This house is located on the most beautiful street in St Augustine Beach. Ocean views, breezes, and carefree living await you in this stunning three story home with 4 bedrooms and 3.5 baths. Situated on the east side of A1A this house just steps away from the decked walkway to the areas most beautiful beaches. Enjoy the beautiful sunsets, walking or running on the soft sand, and long bike rides.

Return to relax at your own private pool that can be heated by request and use the outdoor shower. Beach towels are provided for your use as well as some beach toys for the children. When you enter this house the 1st floor greets you with a private entryway, a large size bedroom suite with a queen bed, sitting area and bathroom with a walk-in shower. This room also has it's own private entrance to the pool area and is protected with a child safety alarm when the door opens. The second floor features a fully stocked gourmet kitchen to meet all of your dining needs, granite counter-tops, a large bar eating area in addition to the kitchen table. There are 2 separate dining areas, 2 separate living room areas, and a half bath as well on this level. A large flat screen TV and Bose wave radio to provide you with additional comforts and entertainment options. And finally on this level is a small balcony overlooking the pool to enjoy your morning coffee. The 3rd level has 3 additional bedrooms all with separate tvs. The master suite has a king bed and large bathroom with a jacuzzi tub and walk-in shower. This bedroom has a small deck where you can relax and see the ocean. Additional rooms include a queen bedroom and a bedroom with 2 twin beds. All rooms are set up for you to feel very comfortable after your long beach days.

Wireless internet access is available throughout the house. The Interior elevator makes all levels easily accessible, or to assist with luggage and groceries. The beach house is conveniently located to all St. Augustine has to offer, walking or biking distance to shops, restaurants, bars and the grocery store, and 10 minutes to the beautiful historic downtown.

This house is on the east or beach side of A1A Beach Blvd on a quiet street lined with palm trees. It is a 1 minute walk to the sand without the need to cross any streets... There is a Publix grocery store about a mile away, a mini golf course is a 3 minute walk away, and various restaurants and bars within walking or a very short driving distance. The St Johns/ St Augustine Beach Municipal pier is about a 1 mile walk down the beach or on the Beach Boulevard. The perfect location for quiet relaxation with nearby activities for all!

RENTAL TERMS & CONDITIONS for Vacation Rentals in St Johns County Florida - Effective October 1, 2015. This is a vacation rental agreement for St. Augustine Beach and St, Johns County, Florida vacation rentals. The rights and obligations of the parties to this agreement are defined by law. Your signature on this agreement, or payment of money or taking possession of the property after receipt of the agreement, is evidence of your acceptance of the agreement, and your intent to use the property for a vacation rental. Sunshine Realty and Appraisal Services, LLC (Sunshine Realty), the management firm, on behalf of the owner of the property, rents the subject St. Augustine area property to the tenant, subject to the provisions of the rental agreement.

**Tax rates are calculated as of the time of this Agreement. Tenant shall be responsible for payment of all applicable taxes according to rates in effect at the time of the occupancy.

