bring food, clothes and yourself If by chance you arrive at night the Villas includes a "start up" of coffee,tea bags, creamer and sweetner to get you started in the morning. The owner/manager does not invade your privacy, but if he see you outside he will introduce himself and tells you if you need anything "don't hesitate to ask" On one of my stays it was stone crab season, we went out on the dock to watch sunset, the owner brought out a platter of them and a bottle of white wine was provided for all to enjoy. In fact, as one of my son's wedding presents I gave them a long week-end at Sue's Promise. They have been back twice since then.
I'm sorry the family (as noted in their Aug. 30,2014) review had a bad experience. Why didn't they speak up and tell him????? I have never had a experience at Sue's Promise and will continue to stay there and enjoy the most amazing sunsets. The photos don't do it justice. The grounds are well maintained, the orchids are beautiful hanging from
the trees. It is just "Tranquility In Paradise".

Once again we had an amazing time. Every year just gets better. We stayed in the bay unit. The place is very clean and close to many places. Great location. I encourage anyone to stay there. Especially if you have a boat and like to fish the bayside or oceanside. There is plenty of space for you boat. Also great fishing and snorkeling right off the dock. The owner Charles does an amazing jobb keeping the huge property in great shape. Also the kids loved the kayak's that are available to use. You literally don't have to go anywhere. It was too bad we had to leave. We will definitely try to plan our anual family vacation there again.
I almost forgot to mention the best sunsets in the keys. Something you have to see for yourself.

My husband and I had high hopes for This villa. It didn't take long for those hopes to be dashed. The communication from the beginning was lacking. A lot of unanswered questions. I take it that the owner is not a "people person". We moved forward. The day we were to check in we arrived late due to flight delay. Without the help of our GPS we would have been hard pressed to find the place. In fact it took us sometime looking around by foot with flashlights in the dark to locate our actual villa. No help from the owner on that one. When we got in the place was tidy but not clean by any means. There was a very strange moldy smell through out the house. The kitchen is infested with ants. Anything left on the counter was taken over within minutes. We found several cock roaches in the house. Which of course grossed me out. There is water damage on the ceilings and a lot of what appears to be unkept/ unfinished work in the villa. The wifi was "out" for days and the owner seemed very unmotivated to figure the problem out or attempt to fix it. During the middle of our stay someone had rented the villa next to ours (same owner) they threw a very loud and very late party. They were still yelling, cussing and laughing til the sun came up. It seemed like they were right outside the bedroom window. There is a lot of negative things to mention about this place. Some positives are the nice pier/ tiki hut that you can fish from and the bed was pretty comfortable. So if you are just looking for a bed to lay your head down and don't mind the price it's ok... We really expected more on so many levels. I would not recommend this place. To put my opinion in perspective this is the FIRST bad review I have ever written.
