Check-in begins at 4:00 p.m. EST on the date included in the Rental Agreement. Check-out time is 10:00 a.m. EST to ensure the property is properly cleaned prior to the arrival of the next guest. Rate adjustments cannot be made for late check-in or early departure. Late check-outs will incur a $75 fee, charged to the Guest’s credit card on file.
No pets are allowed on property.
No smoking is allowed inside property.
At the time of reservation, a down payment equal to 25% of the base rental fee or $250, whichever is greater, is due. Forms of payment accepted are cash, check, money order and Paypal. Checks and money orders should be made payable to Mercita Ramos. The Guest is required to place a $250 deposit at the time of booking to secure the reservation. Cash, check, money order and Paypay are accepted. Reservations made within 30 days of arrival require payment made in-full at the time of reservation. In addition to the down payment, a damage protection deposit of $250 is required (see Damage Protection Deposit).
A security deposit of $250 is required and is automatically included in the reservation fee at the time of booking. The deposit covers unintentional damages to a rental property’s interior that occur during the Guest’s stay. If during the Guest’s stay a person causes any damage to real or personal property of a unit as a result of inadvertent acts or omissions, the Security Deposit will be used to cover the cost of repair or replacement of such property and any remaining monies will be refunded to the Guest.
Vacation rental properties are subject to Florida’s state and local resort tax totaling 12.0% (7.0% State and 5% Local).
Balance of all fees is due 60 days PRIOR TO arrival and need to be sent to the address noted on the first page. Forms of payment accepted are cash, check, money order, and Paypal. Checks and money orders should be made payable to Mercita Ramos. We do prefer a check or money order for the balance.
Any checks submitted regardless of date will be processed the day of receipt and any bank fees incurred will be the responsibility of the guest. PLEASE NOTE: Due to strict Anna Maria Island noise ordinance laws, fines can exceed $500 per confirmed violation. Please be sure to abide by our strict noise ordinance after 10pm EST.
In the event of the Guest’s no-show or early departure, collected monies will NOT be refunded unless Owner can subsequently rent the property for the entire cancelled period. If Owner successfully rents the property, all monies collected, less a $150 cancellation fee, will be refunded. In the event the Guest cannot fulfill the Rental Agreement, no subletting or assignment by the Guest is allowed without prior written consent from Owner.
Property Owner cannot be held responsible for inclement weather and accordingly, refund of rental monies is not required. Should a hurricane or tropical storm threaten the area the National Hurricane Center and local governing officials will announce evacuation procedures. In the event of a voluntary evacuation (the Guest decides on their own to leave), Property Owner is not required to provide a refund. If a Mandatory Evacuation order is given, refunds will only be given by CSA Travel Protection if the Guest has purchased coverage before the storm was named.
This rental property is cleaned to quality standards, including sanitizing, vacuuming, dusting, and up to three (3) loads of laundry, prior to and after the Guest’s stay. A cleaning fee, based on the property’s size and amenities, is automatically included in the reservation fee at the time of booking. During their stay, the Guest is responsible for the cleanliness of the property. In addition, if the Guest uses an outdoor grill, they are responsible for cleaning it and leaving it in a usable condition for the next guest. Daily housekeeping is not included in the Rental Agreement. Upon the Guest’s departure, if the property is left in a condition that requires excessive cleaning, an additional fee will be charged and deducted from the Guest’s security deposit.
This rental property is furnished with an appropriate amount of linens and towels, and also equipped with beach towels. Prior to check-in, an inventory of linens and towels is completed. Upon check-out, Owner will do the same inventory. In the event of a discrepancy, an additional fee will be charged to the Guest’s security deposit.
On the day of departure, the Guest renting a lockbox-equipped property is required to leave the property’s access key in the lockbox and the daily-usage keys in the property. Failure to do so will incur a $25 Recovery Fee charged to the Guest’s security deposit.
This rental property has a maximum occupancy. Large gatherings are not permitted on the premises. If the occupancy exceeds the property’s limitations, it will result in the Guest’s immediate eviction, and loss of all monies collected, including down payment, and damage protection deposit.
This rental property has a fully equipped kitchen, and is equipped with towels and linens.
This rental property offers wireless high-speed internet service. However, due to various personal computer configurations, Owner can only guarantee that the service is available from the provider. Owner does not have the expertise to configure computers to accommodate the service. Owner will do its best to assist the Guest, but will not be held responsible, or issue a refund, if the Guest is unable to use the service.
This rental property is equipped with a telephone, local calls are free of charge. Free long distance is NOT available. The Property Owner’s telephone plan is listed in the Property Book, which is located in the unit. A calling card is required to make long distance phone calls.
One reserved parking space is assigned to this unit, with plenty of visitor parking available.
The Guest shall abide by all applicable rules, restrictions, and regulations that may now, or hereafter, apply, including, but not limited to, provisions of the Condominium/Homeowners Association’s declarations, bylaws, rules, and regulations. The Guest shall not permit any disturbing noises in the building, nor interfere with the right, comfort, or convenience of other occupants of the condominium building or complex.
ITEMS LEFT ON-SITE:
Property Owner will NOT be held responsible for items left in a rental property. If Property Owner is requested to retrieve and mail items left on-site, the Guest will be responsible for any incurred fees, including shipping charges.
The Guest indemnifies Property Owner from and against any and all liability, loss damage and expense, including reasonable attorney fees and disbursements arising from injury to persons or damage to rental property; occasioned by the failure of the Guest to comply with any provision of law or this agreement; occasioned by any willful act of omission of the Guest or any person residing in or renting Owner’s property; with the exception of such acts or commissions constituting negligence or willful misconduct of Owner, its agents, servants, or contractors when acting as agent for the Property Owners as provided herein. Special risks may be involved when using pools, spas, or pool features and the Guest assumes all responsibility for themselves and their guests and for the consequences of those at risk. The Guest agrees to waive any claim whatsoever and hold harmless Property Owner for accidents and claims resulting from accidents and or injury arising from use of the rental property and any of its equipment, porches, decks, stairs, parking area, elevators, common area, pool, spas, pool features, etc. The Guest agrees to reimburse the Property Owner for any fine or penalty which may be imposed upon the Property Owner by any court or by the Condominium/Homeowners Association, and municipality by reason of any violation upon the premises through the use thereof, or fault of the Guest herein, his agents or servants.
Radon gas is a naturally occurring radioactive gas that, when accumulated in a building in sufficient quantities may present health risks to persons who are exposed to it over time. Levels that exceed Federal and State guidelines have been found in buildings in Florida. Additional information regarding Radon Gas and Radon testing may be obtained from the Manatee County Health Unit.
