DO NOT ARRIVE EARLY TO THE CONDO without prior arrangements. Our housekeepers work very hard and are on a schedule, so please do not interrupt the process. Penalties will apply.

PAYMENT

We accept payment by credit card or mailed check. Payments must be received per the payment schedule with this agreement. 50% due at time of reservation. Balance due 45 days prior to arrival.

RENTAL AGREEMENT

Upon receiving your first payment, and your consent to the Rental Agreement, a rental confirmation will be emailed to you. Arrival instructions will be sent in the form of the “Guest App.” You will have access to this feature before your scheduled arrival day.



SECURITY/DAMAGE DEPOSIT

Any loss, theft or damage during your stay is the sole responsibility of the person making the reservation. You may not ever be required to pay a deposit in the future as a returning guest in good standing if the following provisions are met.



1. All access keys/fobs have been returned to the unit and are undamaged

2. No linens, towels or household items are broken, unusable or missing.

3. No early check-in or late checkout without prior approval.

4. Condo has not been smoked in.

5. No damages. Accidents happen and often can be forgiven when guests notify us immediately.



The credit card collected upon confirming the reservation will be used in the event any of the above happen and are not reported prior to departure. We try to work with all guests but have no tolerance for guests that do not follow rules.



DAMAGES

If a damage waiver has been purchased through your reservation, the person whose name appears on the credit card is covered up to $500 worth of damages. That person must be present during the dates of stay to receive benefits. To be covered, the damages must be reported PRIOR to departure.



CANCELLATIONS

No refunds are guaranteed without the Cancellation Waiver (applies to reservations 14 nights or less only) or Travel Insurance; both are available for purchase. If Cancellation Waiver is purchased, the following applies:

Reservation cancellation prior to 45-days prior to arrival, full refund minus $199 booking fee.

Reservation cancelation within 45-days prior to arrival

If dates can be rebooked with another reservation: full refund minus $199 booking fee.

If dates can NOT be rebooked with another reservation: 50% refund of amount paid.



HOUSE RULES

--No pets allowed unless owner and HOA have approved (not applicable for all complexes). Guests who bring a pet will be evicted and penalized.

--This is a non-smoking condo. You are permitted to smoke outdoors on the deck. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $150.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be the responsibility of the person who created the reservation.

--Cooking fish inside the condo is not permitted, an electric grill is provided for those needs.

--Check-in time is no earlier than 4 pm CT. There is only a 6 hour window to completely clean, disinfect and set up all condos for the next guests. Please respect this work schedule and do not arrive early, no luggage may be placed in the unit early. If you arrival early without prior written approval, you will be charged for one (1) additional night stay.

--Checkout time is 10 am CT the day you are scheduled to leave. We must be able to enter the condo at 10am. If you do not vacate the premises on time, you will be charged for one (1) additional night stay.



HOUSEKEEPING

--When you arrive, the condo will be clean and beds will be made with fresh linens. Bathroom towels for the maximum number of people the condo accommodates will be provided.

--The kitchen is fully equipped for preparing meals.

--Beach towels will be provided: these are not covered by the damage waiver if they are missing after departure.

--Regular bathroom towels are for use in the condo only.



CHECKOUT PROCEDURES

--Beds may be left unmade and sheets and pillowcases left on.

--Make sure all doors and windows are locked and shut.

--Place all dirty dishes in the dishwasher and start.

--Please make sure you have all your belongings. We are not responsible.

--All garbage should be removed from the unit and placed in the trash drop.

--Proximity key cards/fobs should be left on the kitchen counter, lost keys will be charged at $35 + tax per key.

--Beach chair pass (when applicable) should be left with the proximity keys on the kitchen counter. The fee for a lost Beach Chair pass is $125.

--We will not be liable or responsible for personal items left behind, lost or stolen. Items left behind may be mailed back at the expense of the guest.



ADDITIONAL TERMS

--You must be 23 years of age to reserve and provide proof of age, if requested; exceptions granted for active military. This person MUST be present during the reserved nights.

--A three (3) bedroom condo has a maximum occupancy of eight (8) overnight guests: a four (4) bedroom condo has a maximum of ten (10) overnight guests. Renters who exceed the occupancy limit and/or falsify occupancy information at the time of reservation are subject to eviction and forfeiture of deposit and/or rental fees.

--No trailers may be left overnight on the property.

--House parties and illegal substances are strictly prohibited and grounds for immediate eviction. Local authorities will also be contacted.

--No items should be dropped or thrown from any balcony.

--If a personal check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges.

--Any exceptions to the rules and regulations as written here, must be approved in writing in advance.

--Rates, terms and conditions are subject to change without notice.



Force Majeure: There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.

I HAVE BEEN PROVIDED WITH A COPY OF THE RULES AND REGULATIONS FOR THE PROPERTY RENTED. I HAVE READ THE RULES AND REGULATIONS AND I CERTIFY THAT I AM AT LEAST 23 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE. YOUR UNIT HAS BEEN PROVIDED WITH A PROXIMITY KEY FOR EACH BEDROOM. LOST OR DAMAGED KEYS WILL BE BILLED $35 PER KEY AND $125 FOR BEACH CHAIR PASS.