TRANSFER OF PREMISES. We reserve the right to substitute comparable accommodations without prior notice or liability. We will make every effort to contact you should this happen. When comparable accommodations are not available, guests will have the option of selecting from available properties at the published rate for such properties or receiving a complete refund.
TENANT AGREES TO PAY A $50.00 PROCESSING FEE FOR ANY CHECK OF TENANT THAT MAY BE RETURNED BY THE FINANCIAL INSTITUTION DUE TO INSUFFICIENT FUNDS OR BECAUSE TENANT DID NOT HAVE AN ACCOUNT AT THE FINANCIAL INSTITUTION.
FINAL BALANCE. Full payment of balance is due 60 days in advance of scheduled check in date , no exceptions. Please contact us at 904-471-9259 at that time to pay your final payment, or you can login under Guest Login on our website to pay balance online.
No House Parties/ Large Groups: If home is booked for these purposes without our knowledge, occupancy will not be allowed and deposit forfeited. Some properties do allow groups, weddings, or reunion with an event fee. If discovered after occupancy, guests will be charged the applicable event fee or asked to vacate the premises immediately with no refund.
DAMAGE CHARGES. Your credit card information will be kept on file during the term of your stay in our rentals for use as a "security/damage deposit" to insure compliance with the terms of the Rental Agreement. If, after inspection, it is determined that the condition of the rental that you inhabited is beyond normal wear and tear, or contents are missing from the unit, Tenant agrees to accept all liability and understands that these costs will be charged to the Tenant's credit card, to include an applicable administrative fee. Amounts may also be charged to cover unnecessary service calls, unreturned keys, or remotes to our rentals. Please report any problems or damage in your unit on the day of check-in. If not reported, we must assume the damages occurred during your occupancy of our rentals. Sunshine Realty's determination of damages will be conclusive.
CHECK-OUT. By 10:00 a.m., all keys, pool passes, parking passes, remotes, etc., are to be returned to our St. Augustine Beach office. If check-out has not occurred by 10:00 a.m., the full daily rate for our rentals may be charged to your credit card on file.
CANCELLATION POLICIES. RESERVATION FEES ARE NON-REFUNDABLE. ALL RESERVATIONS ARE REQUIRED TO HAVE A VALID CREDIT CARD ON . ALL CLEANING AND INCIDENTAL INSURANCE FEES WILL BE REFUNDED.
For Monthly Rentals: Cancellations made 60 days or more prior to scheduled check in date - $50 cancellation fee; Cancellations made less than 60 days prior to scheduled check in date - total rent plus tax as a cancellation fee.

PLEASE REMEMBER YOUR RESERVATION HOLDS THAT UNIT IN YOUR NAME, THEREBY REMOVING IT FROM OUR INVENTORY OF AVAILABLE RENTALS.
TRANSFERS. No unit transfer by request of Tenant will be made once the reservation has been confirmed.
CLEANING. Your rental unit will be thoroughly cleaned before each arrival. If you are not satisfied, please call our office immediately. If you are a late arrival, please notify us by 12pm on the following day. If you have not called by this time, we will assume you have found everything in acceptable condition. All of our rental units have a departure cleaning added to their rental rate which will include a normal cleaning of the unit. We ask only that our rental guests load any dirty dishes into the dishwasher, remove leftover food and garbage from the unit, and place all used linen in laundry area of unit. TENANT DUTIES. Tenant agrees to comply with all obligations imposed on Tenant with respect to maintenance of the Premises, including but not limited to keeping the Premises as clean and safe as the conditions of the Premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the Premises that Tenant uses; and notifying rental office of the need of replacement or repairs to the unit. Tenant agrees not to use the Premises for any activity that violates any criminal law or governmental regulation. Tenant's breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of Tenant's tenancy.
AGENT DUTIES. Sunshine Realty agrees to provide the Premises in a fit and habitable condition. If at the time Tenant is to begin occupancy of the Premises, Agent cannot provide the Premises in a fit and habitable condition or substitute a reasonably comparable property in such condition, Agent shall refund to Tenant all payments made by the Tenant. (Exceptions: hurricane damage/evacuation. Sunshine Realty shall conduct all brokerage activities in regard to this Rental Agreement without respect to the race, color, religion, sex, national origin, handicap or familiar status of any tenant.
MANDATORY EVACUATION. If State or local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order.
EXPEDITED EVICTION. If the tenancy created hereunder is for 30 days or less, expedited eviction procedures will apply. Tenant may be evicted under such procedures if Tenant: (i) holds over in possession after Tenant's tenancy has expired; (ii) commits a material breach of any provision of this Agreement (including any addendum hereto) that according to its terms would result in the termination of Tenant's tenancy; (iii) fails to pay rent as required by this Agreement; or (iv) has obtained possession of the Premises by fraud or misrepresentation.
INDEMNIFICATION AND HOLD HARMLESS; RIGHT OF ENTRY; ASSIGNMENT. Tenant agrees to indemnify and hold harmless Agent and the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant's guests) as a result of any cause, unless caused by the negligent or willful act of Agent or the Owner. Tenant agrees that Agent, the Owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations, or improvements hereto as Agent or Owner may deem appropriate. Tenant shall not assign this Agreement to sublet the Premises in whole or part without written permission of the Agent.
PETS. Sunshine Realty does have many "pet friendly" units. IF A UNIT DOES NOT SPECIFICALLY ALLOW PETS and Tenant is found to have a pet in Tenant's unit at any time during Tenant's stay, Tenant's tenancy shall be terminated and a mandatory additional cleaning charge of $300 will be charged to Tenant's credit card on file, plus an applicable administration fee.
SMOKING FEE. All units are NON SMOKING!!! Smoking is STRICTLY PROHIBITED inside all rentals. Tenant will be charged a $1000 additional cleaning fee to Tenant's credit card on file if evidence of smoking is found.
REPAIRS AND SERVICE CALLS. We cannot guarantee against breakdown of air conditioning or other appliances. Please report any non-operative equipment to our office promptly. We will make every effort to have repairs done quickly and efficiently. Should a repairman make a call to a unit and find that the equipment is in working order and the problem was due to tenant oversight or neglect, all charges for the service will be charged to the Tenant's credit card on file. No rental refunds will be made due to failure of air conditioning, other appliances or items beyond our control.
UNIT TELEPHONE. Most units have telephones for your convenience. You are not allowed to charge long distance calls to the unit phone. You may, however, place or receive long distance calls using your calling card. Any call billed to the unit (including directory assistance) will be charged to your credit card by Sunshine Realty, plus a $10.00 service charge.
LOCK OUTS. If you lock yourself out of your unit after normal business hours and the Agent, or an employee of the Agent, is called to open the door for you, there will be a $50.00 service fee which will be DUE AT THE TIME OF SERVICE.
The GUEST understands that the accommodation is privately owned, including the furnishings, and neither Sunshine Realty, nor the Owner shall be responsible for providing any additional furnishings or equipment not available presently on the Premises. Certain areas, such as locked closets designed with each unit, are reserved for the exclusive use of the Owner and will not be available for the use of the Tenant. All decor and service items in the unit are privately owned and provided. Please respect them as you would your own property. DO NOT REARRANGE FURNISHINGS OR LEAVE ANY FURNISHINGS OUTDOORS (EXCLUDING DECK FURNITURE).
RENTAL DAMAGE PLAN. This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500. Any damages that exceed $1500 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of$1500.00. MINIMUM STAY: Some rental unit have a Minimum Stay requirement per their bylaws. Minimum stay requirements vary and will be quoted at time of reservation.
AGE REQUIREMENTS. We do not rent to anyone under the age of 18 (legal photo ID required upon request). Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money. Violators will be evicted with no refund. Some complexes have different age requirements that we are required to comply with. Please check with your RESERVATION
CAMPERS, TRAILERS, BOATS, MOTOR HOMES OR RECREATIONAL VEHICLES. Please ask our rental agents PRIOR to bringing these items. It MAY be possible to bring these items to certain units. Most condo rentals do not allow for parking of above listed items and tenant will be required to remove at tenant's expense.
SWIMMING POOL: NO LIFE GUARDS ON DUTY. Guests assume all liability for use of pools, spas, and similar fixtures.
LINENS, SUPPLIES, GRILLS. An initial linen supply will be provided. The beds will be made and a change of linens is available in each unit.
Supplies & Appliances (minimum):

Kitchenware, utensils, dishes, and cookware.
Air conditioning and heat.
At least one TV.
Full kitchen including microwave, oven, and refrigerator.
Washer and dryer. eservationist at time of booking if a grill is available.. Charcoal grills are prohibited on decks, porches and balconies of most condos. Awesome rental house

WOW!!! What an excellent rental property. There were 6 adults that shared this home and we had plenty of room. We did not have to haul luggage up to the 3rd floor because there was an elevator. Our mornings were so relaxing having breakfast out by the heated pool. The beach was just over a sand dune. We took turns preparing dinner and had all of the necessary pots and pans to get the job done. The appliances were excellent and very user friendly. There were also some excellent restaurants in close proximity. We loved this property so much that we have booked a return trip in the fall. This time there will be 8 of us.

PERFECT beach house

This home is immaculate! Perfect location just a short walk to the beach (less than a block.) There are several restaurants within walking distance, also. We ate a late lunch at Mango Mango and thoroughly enjoyed ourselves. A couple of our kids grabbed food from the Taco Stand and really enjoyed it.

Our family stayed here while attending a beach wedding, and we were beyond pleased with the house. All the beds were comfortable. The kitchen is equipped with all high-end appliances (although I didn't get a chance to use the stove!) Each floor has a spacious balcony with seating, where the adults enjoyed sitting outside while the kids napped within earshot. Plenty of room to spread out for three couples with young children. Every single amenity is provided for indoor or outdoor use. Pool toys, beach toys, boogie boards, chairs, beach towels for the pool and beach. Plenty of room to park two cars in the garage, also!

Pool area is nice; although I would consider it small for a large group if there are older kids. Our children were seven and younger, so pool size wasn't an issue. The pool was almost completely shaded by trees and house, so if you want to sunbathe you'll need to go to the beach. It was perfect for us, though! Plenty of pool toys and seating.

The Owners were very responsive, answering questions via email within minutes. The property management company was AMAZING! We stopped on our way into town and were greeted by a cheerful smile. We asked if we could park at the house while we went to the beach until check in time and were pleasantly surprised when the home was ready. Totally unexpected; and we were so appreciative.

We completely enjoyed our stay and hope to stay again in this beautiful home!

My family and I stayed in this simple, beautiful home less than a block from the beach. We could not have been happier with the quality and comfort of this property.

The three-story beach house has great access to the beaches since it is less than a block from the sand.

We were there for a week. It is very comfortable and immaculately maintained. All essentials are provided. There are a number of high end features, toys and games for the children, items to take with you to the beach, and after a long day of play, the towels, sheets, and beds are clean and comfortable.

There is a full washing machine and dryer, large new kitchen refrigerator and a spare freezer/frig in the garage. There are plenty of plates, utensils, bowls, and cooking equipment for the family meals.

The home has all of the essentials, computer access, large HDTV, elevator, protected pool area, Internet service, ready to use kitchen for home made meals, and more than enough space for six to eight people.

We watched the sun rise on the beach in the mornings. There is very easy access to grocery stores and shops for necessities and amenities, pleasant restaurants within walking distance, and sandwich / beachcomber restaurants for easy-going meals.

The master bedroom is huge with a large walk-in closet and a beautiful master bathroom with giant jet tub and extra-large shower area. The bedroom opens up to the third floor deck for private Ocean views with comfortable sitting chairs and table.

The downstairs dining area also opens onto an outside covered deck overseeing the swimming pool that has a comfortable outdoor dining table for six.

Many of the beds are brand new. Sheets, towels, & amenities are comfortable and top notch.

The pool is a private oasis and a wonderful temporary alternative to the beach and ocean. We lingered in the pool with the children for hours.

This is a wonderful home. We completely enjoyed every minute of our stay and hope to return many times to this beautiful house & its welcoming accommodations in the years to come.

Picture perfect Fl beach house and vacation spot

This house was a gem. We loved every minute of our stay in this beautiful, bright, spacious and luxurious house. It had everything we needed for a great beach vacation! Very well situated on a flower lined and private block, with an easy and accessible beach entrance just a two-minute walk away. The house was outfitted with everything we needed, inside and outside. The kitchen is gorgeous, stocked with luxe pots and pans for cooking and everything very up to date. We loved eating on the outside patio and having morning coffee on the upstairs deck overlooking the ocean.

Owners recently replaced the mattresses and all of us slept well as the house was quiet and very comfy in the evenings. The saltwater pool was awesome, fresh and clean, and our two year old son basically spent so much time in it he learned to swim! The house has all sorts of beach items and we went back and forth from house to beach to pool easily and frequently. Dad fished, son played in surf, mom sunbathed, grandparents sat under umbrellas: very happy family.

Date night in scenic St. Augustine was just a quick 10 min drive away. Close to shopping, grocery, farmers markets, bay trips and more! We could tell this was a well-cared for property as house and grounds were decorated with thoughtful touches and the owners made sure our stay was easy and convenient. Our son called it his beach home and we can't wait to come back next year!

We have rented many beach properties, and none have compared to the location, amenities and condition of this property. On the east side of the main road in the most desirable area, with a two minute walk to the ocean. The house feels like a home with everything you could need (we cooked and ate in) especially for a large group. The private pool is as well maintained as the house and gave everyone something to do. We had an issue with a TV remote and the owner was there the same day to resolve it. Hoping this will be our yearly location!
